Word of advice:
Ensure you thoroughly inspect the rental with Christy or one of her staff members before you move in. Create a list of issues and have them sign off on it. Also, take pictures/videos for your protection. If you don’t, you will not get your full deposit back. She will create an itemized list of bogus damages (including normal wear and tear). Here are some things you should do:

1. Make them deep clean the home before you move in, for example, removing dust from ceiling fans, fixtures, window blinds, and cabinets.

2. Make sure they replace all of the light bulbs with new ones.

3. Make sure you have new air filters.

4. Make sure things are functioning properly inside/outside of the home.

5. Make sure there is no bug/rodent activity before you move in.

6. Look for normal wear and tear created by the previous tenant.
7. Look at the ceilings/walls for stains.
8. Look for damages from the previous renter.
9. Look at anything you would normally overlook!!!!!

DO NOT RENT WITH CHRISTY/Curb Appeal!! I rented the house in 2022. She never answers the phone, hardly ever texts back. The house was so dusty and filthy. They never cleaned it before I moved in. She knew the AC was going out before I moved in. They had to have added Freon right before I came. Within a few months the AC was going out. She advised me to pay out of my own pocket to get a window unit that will only cool so much of the house off. The AC unit is 24 years old!!! They refused to do anything but add Freon when they’ve been told it was leaking. She sprung on me that they inspections. As dusty as they left that house, the audacity of them to do inspections. Absolutely awful experience!!! BEWARE RENTING from Curb Appeal. You see how dusty the showerhead is imagine how the rest of the house was

DO NOT RENT FROM CHRISTY MANNINING SHE IS VERY UNPROFESSIONAL SHE DOESNT RETURN CALLS NOR DO THEY EVER ANSWER THE PHONE! LIVED IN ONE OF HER RENTALS FOR MONTHS WITHOUT HOT WATER BECAUSE SHE WOULDNT REPLACE MY HOT WATER HEATER! LIVED IN THE SAME HOME WITH LIVE WIRES DUE TO THE DISHER BEING PUT IN WRONG YES SOME OF THESE THINGS HAPPENED BEFORE SHE TOOK OVER BUT YOU ARE THE LANDLORD AND THOSE ARE YOUR RESPONSIBILITY WHEN YOU OWN THE HOME AND NOT TO TELL YOUR TENANT THEY HAVE TO PAY OUTTA POCKET TO FIX SOMETHING THEY DO NOT OWN! SHE IS HORRIBLE AND HER DEGREE OR WHATEVER NEEDS TO BE TAKEN AWAY!

DO NOT RENT WITH THIS COMPANY! ACTUALLY AS LONG AS THE OWNER IS NOT CHRISTY MANNING OR HER FAMILY YOU MIGHT BE OKAY. THIS LADY HAS VIOLATED ALL OF MY TENANT RIGHTS!!!! IVE HAD A CAMERA POINTING TO MY DOOR THE ENTIRE YEAR I STAYED AT THE PROPERTY. IF THAT WASNT BAD ENOUGH THE NEXT DOOR NEIGHBOR CONSTANTLY WATCHED ME AND MY CHILDREN OUT OF HIS WINDOW. IVE NEVER HAD ANY ISSUES OR COMPLAINTS BUT ONCE I BROUGHT THE NEIGHBOR TO CHRISTY ATTENTION ALL OF A SUDDEN I BECAME A PROBLEM. I PUT IN MY 30 DAY NOTICE AND LET HER KNOW I WOULD BE FILING A POLICE REPORT ON THE NEIGHBOR AFTER THAT SHE TRIED TO FALSEY “EVICT” ME FOR MY CHILDREN THROWING ROCKS IN THE GRASS. WHICH SHE COULD NOT DO BECAUSE MY 30 DAY NOTICE WAS ALREADY PUT IN! AFTER I MOVED OUT CHRISTY THEN DECIDED TO HOLD MY DEPOSIT SHE TOLD MY MY DEPOSIT WOULD BE SENT TO ME AFTER REPAIRS BUT SOMEONE HAS MOVED IN THE HOME AND GUESS WHAT SHE STILL HAS MY DEPOSIT AND TRIED TO CHARGE ME FOR THINGS HER MAINTENANCE MEN DID IN THE HOUSE. NOT TO MENTION THE APARTMENT WAS A DIY HOME FROM THE GET GO! EVEN THE DOORS WERE REUSED TO THE POINT WHERE THEY COULDNT PROPERLY CLOSE. THE FLOOR WERE RIPPED UP AND PLACED DOWN POORLY AND ALSO A HOLE WAS LEFT IN THE WALL FROM THE MAINTENANCE MAN THINKING MY PIPE BURSTED BUT IT WAS ACTUALLY THE NEIGHBORS!!!!!!! AND HE LEFT IT LIKE THAT BUT I GOT CHARGED FOR IT. USE YOUR DISCERNMENT AND STAY AWAY FROM ANYTHING ATTACHED TO THIS WOMAN!!!!!!!!!!!!!!

Set up an appointment for a viewing, showed up like 10 minutes early and some lady just yelled at me and told me to leave. Left the property to not ruffle any feathers and waited down the road a ways, never received a call or text or anything. Completely unprofessional and uncalled for. Will not be dealing with these clowns again.
