*RENTERS BEWARE*
Dwell Management Group rented my 18 year old daughter and here friend an apartment that was unsafe to live in. There were no working smoke alarms and an unsecure closet type door (picture attached) was used for the back entrance to the apartment. There was no working oven, the air conditioner was not secure, and the mailbox was lying next to the post when they moved in. The place was an absolute dump when she moved in. Check out the window picture. Any initial maintenance requests were not addressed and when followed up upon they were told Dwell had switched systems and all the documented request were gone. I don't know if this how all Dwell branches operate but the Rochester one was not pleasant to work with and seem like predators, in my opinion. The way I see it, Dwell is about squeezing every cent out of their tenants, cutting corners, and ingnoring concerning issues. I feel like they took advantage of two young girls and put them at risk. I forgot to mention the cops came looking for the previous renter. I am glad they are out of there and have decided to make it a point of sharing my experience in hopes that others will not rent from this ishy ishy company.

I have lived here in my apartment and been renting from Dwell for the last three years. I have found that the property manager Heidi has been awesome and has been understanding and has made my experience here a 5+ star. Dwell does take care of any issues, maintenance or otherwise in a timely manner. I have found the maintenance crew has been awesome and very respectful and what they do and how they do it and treating me as a tenant. They all worked really hard to make their business a safe environment for me to live in and I’m proud to call this home. This has been a great place to rent and call home.

I have rented with a couple other property management companies and this is only time I not only did not receive my security deposit back, but was charged almost $1100, in cleaning and damages. It was nearly $2000 in total. They charged me like I did had not cleaned it at all, or left it in a complete mess. I see from at least 1 other review that Dwell has done to them as well.
From my experience since they bought my apartment from the previous company, they give you petty charges for anything they can get away with. They also increased the rent significantly after the 1 year they owned it.
They also did not honor the month to month lease under the previous management and forced me to complete the new lease after I let them know I was moving, or pay $2800 to break the lease.
Here are some of the ridiculous charges I was recently presented with after moving out.
$40 to replace smoke detectors and CO detectors that were all working fine.
$50 to clean the refrigerator I had cleaned inside and out.
$125 to replace a slightly leaking sink that I didn't cause,
$75 for nail holes I did not create
$200 for cleaning a ceiling that was not dirty or discolored
$330 for cleaning light switches, doors, window blinds, outlets
$225 for replacing window blinds that were in poor condition when I moved in under the previous management company. I had also let them know that they needed to be replaced with the last maintenance requests before leaving.
By far the worst property management company I have had to deal with. They clearly do not care about tenants, and do anything they can to squeeze as much money out of you as possible.

Dewll has been very easy to work with. They answered all my questions when looking To move. They allowed me to look at the property multiple times when it worked for me. Recently I decided to adopt a pet and they made the process very easy and quick! I have never felt like I was a bother. I would recommend renting from them.

Do not rent from this company! I have lived in several different apartments over the years, and this is the first time I did not get my security deposit back. On top of it Dwell is asking that I pay an extra $1100 for “damages” including an entire new door without stating any reason.
I patched and sanded nail holes, and cleaned to the best of my ability. I even had a friend help me that worked for merry maids, which is a cleaning company who gets hired by other rental properties to clean.
I never would have signed a lease with these crooks had I known they were going to steal my money when I moved out.

Run FAR away from this management company. They do not answer their phone. They do not respond to multiple voicemails. Instead, they email their tenants asking us to leave "positive Google reviews" for a chance to win a $100 Amazon giftcard. Try actually communicating with your tenants, and maybe you'll naturally EARN more positive reviews. These people are clearly out to take advantage of people, putting ridiculous clauses in their leases to charge people as much as possible upon move out. They have no respect for your time. DO NOT RENT OR DO BUSINESS WITH THESE PEOPLE. Dear Dwell Management: RETURN YOUR PHONE CALLS.
