Beware of this property company. During the move-out walkthrough, she tried to charge me for repainting under a "California Law" since I had lived in the apt for under 4 years (I lived there for 3yrs). I consulted with the SF Rent Board afterwards, and they said there is no such law. The tenant only pays if there are damages, and I had only normal wear and tear. So she pretty much made that up in order to get part of my security deposit.

I can only share mine and my partner's experience, which was thus: They're property was faultless, pretty and clean. They were responsive whenever we had questions or small issues come up and Sherman, who handles the properties on the day-to-day was almost always available when we had questions.

The apartment itself lived pleasantly in that twilight between updated and classic "where can we find room for a cabinet?" San Francisco - and came at what I'd describe as better than market-rate for a clean, bright 1br in Pacific Heights with one hell of a view. The neighbors were lovely as well, and noise was rarely an issue.

CPM was relatively hands-off about everything, and the few times we needed something, they were responsive and easy to work with. What more can you ask for in the Bay Area? We're super happy with them.

If I could give this property management 0 stars, I would in a heartbeat.

My roommates and I signed a COVID-19 lease in June 2020 and after living in the apartment unit at 3264 Market St for a month and a half, we soon realized it was an immense mistake. Keep in mind that they outsource their rental availability to ANOTHER property management company!

Here are some anecdotes after being managed by these con-artists for a year:

A) There were monthly ant infestations in this unit that we consistently brought up to the property manager. Their solution? To bring in an "exterminator" to set some "ant traps" in common areas. This only led more ants to populate within the house, leaving all roommates (and even the neighbor upstairs) to accept the fact that ants will persist within the unit.

B) During the 2nd month of the lease, the refrigerator broke due to it being an older appliance. When we informed the property manager, he sent over a "plumber" to fix this issue, but by no means was this a real plumber. He would perform some quick hack to get the refrigerator working, but over night it would stop leading to our food spoiling consistently. This would happen around 4-5 times. Eventually, the property management ordered a new refrigerator for us with the arrival date 3 months from when the refrigerator broke. Keep in mind that this was during the peak of COVID-19 when California still had shelter-in-place , which meant that my roommates and I had limited access to food during hours the fridge would break.

C) Whenever sinks would clog, stoves would stop working, to toilets breaking, the property manager would send a team of old men who would arrive unmasked and pants being worn around their buttocks (which meant that their crack would show) at the most inconvenient times possible. Given that our household was working from home, there would be instances where one of us would be in an important meeting, but regardless these men would barge in to take a look at the issue at hand - usually leading to nothing getting fixed or them leaving a dirty mess behind.

Ultimately, I would highly avoid signing any lease with this property management company. Please avoid the trouble! Seriously!

Do NOT use this property management!!
We signed a lease agreement in the end of January with CPM. We are moving tomorrow to our new building.

Couple of things happened along the process
- they "forgot" to tell us that the building we are moving in had rules around move in days and we can't have deliveries on the weekends. The building told us this 2 days before our move in day when all our furniture is on its way from another state and arriving on Saturday!
- they "forgot" to put a Minnosun $ amount liability on the lease agreement and now the building says we are required to have at least $1M liability insurance
- they sent us a snapshot of an agreement signed by the building (days after we signed our lease) requiring us to pay a non refundable move in and move out money ($1000 in total) and said we have to pay this to move in tomorrow!!?!?

So this was the most stressful move in experience I had so far - I am wondering how many more new rules and extra money required I will be told about until I actually move.

This whole experience grossed me out. If I was told about this all and signed the lease accordingly, no problem but all this extra forgotten clauses popping up sounds so fishy.

My wife and I are tenants and have always found the staff at Consolidated to be very responsive and helpful. I suspect that some complaints have more to do with instructions they have received from landlords than their own lack of professionalism.
