Joey from PMI has always been super personable, helpful and an all around great guy. He went above and beyond for my fiancé and I when we only had one maintenance request in, but after he finished that, he asked if there was anything else he could help with and fixed a broken kitchen drawer and a closet door for us. Even outside when I catch him on the apartment grounds, he always says hi and is friendly. Awesome dude and thankful to have his help around!

Jennifer and Joey are a HUGE improvement! I have lived here for 7 years, and even worked here for 4 of them. Previous management companies (Hilbers Jones & Pacific Capital specifically) were terrible to live under AND work for. After being here through MULTIPLE management companies, managers and maintenance workers, we FINALLY have a company that is prompt on maintenance and communication!
KJax is *actively* improving the complex, Jennifer in the office is very quick on communication and understanding with rent, and Joey is literally the best maintenance guy we’ve had the entire time I’ve lived here. As their old leasing agent, it is a literal breath of fresh air compared to everyone else that I have lived through and even worked with!!
I could not be happier with the team they have in place. Jennifer and Joey are a literal dream come true.

I have lived here for 4 years and after so long of things not getting fixed right or not fixed at all they are finally getting done and getting done right! Thank you Joey you did an awesome job on everything in my apt.

4 years of my tub not being able to drain and my toilet not fixed. I feel so much more comfortable in my apt. Joey worked and worked until everything was fixed right!

Thank you Emma, this is the best management so far! Whenever I need something done, she makes sure it happens! She is always so cordial and gives great service every time I make a trip to the office. Super quick and efficient!

She does not run around the bush and is straight forward as well. She is also active in going around the apartment complex with maintenance and checking in on things when needed.

The safest apartments around. The property manager was exceptional. Whenever we had issues, she would directly come to us and make sure things were taken care of. These apartments are the best ones in Yuba City in my opinion. They’re down the street from the police department, Sheriff department and CHP. There’s also shopping close by and a 7/11 on the corner. If we were to move back into an apartment in Yuba City, this would be my go-to place.

I’ve lived here for almost 2 years, no pest and close to shopping centers and restaurants.the managers Emma and before Emma was very mean .even I can remember how they were speaking to us like a rude. They charged me for unclogging the toilet .
The pool was closed for maintenance purposes But, I don’t believe it because they made excuses to save money.
I was happy with new managers and maintenance guy and I am grateful of new manager Jennifer.

This apartment complex has been under new management since early 2020. Since then, maintenance is very responsive, all maintenance was done within a day. Management is very generous; they put together over 100 bags of groceries for the tenants as a way to help people affected by the covid. The management carefully screens tenants so things are generally quiet and clean. Prices are very reasonable for these nicely maintained spacious apartments.
The YC police and CHP are right around the corner so security is good.
So well maintained, secure, reasonably priced apartments within walking distance of many stores but off the beaten path? What more could you want?

If you have the option to live anywhere else,I highly recommend it. This apartment complex is incredibly lackluster and downright depressing. 980-1000$ plus utilities for a 500 sq ft studio apartment is ridiculous. They have a few floor plans but if you pick the small one bedroom one bath, you will receive a studio apartment with a flimsy door separating the two “living spaces”, no dishwasher, no washer, no dryer, and non-existent window panes and insulation (OUR BILLS WERE 800$ DURING THE SUMMER DUE TO LEAKS) Everything was old, crumbling, and breaking. Not to mention the fiasco of trying to move in. When we signed the lease we were promised a refurbished apartment with brand new carpet. When we arrived on move in day we were shown a basic apartment with dirty carpet and a HUGE unfixable stain. They said they’d throw in an area rug for free if we took it. We refused and they said our only option was this other apartment that was not newly refurbished. Since it was our only option we took it. We were definitely not expecting to get an apartment with no working outlets, a broken tacky call box that had cobwebs on it, and linoleum straight out of an 80’s kitchen. On top of that, the layout of the space was absolutely nonsensical. A studio apartment can be nice and efficient when designed with the maximum space in mind. Ours however, was almost all patio. But the patio was not even enjoyable because it was so deep that it got ZERO sun, and we had a lovely view of the parking lot! You can’t even fit a couch bigger than a love seat in the front room because the walls have wacky angles. The bedroom is not made for any bed bigger than a full. We had a queen and I am not exaggerating when I say we had to press up against the wall to get to the closet they call a bathroom. The only thing separating the bedroom and the “bathroom” is a flimsy, creaky pilot door that barely latches. For 980-1000$ a month, you can find a much nicer, much bigger place. On top of all this, you don’t even get washers and dryers. Some units have hookups, but the laundry facilities are atrocious. Only two of each, and usually only one works. And they take quarters. Yuck. Overall the neighborhood is okay. Lots of military and family so it’s usually very quiet and the proximity to everything in town is nice. The management was always friendly, however they seem to have multiple people working there that NEVER communicate. There were multiple times where no one knew what was going on or there wasn’t anyone that could answer a simple question. Also, the dumpsters are a strange place. There are people dumpster diving constantly and they will literally take bags of your trash and put it in their car and drive away. It makes it difficult to actually throw your trash away because there is always someone in there (I have accidentally hit someone with a bag, it actually happens), and it made me uneasy when we would throw away important papers that we were unable to shred. The dumpsters also seemed to be a dumping grounds for people who weren’t even residents to come and rid themselves of all their old, decrepit belongings. Which is obviously frustrating because you’re paying to use the dumpster and then it’s gross and overflowing to the point you can’t even throw anything away.
Overall, if you have no other options it’s a quiet, relatively safe place to lay your head at night, but we’ve been ready to leave since day one. I suggest taking your business elsewhere.
