Review of Edgewood Properties / Brookside Somerville, NJ

I had a frustrating experience regarding my security deposit with Edgewood Properties / Brookside Somerville, NJ. Despite following all move-out procedures, thoroughly cleaning the apartment, and documenting its condition with photos and videos, my deposit was not returned on time as required by New Jersey law (N.J.S.A. 46:8-19 to 26).

Looking back, I should have known there would be issues when the staff attempted to demand an additional security deposit after I had already received my offer letter. This happened while I was sitting in the office with my minor child to pick up the keys—they even suggested I borrow money in front of my child to meet their demand.

When I inquired about the delay in returning my security deposit, I received conflicting information from management. I have email evidence showing clear discrepancies between what I was told and what actually happened. Additionally, I was denied the opportunity for a final walkthrough, preventing me from addressing any alleged concerns before turning in my keys.

New Jersey law requires landlords to return a security deposit within 30 days, along with an itemized list of any deductions. I never received my deposit or a proper breakdown within this timeframe. As a result, I had to file a lawsuit. This delay also caused financial strain, making it difficult to secure new housing and forcing me and my minor child to extend our stay in a hotel.

To this day, despite taking legal action, I still have not received my security deposit. It was due back to me on 1/30/2025.

I am sharing my experience so future tenants are aware of the challenges I faced. If you are considering renting from this property, I strongly recommend:

✔️ Taking photos/videos before moving out.
✔️ Ensuring all communications are in writing.
✔️ Reaching out to Free NJ Legal Services if issues arise.

Since my review was removed, let me re add it. This company deserves -5 stars and more. They don't want the public to know what they put me through, so they keep removing my reviews. the Consumer Review Fairness Act is a real thing, and they keep inaccurately removing my review because they don't want the truth to be known. This company is TERRIBLE. This is the Moma at Morris plains. I was in apartment 102 until I cut my lease early and left only after 4 months of having constant issues within my “brand new” apartment. This is the condition they left my apartment in from November until January when I moved out due to work they had to do behind the walls. They expected me to pay rent every month on the 1st when my apartment looked like this for MONTHS. I’m SO thankful they will never get another penny of my money. The maintenance manager forgot to turn my breaker back on during the time of all the work and I lost all my food and they never replaced anything even though it was damage to my property. They’re a joke. They are all liars and are very very SHADY people. This company is disgusting. This is also supposedly a non smoking building accept look at the condition the playground was in. It’s so sad that my son and the other kids in this building couldn’t even enjoy the playground because of dog crap and cigarettes all over the playground to which I’ve complained to every person who works at this property and they never cared. Also be aware, they illegally withheld my security deposit until my lawyer helped me get it back. They also didn’t care that people are smoking weed in the building and throwing the blunts outside for kids to pick up. So happy I got my son and I out of this toxic place. I’m posting pictures of the playground and how my apartment looked. Be cautious. Save yourself the frustration and please rent with a reputable company and one that will actually listen to your concerns. Not this place.

Whenever I encountered any maintenance issues, Eddie was always there to assist me. He is a great guy and always resolved the issues promptly. I have been a resident at Edgewood Properties for a little over 10 years. I recently had a bad leak from the upstairs apartment . The staff responded immediately and with compassion. Eddie and Adam, the maintenance team, got right to work, they are knowledgeable and took the best care with restoring the damage. Thank you Desiree, Angela, Adam and Eddie.

BEWARE BEWARE BEWARE!!!! If a Negative 5 stars was an option I would of picked it. This company is a Big Scam. Let's start from beginning. Went to the place in Morris Plains (M&M apartments). Then I was approved. They rushed me to move in 10 days later on Sept 1st. Went on the web site and it said security deposit was $300. I paid, just for them to tell me that the website was not updated and I had to pay the full deposit 2,635.50. I was in disbelief but I paid because I already told my landlord I was moving and already began to pack. Now it's the end of August and they send me a lease saying August 30th. I declined and told them to put the correct date on lease. They did and I signed. Now it is time for them to give me the keys. September 1st. They refused saying I needed to turn on electric before I get the keys. I agreed but told them my rent must be prorated do to the electric company not coming til after the holidays to turn on power in my name. They were in shocked that I knew about pro-rated rent then quickly gave me the keys on Sept 1st. During the first month, maintenance entered my home without notifying me and left my door unlocked. 3rd month maintenance entered my home again without notifying me. When I called the office pissed they stated I had a package that they thought was important! How do you know what's in my boxes and I have been receiving boxes every other day since I moved in, that I would pickup from packaging room. Should of called the cops then. 6 months in I stopped using they Scam online payment portal because they were charging $35 to pay your owe rent. I began to mail out payments thru the post office using money orders. Now all of a sudden I'm incurring late fees when the envelope from the USPS clearly states the 1st or 2nd. They told me they did not open the mail til the 7th or 8th so I have to pay the late fees. I bet you I didn't. I know housing laws. Now today don't live there anymore moved out and handed them the keys a week before my lease ended. Asked for my security deposit back within State guide line limits (30 days). I went and checked the rental page and it stated that I owed them 1200 for cleaning up the apartment ($1,000 said to be for painting and spackling). Not for wear and tear. Not when I got pictures and videos of the apartment the day I left. Asked them for a copy of that old lease, they refused. Then locked me out of the rental page site. Still today Oct. 7th I have not received a penny back. They have lost their mind. New Jersey tenant laws state that once you as a tenant WIN YOUR CASE THEY WILL HAVE TO PAY DOUBLE WHAT THEY OWE NOT EXCEEDING $5000. With that being said I'll see you in court!! I have not lost a case yet. And if any of you encounter this same issue as me YOU WONT LOSE EITHER!!
Ps, my rent was paid up to date for the whole year a stayed there. THIS IS THE THANKS THEY GIVE.

I took some time before writing this review. I worked at Edgewood (The Edge at Raritan Heights) for three weeks, and initially, I was proud to be chosen to work for a company I thought aligned with my values. Unfortunately, I was very wrong. In my brief time there, I came to realize that Edgewood fosters a cult-like environment, dictating everything from your clothing and hairstyle to your nails, creating an almost robotic standard. Heaven forbid you have a bad day or make an honest mistake—there is no support, and employees aren’t protected. Meanwhile, the so-called "Stepford wives" seem to get away with everything. The gossip is rampant, with people talking about residents and each other like they’re stuck in high school. The drama rivals that of a soap opera. I regret ignoring the advice I was given about working here. I’ve never been fired from a job before, and my integrity has never been questioned. Think carefully before joining this company and do your research—there are far better places to work than this one!

Edgewood Properties (Sycamore Landing) imposed a 33% rent increase in their 2023 lease offer. As such, we decided to give them our notice to vacate by their due date. A month after providing them this letter, we found out several other neighbors and friends of ours were offered 10% lease increases only. Edgewood (Ashley M.) lied about some “limited time offer” which she claimed ended in mid April, but we have proof other residents benefited from this offer up until May and June. They charged us ridiculous move out costs which they refuse to give back unless we sign an agreement to not hold anything against them regarding the rent bias described above. Further, they then agreed to only give us back the charges if I remove my true reviews about this experience. I’ve declined these offers. Edgewood charged us for an entire carpet replacement over literally nothing but the slightest stain, normal ware and tear. They will force any resident to pay for a paint job if they don’t stay in the apartment for at least 3 years. If they stay beyond 3 years, they take it upon themselves to do the paint job. Edgewood is irresponsible inconsiderate add I hope every current tenant and all those looking to rent here will benefit from my reviews and protect themselves from the liars and thieves they proved to be. Supporting pictures and documents will be provided on this review in the short term.
