A property management company that doesn't manage properties at all.

I haven't even been living in my apartment for a year and I've run into a bunch of issues. I understand that the apartment is old and will have to deal with some of it, but it doesn't help when there is a complete lack of communication between the tenants, management and contractors.

Our property manager, for the building I'm in, seems to ignore 5 out of the 6 tenants living here. We will all text or call with an emergency and he will not pick up or even respond to us in any way. I once had a pipe burst in my apartment, and the manager, or company did not pick up their phones. I called maintenence and that guy just got mad at me and told me to call someone else. When I told him I did, he got pissed. I asked just for him to reach out to the others on my behalf and they called me back - It took a good 20 minutes for someone to do that though and my kitchen was flooded. Then they left a mess in my kitchen for me to clean up, they didn't even offer. There is now water damage, which I had reported the SAME DAY and sent photos. The property manager said that he might be able to send maintenance to super glue the pieces together under the cabinet - they never even showed up to do that.

With work orders, no one communicates the status with us. We tenants are also the ones who are responsible for setting up appointments with contractors. For example, I put in a ticket for a rat infestation 1 week ago, they contacted a tech the next day, but no one ever followed up with the contractor, so I called the office to see what was happening. Honestly, the only person advocating for me was someone at the front desk. They followed up for me and are pushing to get an earlier date. Give them a raise because they are going above and beyond. That's not their job, and it's not mine either.

Living in my apartment for the past two years has been an interesting experience. One of the biggest challenges I faced was dealing with a particularly disruptive neighbor who almost drove me to the brink of insanity. While this type of situation is beyond anyone’s control—esp in California—I always felt heard and supported, thanks to Conrad, specifically, Orlando.

Orlando has been a reliable and trustworthy resource since Conrad took over. His quick responses, kindness, and professionalism truly made a huge difference compared to other management companies I’ve dealt with in the past. I’m currently renting from Conrad property Management in Sherman Oaks Moorpark Heights. This is my first apartment and I usually have a lot of questions and concerns, and every time I would contact the manager, Bela, I get timely, friendly and efficient responses to all concerns. All maintenance requests I get notified by Bela with time of technician arriving. I honestly couldn't have asked for a better, professional and friendly manager. I can say I’m happy with this place I call home.

Update: I have had such an AMAZING experience with Nick, I had to update my review. I’m currently moving out, and he has gone the extra mile to communicate with me through this process and make sure I feel supported. He even offered a pre-move out inspection so I can expect any deductions in security deposit/hopefully fix any deductions before move out date, which was so kind and thoughful of him. He always responds to my emails in a timely manner and and has always been very understanding. If I could, I would give Nick 10/5 stars.

I was a tenant of an apartment in a building managed by Conrad Property Management for over two years, and I have to say I really had a very smooth experience. Abgar was always available if I needed to reach out, and maintenance requests were handled in a very timely manner. I would absolutely rent with this management company again.
