Awful management. They often take over a week to respond to issues, even longer to get things fixed. For example, we have only been in the house 4 months (Summer months) and have had no AC or only one unit functioning for over a month of that time. Poor communication when they do respond and no follow up on repairs. I would go out of my way to never rent from them again or consider them to manage any rental property.

I’ve been renting from 18-35 years old and this is by far the worst, most unethical property management company I’ve ever rented from. My heater was out for over two months during winter and they ignored all emails. There is no office number to call and when I finally emailed them telling them I’d be taking additional action if my emails and calls continued to be ignored I was responded to with ā€œwe don’t just have someone sitting around answering phones all dayā€. It’s called a receptionist. Smh. Our toilets overflowed several times while living there, once while we weren’t home. I was charged over $800. I had let them know of the issue several times before this. They blamed it on us. I had a third party plumber inspect the toilets who confirmed the toilets were too small, and would continue backing up if not replaced. I submitted his findings to their office and it was totally ignored by CYA. The fence was absolutely destroyed when we moved in from a previous tenants dog which took them over 4 months to fix. I had dogs so it was a security and safety risk that they didn’t care to address. There were not working smoke detectors in the home when we moved in. Upon vacating, they charged me over $4000, 90% or which erroneous charges. I could go on and on. They do not care about the tenant. They certainly don’t care about keeping tenants and they deserve the reputation that they have. Truly awful.

Avoid this agency at all cost, they’re unprofessional, sketchy and greedy.

First of all, the property I’ve rented is nice, no problems, my main complaint is directed to the property manager, Carla Morgan and her team.

Throughout my 20 months of stay, they’ve arranged multiple visits to request to come into my property, including an ā€œannual walk throughā€, which is a pain to having to take time off work to accommodate them. When trying to reach out to them, they’re very late at responding, especially if you need things from them.

Later last year I’ve been tasked to deploy and needed to break my lease. At first I reached out, and got a response couple days later. Carla told me I cannot break my lease using SCRA because my lease is not covering military clause. If she’d know what SCRA is and actually read the leases, she’d know my lease clearly states SCRA complied. So I pointed out that part and sent her a copy of SCRA. 2 weeks gone by no response so I had to reach out to basically everyone in her office to finally get a response. They started to refer me to different people until one of them said yes to lease termination but demanded me to pay for the rent until my lease’s official end date. So I explained the team again about what SCRA covers.

After I moved out, I immediately notified them my new address via email and text, and weeks later I got billed, they claim they’ve never got my new address, docked my $2200 deposit and billed me for an additional $1200, for the ā€œdamageā€ and ā€œwater billsā€, they billed me $300 for cleaning, and charged paint & nail holes (which are typically covered by wear and tear in most property management companies). They also tried to charge me the rent of the days they work on the unit. After receiving the bill I emailed them about it and informed them that I’m not responsible for those charges, and the fee for whatever ā€œdamageā€ occurred are covered by my deposit. I also told them that they’ve never done a move out inspection with me, so I demanded my deposit back. A few more weeks went by, not only I did not receive my deposit, they modified the bill to charge me $400 extra, and attached the receipt for a refrigerator door repair, and the repair date was 2 months after I moved out. At that point, the new tenants have lived in that unit for more than one months.

I wrote them another email to stand my ground, and I’m seeing a lawyer regarding this case. This is the worst property management I’ve never dealt with, and I hope this cancer of business will go away with the cancerous management.

Carla was responsive to our applications in a timely matter. Ashley finished up the approval process with great communication. After the whole process was over Carla communicated with us when vendors would be done with getting property ready for my family to move in. She even gave us a heads up that a washer and dryer set was going to be left at the property by the owners and asked if we had our own, We did not so now we do not have to buy a set which saved us some $$$. I would recommend this service for anyone looking to rent a property.

Do not rent from this agency. I have lived in my current address for not quite a year so my lease isn't up. Yesterday (5/3/2016) without notice, I received a Judgement Letter in the mail (even though my rent is current) that I"m being sued for 475.00 due to a vandalism that occurred in their office. I provided proof of that I'd submitted my rent on time, and made arrangements to pay the uncashed money order as soon as I had the extra cash to pay. This agency withdrew over 500.00 (one month late fees) from my daughter's account UNAUTHORIZED which put us behind and hindered us from paying what was left owing. Now today, 5/4/2016 I wake up to an eviction notice to VACATE IN 6 DAYS due to this unpaid amount that we have not been able to pay because of the withdrawal that they put through on my daughter's account. Not just this, but the owner has been very slack in correcting problems with the home. It took 4 months to fix the oven that was faulty and the garbage disposal that went out causing a stench that we had to live with for over a month, up to two months. I'd made several calls to them and only received one call back. We had to live with this for a couple of months. Maintenance is not good, the property management does not return calls, and they process payments they are not authorized to process. I am currently taking advice from my attorney due to their oppression.

Carla Morgan clearly told me that she can not wait until COVID is over so she can evict me. She called me very rude and disrespectful telling me all my landlords medical conditions and how I needed to pay rent. Well things got rough and she aggressively attacked me with evictions, now mind you I haven’t had air in the house for over a week in the 100 degree weather and two I haven’t had a back fence for two years and have been having to plea with the neighbors for their and my own privacy. This company is the most unprofessional and disrespectful company that I have ever experienced. Her bullying and racism is beyond disrespectful. When I told her about the safety of my children and having a gate so people do t keep braking in my house, she asked how is a fence going to stop that. You evil witch. That threat you gave me was recorded. Remember your words, after COVID you was going to evict me. OK.

Downright criminal property management company! Us any several other tenants we know had the same issue where they charged us illegally for items that should not be included in the deposit. We are currently exploring options in order to recover these funds, but I would recommend avoiding any of these companies properties to avoid the headache.

Update; we were able to get deposit by talking to landlord directly. Our thoughts towards the company haven’t changed. If you end up renting their properties we recommend a thorough move in/out checklist, video and pictures of your move out condition, and documenting your move out inspection
