A Predatory, Deceptive Scam Disguised as Hospitality — Avoid at All Costs

Our recent stay at Grand Timber Lodge in Breckenridge exposed one of the most blatantly misleading and predatory hotel experiences we’ve ever encountered.

We have traveled to over 90 countries in the world.

The property advertises heavily discounted promotional rates on their website, but these offers come with a catch they deliberately downplay — your booking is contingent on attending a mandatory 90-minute “property tour,” which is nothing more than a relentless, high-pressure sales pitch designed to coerce guests into their “fractional property buying program”.

The standard room rate is five times higher than the advertised promotional rate. Once you’ve booked, backing out becomes nearly impossible — you either comply with the sales pitch or face paying a wildly inflated full price, far exceeding the room’s actual value. This isn’t an optional perk — it’s a financial ambush.

The accommodations themselves don’t even remotely justify the standard rates they claim. It’s clear the entire pricing scheme exists to lure guests into the high-pressure sales funnel rather than offer competitive hospitality.

A Sales Experience Bordering on Harassment:

The so-called tour is a two-hour interrogation, not a walkthrough. Personal boundaries are ignored — they probe into your private life under the guise of understanding your “vacation needs.” Declining to answer isn’t respected — they push, prod, and persist until you either comply or confront them directly. It’s invasive, manipulative, and completely unacceptable in a hospitality setting.

Even after enduring the sales pitch, obtaining a basic receipt for our stay was a drawn-out battle. Front desk staff and management were either incapable or unwilling to provide a standard proof of stay without prolonged discussion and unexplained delays. When a document was finally produced, it was marked CONFIDENTIAL, a clear indicator of just how shady and deliberately obscured their entire operation is.

Every aspect — from booking to checkout — is designed to manipulate, deceive, and extract. This is not hospitality. Grand Timber Lodge is not a resort. It’s a high-pressure sales trap with rooms attached.

DO NOT GET SUCKED IN! They don't take care for current owners and it won't be different for YOU! I've owned since 2012 and buying into this is one of my greatest regrets. They will promise you things that will never happen, they will make it sound so simple/easy, IT IS NOT. Their solution to any problem is always spend more money, upgrade your ownership and then it will be everything you wanted (we fell for that 3 times by the way). $100k and 13 years later...
It is impossible to book your week when you want it.

The process to book means You will need to watch the website every Tuesday morning and as soon as it turns 0900 MT the next week is added to the calendar, and literally within "Milliseconds" there will be no availability. The Website and/or Calling are your only options to book your week, and neither option will ever get you what you want. Every time we have been able to stay here, I have had to book a week during dates I don't want (like April or May) and then do a round about drug deal with their third party timeshare company (Interval International) in order to only get near the dates we wanted, and this method is not a guarantee.

Current owners cannot get a week booked here and they continue to sell more weeks, make more promises and suck in more people...the properties aren't growing in size or capacity, and yet they continue to sell to more people when they can't even accommodate the people they have already sold to? It's criminal.

Funny how the same dates that are Unavailable for owners to book, ARE available if you book through the property website and pay cash per night.

Our experience with the Breckenridge Grand Vacations has been a challenging one, far from what we had hoped for. We were drawn in by promises of upgraded amenities and luxurious renovated rooms, but the reality was disappointing. The room we received felt outdated, and when we inquired about switching rooms, we encountered scheduling conflicts that added to our frustration.

Financially, the timeshare agreement has been an ongoing struggle. Having been unemployed for several months and relying on savings, it’s disheartening to feel tied to an investment that hasn’t lived up to expectations. We’ve spent over $35,000 for just three weeks of vacation time, and the restrictions on dates and destinations through Interval International have made it difficult to truly enjoy the benefits we were sold.

Additionally, the pressure to upgrade to higher levels of “Fractional Ownership” and the rising HOA and maintenance fees have added to the financial strain, especially during a time of career uncertainty. While the staff we worked with—Mr. Conan Cecconie, Tammy Cecconie, and Mr. Dominique Borghetto—were somewhat personable, the sales approach often felt more focused on closing a deal than addressing the needs of clients. Statements such as, “I haven’t done my job if you’re not convinced this is the best deal,” felt more like a sales tactic than genuine guidance. The structured presentations and the requirement to attend lengthy sessions to receive incentives like “Fun Park Passes” left us feeling less like valued customers and more like part of a marketing strategy. When we raised this issue with a timeshare representative recently, we were met with a response that essentially implied there was nothing we could do to cancel. It felt like a dismissive "too bad, so sad" attitude.

If you’re considering a timeshare with the Breckenridge Grand Vacations empire, we would encourage careful thought and research. For us, it has felt more like a long-term financial commitment than a relaxing vacation experience. We hope to find a resolution to this situation and regain the flexibility and peace of mind we once had.

