Terrible. Terrible. Terrible. My Building has mice and Cockroach infestation. They won't do anything about it and they won't let you break the lease. The most they do is set traps and wish you good luck. Don't lease through them. They don't care about your well-being. They need to be shut down.

Well, I was planning on signing a lease and paying the year upfront, today, but nobody showed up to take my money. 🤷‍♀️ Guess I made an appointment a week in advance, showed up a half hour early, and pulled money for performance art. Hold your applause, please.

Terrible management service! We scheduled an appointment with Tasha to see a house we were interested in, and she never showed up! We ended up showing ourselves the home and meeting with the owner directly. We really liked the house so we paid $150 in application fees to apply. We were approved and sent a lease to sign that had an extra $1,200 in fees added in that we were not told about before we applied! This included a $595 "tenant placement fee" and another $295 set up fee. CapRock never made it to the showing, we found the house ourselves, and we met directly with the owner. CapRock did not properly prepare the lease, the terms did not match what we discussed with the owner at all. They use a "standard lease" for every property and don't bother with making the terms correct or legal. Even though we liked the house, we decided to go elsewhere since CapRock management was so horrible.

Extremely helpful when you are trying to get a place. Once your in you can not get out unscaved. My experience with them makes me think of a lady in the night, very appealing at first but in the end they rob you of your money and leaving you with a long lasting desease. I am convinced they block your number after you sign on the dotted line because on average i have had to leave 20 voicemails in order to get a call back. Even then it might be a week or a month before they return your call. They charge you a monthly fee for property maintenance but I have never seen a grounds keeper nor have I seen the evidence that one exists. I do want to give a shout out to a board member who often came and worked on the grounds on her own time but expressed frustration herself for the lack of attention to the grounds. Other than the fact they actually have a business office in Grand Junction I would have been convinced this business was operated out of a call center in India. This still might be true because if you do walk into the office, they are as helpful as a spray tan while lost in the Sahara and will only tell you to conduct your business online. I am still waiting for a call back as I try to leave this den of robbers so maybe they will call me back after seeing this review. I will keep you posted.

As a property owner, I strongly advise against listing your rental with Century 21 Caprock. We inherited them when our former property manager retired and our experience with them has been terrible. Initially, their communication and customer service were adequate. However, it took them nearly 6 months to find a tenant for our property, and when they finally did, it was the worst tenant we've had. We were consistently charged for maintenance with not much explanation of what the repairs were for. On the other hand, our experiences with our previous and current property managers have been hassle-free, with no such issues other than the occasional maintenance fix/replacement and cleaning up the mess from the tenant that Caprock secured. One time, I went to pick up a key for one of our properties, and they handed it over without asking for identification. Save yourself the trouble and look elsewhere for property management services. It seems they are more focused on collecting money than caring about the property owner or the tenant.

This company is unethical and doesn’t actually know what they are doing. I went in because I was tired of the automated system and tried to speak to the front desk lady who treated me like I’m stupid. She told me to I would need to pay their application fees to even view a property and then read me the steps one by one which states that step 1 was to view and applying was step 4. She was irritable and when I told her that she just said viewing was step one she told me she didn’t so I asked her which step viewing was and she said STEP 1. They are scamming people for application fees of $75 per person which is $35 more than background checks cost. I know rentals are scarce but avoid them and tell people renting out their properties to avoid them as well.

This is the absolute worst real estate office me and my husband have ever dealt with. From start to finish they were extremely hard to get in touch with and very unresponsive and uncooperative. We were tenants for 6 months and tried to renew and they told us we had to re-submit applications, proof of income (they ask for bank statements), and a new "success fee". We decided to leave and got surprise charges of over $4,000, some of which were for work orders we submitted while we were still tenants. We formally disputed via email and have yet to receive a response after over 7 months. If you choose to rent with this company please read the fine print, they will nickle and dime you to death. Also be sure to fill out the move in condition report and take pics of it before turning it in. Take before and after pics with date and time stamps, make sure to screenshot your tenant portal because they will remove requests after move out. Get EVERYTHING in writing. Be aware that the owner Rachel Justman has public discipline on her license (can be found through CO department of regulatory agencies)
