Every HOA president that I speak to is always complaining about their property manager. I can only say, that I wish they could have Belwood Properties as their property manager. They are amazing! Professional, quite knowledgeable, thorough and most importantly caring. I gladly would give them 10 stars if that was available. Justine, our property manager is outstanding. She is always prepared, she usually has already taken care of issues, before they are even brought up to her attention. Can't tell you how happy I am with this team.

Do your research before hiring this family practice. They are a bunch of lazy, aggressive bullies. Zero professionalism, A+ for poor behavior and rudeness. All the positive reviews here and Yelp belong to their own family members. They should be out of business or at least learn a thing of two about proper behavior and professionalism.

I live on Veteran Ave, one of the properties under this company's management.

The company sent an email to me out of the blue claiming that I have a vehicle that's been parking in the guest parking spot for two weeks. Without verifying whether the vehicle is indeed associated with me, the representative stated that guest parking is "strictly prohibited" and that the company has been "generous in waiting this long to address me", which insinuates that 1) I have violated a policy intentionally for a long period of time, and 2) the company has been lenient on me while in reality, the parked vehicle is in no way associated with me and I have received no prior notifications. This shows that the company failed to act early when the violation first took place and was prone to judge someone's integrity without fact-checking. It shows Belwood is willing to put everything before their client's feelings. My peaceful afternoon is interrupted all of a sudden by an email of an extremely accusatory tone.

In its follow-up, the representative of the company refuse to apologize for her basic lack of courtesy and politeness. She claimed her conduct to be "performing duties on behalf of the association". *** I am not in any way against people doing business. All I'm asking for is a "I'm sorry for being impolite/rude/jumping to conclusion", which is a separate matter from business, and the representative refuses to do so.

The company fails to communicate problems on time and turns to threats/accusations. I say this is a very poor way of doing business and it saddens me. This business's poor attitude and incapability of making an apology is a one-star for me.

I hope justice will be served and an apology will be given.

I was the HOA President for my building and dealing with the laziest property management company on earth when we decided to look into other options and landed on Belwood. The transition process wasn't easy, but Belwood took on the vast majority of the work involved, and they have maintained that same approach to the job ever since.

There are a lot of tricky and complicated situations that an HOA often has to deal with, and a lot of ways to get yourself into trouble when it comes to managing issues with and between HOA members. Justine and Belwood have been extremely proactive about getting ahead of these things before they happen. It's clear they know their business; they've seen it all.

Another thing I'm really grateful for is the fact that they're always happy to explain the what, how, and why of every question. They're invested in the long-term happiness and success of the property.

I recently concluded my long tenure on the HOA Board and I felt like Moses passing the mantle on to the next board, knowing they'd get to enjoy a much easier and simpler job than I ever had because we now had a competent and pragmatic property management company on board.
