Probably not the best place to live here. In the first month you experience problems with other tenants who don’t follow the rules. They block the entrances in the early mornings and late nights making it harder to get into the gates by the front office. People get picked up in front of the office and make you wait to leave when the light has turned green.

Everyone is weird here especially the Latin community who seems to do whatever they want. People don’t smoke in their apartments when they shouldn’t be smoking outside. No ADA ramps to the apartments especially. People’s kids playing with the elevator running back and forth across the hall.

People don’t work here, they depend off the government so most of the time they always take up the same parking spots and never move their cars. Neighbors have a system that they have to take always the front parking so it makes it harder to get stuff to your apartment be aware.

People are always working on their cars or washing them when they shouldn’t be that causes blockages from entering the gate safely. It even says on the policy to live here. They always do it after hours when the leasing office is closed. People speed through the community and give you a fowl look. Never see the security guard going around the community and only just stands at the front entrance of the leasing office.

It’s not like they care here but charge enough rent. Free breakfast sometimes once a month lol. If you plan to charge your vehicle here they take the spots even if they don’t charge a vehicle. This is an overview of within 5 months or so being here. Just for those looking so they have an idea what to expect.

Randy has been extremely helpful, is a hard worker, and makes families feel safer. Management is responsive and supportive of our needs as much as possible. The app makes communication seamless.

I've been living in this complex for 8 years now. This is the first ever review I make online so it goes to say how much I appreciate the staffs hard work. I wanted to take my time to recognize and appreciate Oswaldo Rodriguez who has really stood out to me from the rest. He's a really kind man with a heart willing and ready to serve. From the maintance team he's lasted the most which shows his loyalty to the team.

I have had a really horrible experience living here. It is unsafe.

In my 1.5 years living here, the hot water/water is turned off 1-2 times a week with less than 1 hour of notice, if at all, for 12+ hours straight, resulting in me having to go to local gyms to shower for the night. They do the landlord special on the apartments, painting over the sink, bathtub, peephole, etc. and there’s roaches everywhere in the hallways and apartments. Additionally, there are violent individuals living here, as police has had to be called, people yell profanities at you and threaten you, throw things at your apartment. Tenants smoke within the premises all over, and 4-5 families living in each household, and every family takes up multiple parking slots with little to no monitoring. There is no monitoring of parking, despite claiming to do so, as people park all night long in front of parking gates, and in “no parking” slots. There are also several (maybe 6-8) EV parking-only slots when I have yet to see 1 EV car in this apartment complex. Additionally, in the first month of living here, the previous tenant had outstanding payments for their WiFi, and instead of resolving before we moved in, they made us speak with the internet service and fix this issue, resulting in no wifi for over 2-3 weeks. Their management is incredibly incapable.

There is also absolutely no vetting process for any of their tenants, with several individuals with ankle monitors here and loud parties.

I will say the only amazing thing is James Hull, maintenance, who is kind and prompt. Hepwver, for complex things like pest control and plumbing, they use the cheapest possible vendors for little to no fix and utilize those as “proof” that they are addressing issues like broken water heaters, despite it breaking for 1.5 years+. It is a very old apartment complex so be aware, things will break again and again. The consistent living spaces are also maximized, like the bathroom is small but the sleeping areas are big.

I would stay far far away!!!! Low quality experience here and dangerous to live here.

Update- Don't even think of staying here if you have 2 cars. It's impossible to get parking. Every day I spend at least 30-60 min to get parking. Parking is full by 5 pm. It is so frustrating.
Stay away from this place if you have EV charging vehicle. I have been staying at this place for more than a year now. We are charging our vehicle at the apartment charging stations. The charging price has increased triple in 2 months. The charging price was 0.16 kWh till May 2024. In June the average price increased to 0.41 kWh, in July 2024 it is 0.50 kWh. I called Blink charging company and they said it was the community manager who increased the price.. So, I emailed the community manager, and after one week, the manager replied that its Blink's responsibility. Now again I called Blink and they said to call Avalon Bay communities as their responsibility. This is crazy. I am circling back to the people. No one is taking responsibility and doesn't know why the price has increased triple.
Update - Received response from the Avalon community Rep. The price increased because the asset management team has determined that level 2 charging should be priced at $0.50/kWh to provide a reasonable return on the investment in the EV charging stations and electrical infrastructure and reimburse the management company for the costs of electricity. So, now we are paying for their investment and paying double for the electricity.
