I live at maple leaf for 5 years, when we first moved in at first week it flooded through water in my kids bedroom then they need a better Maintenance coordinating work orders because they never get done in time so because of the flood on the first floor, I asked to be moved to the third floor we got to the third floor, then found out the people before us had bed bugs I never told anybody so I had to deal with that and then the office tried to tell me that it wasn’t that it was just mosquito. It took me finding one to bring it into the office. actually do something then a lady moved in underneath me and was complaining about my kids being loud during the day but then she told me she got complaints about her grandkids being too loud and still complained about my kids. I understand that you’re in an apartment and you have to respect everybody around you and I did and my kids once about at 9 o’clock, but I can still hear her grandkids through the floor running around at 3 AM then when it was time to renew our lease this year, they never called us told us anything until I kept calling and asking, and then finally somebody spoke up and I’m thankful for that person who spoke up she told me I’m not gonna bullshit you around. I’m gonna tell you they’re not gonna renew so after finding that out, I found a place. Then I get told oh you found a place fast and I’m like yah I have kids they just suck about doing work orders and if you have kids this place is not recommended

Do NOT move here! I have been here many years and when I say moving is my top priority, that’s an understatement. The leasing office does not care about anything but collecting rent. Miss a payment, they don’t give you a chance to turn it in but when you have a complaint, it goes unanswered. When it comes to your complaints or any maintenance requests, you can forget about it. Maintenance request take months and months to complete, NOISE complaints aren’t taken seriously, dog FECES being left IN the buildings AND outside isn’t taken seriously, neighbors that THREATEN you or the safety of others isn’t taken seriously. They will not return your phone calls or respond to your emails. Just a ghetto place to live through and through and I lost all respect for them. The rent isn’t worth the living and there aren’t any washer and dryers in unit. The washers next door (that all the buildings can use) are always filthy and half don’t even work. Four washers and four dryers and only two will be working. The dryers don’t even dry. Just go to the laundromat. I’ve had negative experiences since living here and once I finish med school, I’m out. I literally hate coming home. They need to close the doors to this place and go under new management and a new name. DO NOT MOVE HERE!

I use to live in Twyckingham Apartments and I had no complaints. We were able to go to the pool. Children were able to go to the playground. Now, no pool and no playground. I have a clienta out here and the children are running through the buildings and knocking on doors. They have nothing to do out here I hope it changes soon because it is irritating for tenants to have to keep going to the doors because the children have nothing else to do.

I live at one of the properties in Mishawaka. I have been here 1 year. For the first 8 months, it was maintenance problems. I tried to be understanding, seeing as though there was only 1, sometimes 2 guys on their crew. NOW.....I feel it is the most ridiculous thing that we pay to park, and have to have a sticker to park. Yet, most of the time, there are no parking spaces! Somebody please help me understand! If I am paying to park, when I come home from work (at night, and 62 years old!) I don't have a parking spot because someone with NO STICKER is taking up spaces, and not getting towed!! And please don't say you're sorry. This, I already know. Don't apologize for something you care nothing about. Not to mention, the washers and dryers are never working! I don't like to ask the staff about it anymore because they lie. Always excuses! When I moved here, they said they were going to get a towing service to monitor the parking lot. Lies! ALL LIES!! Don't trust!

Terrible company. I was a vendor for them and they paid late and refused to pay late fees, but I've been in their office and heard them telling residents they don't waive late fees. Multi million dollar company pays their bills late and wont pay late fees, but they will kick residents out for being late and not being able to afford late fees.

Equity property management's Pin Oak manor apartments is an absolute DUMP. Ive called HR about a sink clog issue and Pin oaks maintenance crew never showed for the appointments. Move at the end of the month and have had a clogged sink for the past 6 months. Jami the front desk Manager is extremely Rude and spiteful as well as very unprofessional.

I’ve lived in one of their properties for two years and corporate has been anything but helpful. The corporate receptionist is very argumentative and relays the message back to where you live instead of addressing behavioral issues with administration. Do not bother living at one of their apartments unless you want to live somewhere that is run down when you move in and needs constant upkeep that sometimes takes two months to resolve. The employee turnover at their properties is unbelievably high, and no one here cares that you’re an actual person. Maintenance complained to me about how they were treated, gave them the corporate number to contact. I had to submit a due diligence notice before they even filed the issues in my apartment. Apartments are NOT looked through before you move in.
