We could not have been more thrilled with the experience of working with Corcoran Sawyer Smith in general, and Richele Lieboff in particular. We were familiar with Corcoran overall, as have know some of their team and services in the New York City market; that gave us immediate comfort with the firm and their deep market knowledge. Richele fully leveraged Corcoran's resources throughout the process with us, and coupled it with her expertise in our market. From the first consultation about how the process would work, what to expect, how to prepare, and the like, we felt extremely well supported with Richele, and that continued through the close and wrap-up steps.

One of the most important things Richele guided us to do was a pre-listing inspection with the most finicky inspector in our market. That was a game changer, as we had a detailed idea of what to repair, tweak, or adjust to give us the best shot at a quick and seamless sale process. We lived in an area with well and septic, and that brought a level of complexity to the process, including various inspections, surprises, and decisions. Richele expertly guided us through that, advised us on our options, and always knew several trusted experts with whom to connect us. They clearly trusted Richele, so we consistently got quick responses and follow through.

Pricing is always a tricky issue, and we felt completely out of our depth to know how to handle that. This is an area where Richele drew on the broader Corcoran team and research to both guide us and educate us on the rationale behind the number. It felt like three-dimensional chess rather than just throwing out a number to see how it would go, with a thoughtful consideration of not only what prospective buyers may think, but also the interrelationship with other recent, current, and anticipated listings in the area. We gained tremendous appreciation for the value of a sound pricing strategy.

The listing itself blew us away, from the description of our home to the incredible photographs that had a different quality to them than many others we have seen. That was a clear sign that Richele's commitment to uncompromising quality, from the obvious things to the small details. The overall vibe was "let's do this right, let's be honest and up front about everything, let's not skimp on the details, and let's get you the quickest, highest value offer we can." On all fronts mission accomplished.

We were also impressed with Richele's depth of relationships with other realtors and different players throughout the listing, sale, and closing processes. Need a good attorney? Check. Need to navigate the black hole of inspections and permits in our Township? Check. Need a trusted handyman who will do great work in a jiffy? Check. Any time we had a question, needed a resource, or wanted to understand the who/how/why of a step, Richele had an answer we could trust.

Overall, we went from the initial listing to a seamless close very quickly. We are extremely satisfied with the sale price, we're thrilled to know that the right buyer can now make our former house their new home, and we can now look forward to our next chapter with gratitude.
