An absolutely beautiful property with some of the nicest amenities available in the area. In a great neighborhood too, close to a wonderful elementary school, a nice safe area, and the perfect distance from town (close enough for convenient errand runs, but far away enough to not have to deal with traffic during busy seasons). Every employee from management to maintenance is highly professional and helpful. By far one of the best rental experiences I’ve had, I highly recommend this property to anybody looking for a nice, well-maintained, peaceful place to live in the Paso Robles area.

My experience at blue oak wasn’t great. I was freshly moved from out of state, had traveled over 2000 miles and was told I could not have my POD with my entire life in it delivered to the property because it would take up parking for multiple days. I had to rent a uhaul and drive an hour to go unpack, repack, and unpack my belongings because of this and yet when I was moving out, another resident had their pod delivered on property and was there for days before it was moved. It’s no secret the property managers show favoritism with certain residents. Word around town, it’s a small town, is that the property manager Kandi, has a reputation for being difficult to work with. The apartments, seemed cheaply put together, especially for the amount of rent they wanted. our microwave handle broke off within like the first little bit of living there, laundry room doors never stayed on tract, fridge you had to close hard or it would pop back open. The “spa” was broken on and off for the duration of the year we lived there. I have more emails about a broken hot tub than anything else. The walls are thin inside and outside the apartment because you can hear trash pick up and the guys that blow leaves every, other day so if you wanted to sleep in comfortably or work from home without background noise, it’s hard. Oh and let’s not forget about the van of dumpster divers that come before trash pick up. You will see them jump in, dig around, and then grab what they want and dip out and they don’t even live there. I noticed certain areas are more kept than others. The area where the toddler playground is, doesn’t get maintained as good, no one picks up their dog poop, especially little dog owners, trash sits for months, and the grass/hay doesn’t get cut a ton. I was almost stabbed by one of the other residents at 9 am at random because I glanced at her while walking my dog. This crazy lady had at least 10 felonies under her belt prior to her living there and with her living there. they don’t have cameras on the property and I was basically told no face, no case because I couldn’t prove she tried to stab me & they didn’t arrest her. The very next night she tried to stab a different neighbor and ended up damaging their property which was enough to take her in. You can google it on Paso Robles news and find the article. No worries tho, the state of California let her go, AGAIN. she looks like your typical Karen so don’t be fooled by any of those neighbors. I had another neighbor with small dogs that didn’t like my big dog and that was borderline harassment the way she acted. They do not specify you have to have a written 30 day notice before you move out (this is nice for people who haven’t done apartments before) and they do not tell you about the cleaning, carpet, paint, and move out fees until the very end. they charge a crazy amount for cleaning and paint which is why I guess they need such a big security deposit. Also double check your fees and credits always!! mine showed $0.0 refund due until I did the math myself and discovered I was owed money. when I mentioned this, I was told a check from a separate place would be mailed and then waited 2 months before I received it. I was already moved out for an entire month. we wanted to move out early but they charge ridiculous fees to end the lease early, pretty sure I saw another review about this because trust me, we were NOT the only ones that had issues with this place. I have some random photos from my time there, do with that what you will, wish I would have kept more, but 10/10 don’t recommend, it was not a pleasant experience or a great introduction to the state of California. Oh and I got an email just the other day about a post request I made in April, it’s September. everyone else’s requests got posted fine but somehow mine got denied and it took them me moving out to deny it. Don’t trust it, these people are mediocre at best. parking is also horrible because of not having assigned spots and people using the garages as storage.

My family and I have lived here for almost 9 months now, and so far, we love it! Kandi, from the Leasing Office, is extremely sweet, and has always addressed any concerns I have had. It is easy to see that the community and landscaping is well taken care of, and all of the amenities they have to offer is a huge plus! My little guy loved hanging out at the pool & park all summer!

Signed a lease at the end of April with the intent to move into my apartment in May as I accepted a position in the local area. I recieved an addtional job offer closer to home and let the leasing office know that I will not be moving in after all. My mistake for signing the lease early and having to pay 5k to break a lease in an apartment I never moved into. Here's the issue! I settled the final payment by mailing out the finalized check through my bank and not even 10 days after notifying the leasing office I recieved a colletion notice from thier internal debt collection agency "IQ Data International". I called the leasing office to confirm as to whether I should be concerned and was told not to worry about it as I have already mailed a check for the final balance. The next day I received a call from IQ Data demanding the remaining portion from me, negating that I had already sent the check and spoke to the leasing office. This collection company threatened to report me to the credit bureau, called me an irresponsible tenate because I leased an apartment that I never moved into, and harassed me all while I was at my place of work. Keep in mind I had 30 days as of the cancellation notice to pay this amount, which was done. Needless to say be very cautious when leasing from this company as they do not do business professionally and follow their own guidelines. It was the worst situation and would not want anyone else to go through what I went through for the sake of their wellbeing. Horrible way of doing business!

Nothing but great things to say about this complex and management. Kandi Quick the property manager goes above and beyond to make sure you’re as happy as can be. The maintenance team is always super responsive and quick to solve and issues. I spent a little over a year here and wouldn’t hesitate to move back.

I lived here for 1 year and loved it! Everyone was always friendly, people would pick up after their pets and it was very peaceful. It was a shame I had to move out due to work but I highly recommend this location. Kandi is also amazing! Extremely helpful and available to help! 10 stars !

I felt welcomed since I first moved in. I always go into the leasing office after my workouts and am greeted by Kandi. She always has a smile on her face and answers any questions I have. Kandi and Erika has done a great job putting on meet and greet events. Carlos and Daniel are also amazing and are very good at attending to their tenants requests

The most frustrating experience in all my years of renting. Management here is completely absent. They aren't being malicious just inept at every interaction. I kept wondering why I was seeing all my neighbors disappear lately (this place used to be packed) now I know why. I heard they are trying to clear out the current tenants ASAP so they can raise rents beyond the 10% cap. I had some on/off again issues with my dishwasher and shower that I ended up having to fix myself because I could never get anyone to show up. Both my neighbors had a broken AC for all summer that they refused to fix. They also enforce none of the tenant rules. Most of the units have multiple families living in them. They let some people live in an RV in the parking lot. Some tenants are using their garage as a spare bedroom which is making parking a nightmare (people will park anywhere, handicap spots, fire lanes, in front of your garage doesn't matter). There are quite a few 'weed homes' that seem to smoke up 24/7 despite this being a non-smoking neighborhood. I could go on but you get the idea. I definitely got swindled by the "luxury" signage. This place isn't luxury. The apartments are nice but are totally mismanaged. I'm halfway through my lease and will try to negotiate getting out of it.