We have been owners at Breckenridge Grand Vacations since 2009. Up until recently we were very pleased with our ownership, the staff and the properties at Breckenridge. Starting ownership in 2009 with one "floating" week we have consistently upgraded to where we now own a four unit (bedroom) Grand Colorado at Peak 8. Skiing is gear intense and prior to owning the GC at Peak 8 we owned a four unit Suite at Peak 7 which included two permanent ski lockers to store our family's ski gear. When we upgraded to the Grand Colorado we had to plead with the sales team to provide one permanent locker (which we pay an annual fee). So this year, we met with the sales team along with my oldest son and partner. The sales team made a sales pitch to my son for a two bedroom unit and they were offered TWO permanent ski lockers. I appealed to the sales team once again for one additional permanent ski locker which was denied. A week ago I sent an email to the main office of BGV and I never even received a reply. Now I do recognize that these are first-world problems and I certainly don't want to appear entitled but we have invested heavily in BGV but feel now that we are being brushed aside. BGV has in past been very responsive and attentive but that attitude seems to have disappeared along with so many other things. Yes, BGV is in business and revenue fuels all business but we never requested anything for free. We pay for the one ski locker annually and were willing to pay for the second locker but apparently our request somehow doesn't conform with their plans. I used to recommend BGV based upon our experiences but I won't be doing that anymore.

UPDATE:
After speaking with a sales manager at BGV, the reality of timeshares remains the same. The sales manager offered a second ski locker IF we purchased another two bedroom "week"!!! So basically once you engage with the BGV timeshare property, they really just need/want you to keep buying more! As I said in my original post, we had been very pleased with the property and the staff but this issue regarding one ski locker literally "pulled back the curtain" on the reality that this is just like every other timeshare so buyer beware!!!

I've been an owner for a few years now. It started out okay but has gotten worse as the years have gone on.
The HOA has gotten astronomical and you are unable to plan for it. They offer for you to pay it in increments but then restrict your ability to use your quote "shared real estate". I set up to pay my HOA in increments and they allowed me to turn in my owner's week for points but then told me I was unable to use those points for reservations after the fact. Pretty much leaving me to pay for something I can't use.

I was able to make reservations for two different trips with points and then somebody called me back later on to tell me that they have to be canceled because they're Representatives made a mistake and they shouldn't have been ever scheduled. Of course this is after I have already set up my vacations a year in advance because I'm a healthcare worker and we can't just take vacations whenever. I and also now in maternity leave on limited pay. They wanted all of the HOA dues right away. (Which even my home HOA is not all at once in a year, it's paid month to month). They stated no understanding even though it was their mistake to even allow me to make these reservations with this very shady policy.
Every visit has gotten a little less welcoming and hospitable. And now just owning is a headache in itself and becoming very much so not worth the money. I would have to say after this experience I highly suggest avoiding owning here all together, you'll be trapped in something that you may not even be able to use because of their misinformation.
They had a chance to make this better, but was told "we understand it was a mistake for them to allow you to reserve, but policy. Pay all HOA at once now or we will have to cancel your reservations"

If I could give zero stars I would. I do not recommend doing business with this company due to an interaction we had with a sales employee preying on people in Breckenridge main st. in the hut in front of La Francaise.

On my birthday May 6th, after we enjoyed our first breakfast in Colorado, Beau approached us and after a short friendly conversation asked us if we were interested in a free giveaway. The hut he resides in gives the false appearance of a welcome center or information booth for Breck so we were not aware at the time this was simply a slimy sales tactic.

Once inside the hut it’s clear now this is a sales thing and he starts giving us his pitch and mentions several times that it’s no pressure and he appreciates us giving him our time. Neither of us mind listening but each tell him we’re not really interested but we’ll listen to his spiel. About 20 minutes in he’s talking about this time share, or “fractional ownership” thing but I realized there was a miscommunication about our “annual” income ( he may want to consider ways people might have access to money outside of their annual income) and his tune suddenly changes. He starts raising his voice and saying that we wasted his time and how dare we lie to his face and we should be ashamed and how we scammed him out of a silly beanie from the “free giveaway”.

Basically let us know that since he believed our income was now different we were less than him and the air he breathed. I let him know he had no right to speak to us this way also let him know we didn’t need or want his beanie and gave it back to him and we left his hut to avoid any further escalation from him. He then proceeded to follow us out and shouts down the street after us saying more rude and unnecessary things. This is well after we are out of his little hut.

Beau was EXTREMELY unprofessional and we honestly avoided Main Street and most of Breck for the majority of our trip to avoid provoking his erratic behavior and didn’t even want to post anything until we left town out of fear of retaliation in the off chance we saw him again. Absolutely disgusting behavior and this company should be ashamed. I’m glad we saw his true colors which reflect on this company so in case we are interested in something similar in the future we know to steer clear.

DO NOT BUY A TIMESHARE THROUGH GRAND VACATIONS - We purchased 20+ years ago and over that time the annual dues have more than quadrupled to the point we could buy our week online for cheaper than we are paying now. All we'd like to do is give it back as it no longer has value but the Company won't take it back. We are not looking for any compensation. We just want to be rid of it. BEWARE!!!!!!

I am extremely disappointed today with peak 7. Last night we got day use for today. After are two hour drive to get here we found out almost all the hot tubs we closed for maintance. The one that was open was packed. If I had known that they were not available I would not had made the reservation and not driven up here. Now I did hear that it was in the news letter but they should had put it in the day use section on the wed site.
