All I can say is if you're looking for a rental DO NOT USE CALLAHAN REALTY. They are the worst realty company ever. I rented a house from them in Hillcrest neighborhood for two months. I had a years lease, but the house was not safe and very unhealthy to live in. There were major issues one being a major roof leak, which Callahan refused to have fixed. The roofing company he used can confirm that the house needed a new roof and Callahan wouldn't approve a new roof. The roof leaking caused major water damage and mold. No one should be expected to live in such poor conditions. Since I broke my lease he told me there are consequences and I won't be refunded my security deposit. Well I guess I'll see Callahan in court and I'll contact 7 on your side. I'm sure they'd like to do a story on SLUM LANDLORDS Again the WORST REALTY COMPANY around. People do your homework, there are renter's rights.

I don’t even know where to begin. I started an application with this place, hoping that I was going to be able to find a nice duplex or a house to move into. A week after looking on this site I found a cute little duplex out in Park Hill and decided to go and look at it. We went and looked at it as soon as we were able to and come to find out that the pictures that were on Zillow were actually old pictures and it was nothing what it look like now all it had all kinds of problems. Then express concern to the ladies at the front office who were very sweet and understanding, I have absolutely no complaints about them. They took notes and said that they would let the manager know and get those problems fixed. This was on a Monday and then on Friday they called me to tell me that I was approved for the place, and that all the problems that I had expressed concerns about earlier in the week had been fixed. I went on Monday morning to look at the duplex just to do a final walk-through before I paid my deposit, and sign my lease. As soon as I walked in, everything was as it was previously before, nothing was fixed like I was told there was into the master bedroom only to find out that the neighbors dog has infested the place with fleas now because they’re jumping all over my legs, then go into the kitchen to see a puddle on the floor to come to find out that the back door is leaking from the rain that came in from the night before. I should’ve listened to one of my real estate friends when she told me to stay away from this place, but we were so desperate for a place as we were limited for time before we had to move out of our current residence. I am so glad that I did not follow through with that lease and pay them a deposit for that place do not rent from this place. They are awful, save yourself the trouble and go somewhere else. Make sure you read the reviews because unlike me I just thought they were salty former residence when in fact they were telling the truth.

I've been renting through them for 6 1/2 years, I haven't had any problems yet that I am reading, usually when I submit a maintenance order, they jump right on it, and my residence has been kept in good condition before moving in and while I'm currently still living in..so far so good, I think they are great!!

Do not rent from these people, they're horrible. Rob Callahan will do everything he can to avoid work and responsibility.
We rented a house in Park Hill and it was the worst renting experience of my life. The house was a complete mess the day we moved in. There was rotting food left in the kitchen, dirt on the walls, and used condoms in one of the bedrooms. We brought this to the attention of Rob but he refused to help remedy the situation in anyway. Raccoons managed to tear a hole in the roof soon afterwards. They would keep us awake all night running around in the attic. The house also started to get water damaged on the inside from the raid getting in. Did Rob care? No, they never sent anybody to help fix these problems and ignored us the entire time. I don't think they even informed the homeowner about the damages and were more than willing to just let the house deteriorate.
We always paid our rent on time and left the house in a much cleaner state than when we first arrived. Despite this, Rob charged us hundreds of dollars in cleaning fees when we moved out. They are also likely to charge tenants for all sorts of maintenance issues such as burst water pipes.
Do yourself a favor and avoid these people at all costs.

Communication with this business was poor. Poor enough to cause my partner and I to lost $150+ dollars to applying for a home through this company.
Based on the businesses own timeline of events, they accepted all of our application fees ($150+) on the evening of April 18th already knowing they had an approved applicant who was submitting a deposit for the morning of the 19th.
My initial review of this company was written based on the idea they were accepting application fees without renting a property that had been listed for 100+ days but happened to conveniently have an old, approved applicant of the property become interested on the same day as us and send in a deposit. After a response from this business's owner informing me of their side of the story (the timeline of events I mentioned earlier), I have decided to accept their side of events. Although not as bad as the original scenario, our accepted experience with Callahan Real Estate was not good.
The owner of Callahan Real Estate was kind enough to inform me that "Our job is to lease out properties do not take applications." I found this direct quote from the business owner very puzzling. This entire ordeal was due to Callahan Real Estate taking my partner and I's applications under poor practice. To tell a frustrated customer you "lease out properties do not take applications" even though the only way to apply and be accepted for a property is through Callahan Real Estate This is poor practice in our eyes.
I do not expect this business to refund my partner and me. However, I do know we will not have dealings with Callahan Real Estate in the future.

(New) Another positive maintenance experience. Thank you to an admin (Kimberly? ?) for closing out all my Property Meld requests.
(Old) So far, so good! Have had a few maintenance requests that have been resolved within the day or a few days of the request. I can't imagine the number of requests they get in a day, so I'm patient. The Property Meld online request portal is very convenient and simple to use. Every service contractor I've spoken with or met have been excellent. Keep up the good work, Callahan Rents!

DO NOT APPLY TO ANY CALLAHAN PROPERTIES !! They are discriminative and the office staff is rude ! We applied for a house and made well over minimum income by THOUSANDS. Provided 3 years of perfect rental history , both mine and my husbands credit scores are near or in the 700s . No evictions , no debt , no crimson history . I was asked to provide my bank account statements as proof of INCOME and was told that due to my spending habits that they would not approve me for the house even tho my accounts have never gone negative and have thousands of dollars left in it at the end of the month . After providing proof of my expenses versus my deposits being $18,000 profit so far in 2024 (jan1-feb13th to date) the property manager just stopped responding to my emails . The house we applied for has been on the market over 50 days . It is my belief that they have no intention on renting the house out and are just leaving the house on the market to collect application fees and government financial aid for not being “able to rent” it out . The Rently lock box was disabled the only reason we were able to see inside the house at our scheduled appointment is because maintenance just so happen to show up before we left and let us in . When we were in the office the bald African American lady was extremely rude and refused to give us contact information for the property manager. There were customers in office complaining about water leaks and service requests she was rude and unhelpful to them as well . This company is a scam and I do not recommend applying with them unless you have money to throw away .
