My wife and I bought a new build from Colorado Home Builders (COHB) in Dec 2023. We worked with Adam after closing on the house to resolve issues covered by the warranty. The selling agent was his wife, Ines.

We regret buying our house, which is a shame for the biggest purchase of our lives. In only a year, we have had many more problems with the house than expected. This has taken up countless hours of our time and caused us significant stress. We are very disappointed in the quality of the construction and the support provided by COHB. Adam had not responded to multiple texts/emails for months. He finally replied via letter with a check to resolve an issue that was outstanding for 9 months and informed me that COHB would be shutting down.

We purchased the house due to the design, the school district, and the relative proximity to downtown. After a walkthrough and inspection, we presented a list of items to be fixed. COHB agreed to most of them. We were also given a 1-year warranty with the new build.

The time to resolve issues has been extremely slow. Some are recurring or unresolved. After contacting Adam multiple times without a reply, he sent a check on January 14th for a window that cracked April of the prior year. He decided the amount without consulting me.

My wife and I welcomed our first son at the start of 2025. We hoped that our house issues would be resolved before he arrived.

Details below on 2 major issues, but there were 13 other issues, most of which are resolved for now. A few took multiple iterations to fix, and I'm unconfident they won't reoccur:

First Floor Toilet: The first-floor toilet started to bubble when someone was using the guest shower on the second floor. We informed COHB on 7/8. They connected me with their plumber who stopped by on 7/30 and returned on 8/7 with a scope. He said the pipes were draining properly.
The problem recurred 3 times from 9/30 to 11/4. The wood in the bathroom warped due to overflow. The original plumber needed to come back with the outdoor plumber on 11/11. They scoped the upstairs and first floor toilets & inspected the vents. They said nothing was wrong but replaced the upstairs toilet.
After testing the plumbing for a week, the problem recurred on 11/22. A 3rd party plumber and COHB’s plumber stopped by on 11/27. The problem resolved itself when they tested it. On 12/14, the toilet stopped fully flushing and the bowl barely filled with water. COHB’s contracted plumber told me to call the 3rd party plumber.
The issue seemed to resolve until 1/5 (the day we returned home with our newborn). The downstairs toilet stopped working again. At one point, 2 of the upstairs toilets stopped working.
It was difficult having to care for a newborn, my wife recovering from delivery, and her mother staying in one of the guest rooms. The 3rd party plumber couldn't figure out the problem with the downstairs toilet. The flooring warped more.
The downstairs toilet doesn't seem to be properly fixed and there may be more significant problems with the plumbing. I am waiting till our son is settled before getting the 3rd party plumber to do a comprehensive evaluation.

Bedroom Window: The window cracked around 4/5, and I informed Adam on 4/9. I called Quaker, but the warranty needed to be handled by the dealer who bought the windows. Adam said he was the dealer. He inspected it on 4/23. After follow-up texts and multiple reasons for delays from Adam, we finally had a glass contractor try to replace the window on 10/28. They shattered the old window, getting glass in the bedroom and in the backyard. They also cracked the new window when installing it. Adam said it would take another 4-6 weeks to get a replacement again. It's been 9 months, and this is still not fixed. Adam hadn’t responded to multiple follow ups. He finally sent me a check on 1/14 for $1k. I'm unsure if that will fully cover the cost to replace it.

We are incredibly disappointed in our decision to purchase a house built by COHB. The quality of work has been substandard, and the level of support was terrible.
