Avoid renting or buying any property managed by G&D Property Management! I mailed payment and an application for a required parking sticker on January 6, 2025. Although they confirmed on January 9 that the sticker was mailed, they sent it to the property owner instead of me although in the past, the sticker was mailed to me for my other car.

The property owner is out of town and will not return until January 23, leaving me without a sticker and unable to park legally. I have run out of overnight street parking days, and G&D Property Management has refused to provide a resolution. Their lack of accountability and professionalism is causing unnecessary stress and financial risk.

If you’re looking for responsive property management, this is not the company for you.

Its funny how you can cash MY CHECK with MY NAME on it for the sticker but tell me all communication must be handled with the landlord. I actually called you all and left a message prior to me even starting to email with no response but you say you are prompt in responding. Only after I stated I was filing a complaint did you respond saying you placed me on the do not tow list. When your initial email was sent stating the sticker was mailed you did not indicate that the sticker was mailed to the owner, you only said t was mailed. In the past the sticker was mailed directly to me.

Very hard to get work orders completed and work is always bare minimum. Snow removal doesn't happen until the end of the day when everyone has already shoveled and salted. This company charges a premium and provides very little service. Had difficulty getting a roof on connecting townhouses repaired after a squirrel continued to get into our attics causing damage inside and outside of multiple properties even after roof damage and outside access point found. Company was notified of this multiple times over a lengthy period of time. Hopefully our HOA can find another company. Lets not start on the driveway and street paving repairs...our driveways are already crumbling after only 1 year and being charged extreme fees.

This company is great at making sure you feel you don't matter.
They don't care; they do not want to see anyone or be bothered. They are so removed. You have NO choice, no address, no personal touch at all. Email them/leave a message they will respond when they get around to it. I've been trying to get a vehicle sticker for a month. The only way is to "USPS" a check to them, no tracking, no confirmations, NOTHING. I did this weeks ago, no acknowledgement, response, nothing and no sticker.

They don''t care about how their properties look, they only care about scamming people for all the money they have to do what with,? I DON"T KNOW!!!!! but it's not to take care of anything on the property. I have been asking if they can plant a new tree because they ripped a big beautiful tree out of the ground and i have no idea why, there was nothing wrong with it and now the picture that i attached shows how it looks now for almost 2.5 years, I have asked about cleaning the mold off the siding of my house and not anything yet. I have lived here for over 15years and i can believe how much it has changed. I can't wait to move out of here and never deal with G&D Property Management again!!!!!!!!!

I've lived at g&d properties that owns briarcliffe lakes In Wheaton, Illinois, this place was a scam. Also, they charge you excessive amounts of money for association dues, and they don't even give you anything but mow the lawn and plow drive. But yet the people that they hire to do the lawn, sit around and don't do anything for almost a year and a 1/2 I had go out and rake the leaves in front of my property that should have been already been done. If you get a property manager that is with this company, you should move out right away

Can't handle getting construction projects completed. 3 years from the approval still not completed. Empty promises and no shows to complete the job.
Project that should have taken from 2 months tops incomplete after 3 years.
I never mentioned any issues with the association in this post. "Damage Controll by G&D property management going on here" This is what you'll be in for with this company.

The worse management ever seen.
The system created so complicated like payment they going to send fees for everything. To get Parking permits is headache... No physical contact with management. Charging move in fee 200$ like they going to help move your stuff. Thieves that's all about G&D...
And rules are created against owners...
My car got towed away because license plate sticker expired. Thank YOU management for creating stuped rules and to harm your own tenants. I can't go to work. My kids can go to school. My lic. Plate sticker none of your business. But how u can collect more money? Sharing profit with towing company. That's how u building relationship. Such a shame ...

Spare yourself the suffering and don’t get a HOA at Arboretum Park with this company. They do the barest minimum to fix anything then blame it on other things except themselves. The contractors they hire are pretty sketchy. The assistant property manager is one karen lady that is extremely unhelpful, rude and unprofessional.
