My experience with this man has been intriguing. While I have come to understand that renting is challenging for both the homeowner and renter. Working with Duane has taught me that communication and respect are still qualities that are alive and active in todays world. My time of building a relationship has been met with the same care and respect I hoped I would meet while raising my family. We have been able to openly and honestly communicate and respectfully meet each others needs. I am grateful for my engagements and the care Duane has offered me and my family while renting from him. 3 year renter.

DO NOT RENT FROM THIS “LANDLORD”. Duane Lyon acted in bad faith, wrongfully requesting to move for a family member to come back from Texas and move in. I WAS A TENANT, including my special needs son, Duane has been fully aware for 7 years, & we have a COPY OF THE LEASE, WITH our names included Duane. Sorry you don’t keep track but we do. We were asked on 9/14, he gave us 45 days notice, not 60. Once we notified he was incorrect, he then sent a second notice (the one he references below he “filed”. We have both notices and the communication documentation for the error. This notice was sent 3 weeks after multiple uninhabitable maintenance requests. The notice was incorrect as it did not list the correct move out time, the clause stating us as current tenants have a right to request proof of relationship along with other clauses. We moved on 11/1/24. The house had to be completely redone, I have pictures as well showing the severe conditions. He refused to come out to the property (was always busy, out of the country, & would send us pictures of him climbing when we asked for maintenance requests) mind you, FOR YEARS The walkthrough he acknowledged all of the damages and was going to repaired to the full extent after we moved. When confronted recently on 12/25/24, he responds with “that place was trashed, needed EVERYTHING, and I didn’t know the property needed THAT much work”. On 12/18/24, Duane Lyons listed the property for $2495, we were paying $1810 as of 10/31/24. I messaged him that this wrong and done in bad faith, he responds “took too long, couldn’t wait”. That was his response to being called out legally. Legally, the landlord is supposed to offer us the property back at our rate we were paying, or face multiple fines including the Rental Housing Authority. He then blocked us after 7 years of living there. We will be filing & taking to court as this was so bad on a property manager. He allowed other tenants on the parcel property to attack my service animals, any complaints he would ignore and not do anything about. The other tenant there (moved out due to Duane’s severe lack in maintenance) is a 1 bedroom shack, which has severe mold and water damage in the back of his home. He also tried to discuss with Duane and it was never tended to. Completely uninhabitable. He allowed an entire police raid on our property resulting in damage to our RV, when he refused to evict drug addicts who were cooking meth in the garage, and buried drugs ALL over the property. There is so much more this is sad, illegal, wrong and done in COMPLETE BAD FAITH. Do not rent from this property owner, he has had several complaints already and does not tend to the property whatsoever. He made a few adjustments and upped the rent $5-600 in one month. We also had a water bill that we challenged due to an increase. When we asked for statements, he refused and lagged on getting them for us. After months of it, we called PCWA ourselves, but they couldn’t release to us as we were not the property owner. Once we called Duane out on stealing $ from us, he sent us a check in the mail for $900+ dollars (also have proof). LASTLY, AS A LANDLORD, COMPLETELY UNPROFESSIONAL, YOU TAKE ON THE CHALLENGE OF HAVING TENANTS CALL YOU OUT ON, SO WHEN SOMEONE DOES, ACKNOWLEDGE & OWN UP TO IT. You don’t give someone a notice to move for a family member, not have them move in, not offer it back to us, re list on the market illegally, then say “I don’t have to give you a reason to move out”. YES YOU DO! YOU ALREADY DID! Including the just cause act!!

YOU DONT RESPOND TO YOUR PRIOR TENANTS ON CHRISTMAS DAY & SAY “go enjoy time with your family, if you still have one!”. EXTREMELY RUDE & COMPLETELY UNPROFESSIONAL. This is truly sad & I hope people read to the extent of what this “human” is capable of. He tends to the properties he wants to, but there ARE situations, multiple, & several families he does this to. It can happen to any of you.
