Be careful if you want to rent here!! I’ve currently filed a complaint with the California Board of health. They are ignoring my numerous requests for plumbing repairs. My guest toilet is leaking urine and feces from the base of the toilet. They’ll tell you they’ve fixed the problem when they haven’t. I pay almost $3500 per month to live in a toxic environment. Not one person, including the GM, has acknowledged me or my husband and our numerous requests to complete the necessary repairs. I have sent so many messages to no avail. Not even the corporate office has responded to my voicemail message I left at the beginning of July. Now my place and probably other units in my building is emitting toxic fumes that we’re all breathing in. My latest repair request, dated 7-9-24, sits in an in progress status. They are completely ignoring me. Not one response to emails, texts or numerous messages. Think of your health!! Do not move in here. You will be very sorry!!

F/u to this review: So flash forward. My guest bathroom had mushrooms growing through my bathroom floor due to the ill repair attempts to fix my leaking toilet. I personally had to have air quality/environmental specialists test for mold which was determined. I had blood tests done that determined moderate amounts of mold in my system. I suffered all kinds of health issues and lost work due to being sick and their almost 20 visits from their inadequate maintenance visits over a good year to pretend to fix the toilet leak. Their maintenance supervisor, Javier and Nick, a maintenance staffer, lazily completed repairs every time by caulking over the leaks and lying to me that they fixed it. Then the apartment manager, Stacy Stiffler the District Manager, Danielle Munoz, offered lame excuses and lied to us about repairs they claimed were done that weren’t.

They finally after a year of my complaints about urine and feces leaks from the basin, decided to have their vendor/remediators come in to assess. They were in and out of my place for probably a good 2 mos. damaging out the floor, the wall, the cabinet and damaged toilet (still sitting in my shower) waiting for floor, wall and cabinet replacement. The toilet has been sitting in my guest bathtub for a month now. They harass me every day promising their remediators are coming to start work on the repairs. Lie after lie for whatever their reason? This has been a renter’s worst nightmare!!

Do not trust any of their subpar management team, including Stacy Stiffler and Danielle Munoz. They won’t do anything in any way to inconvenience themselves to be proactive and to get the job done effectively and efficiently. They are inept and lazy and could care less. They’ll just sit on their butts giving lip service about getting a very hazardous situation under control.

I have been living in Camden Crown Valley for over 13 years and entire team of Leasing office and Maintenance is great! Felipe, the Maintenance Manager, is awesome and goes above and beyond making sure service request is 100% complete. Javier, the knowledgeable and efficient maintenance technician is great and did an awesome job repairing my kitchen sink water leak and A/C issue which was not blowing warm air. Thank you!

I relocated my family from Denver, CO to Camden Crown Valley in CA, and we couldn't be happier with our decision. Johnny Muñoz takes the spotlight here for sure! He helped make our transition smooth and seamless, and has continued to go above and beyond to ensure our satisfaction and comfort even months after moving in. If you're looking for a new place to rent in Orange County, be sure to ask for Johnny and his team will take great care of you!

Did a self guided tour here yesterday, it was very easy doing it on my own and within an App. I recommend not needing an App doing a self-guided tour and just having a copy of a key fob to check out the amenities since downloading new apps can steal my data. I really liked the outside gardening and the upkeep of the plants and trees. The inside of the common place felt so weird and like I was touring a run down motel. Hopefully they are able to change the color scheme of the outside. Inside the apartments are very spacious which I enjoyed. But I didn't want to keep touring due to the fact how old and not well maintained the hallways were leading to the apartments.

My washer went out today and I called the leasing office and they had a couple maintenance guys come over and got the job done within the next couple hours. Fantastic service excellent maintenance team and administration office. Camden Apartments in Mission Viejo. Great place to live!

Johnny and Kayly have been so amazing during our moving process. They were professional, kind, informative, and great company to talk with. We are moving from our current apartment into Camden Crown Valley. I was being indecisive and kept wanting to come back different days to see different layouts - especially renovated. The apartments are stunning, and spacious. If you are looking to move, Johnny and Kayly are the best!!!
