Hi Residence - Fairfield ,CA
Very bed experience Lots of cockroaches and water bug in my all room and kitchen. Also mold issue in a bad room and living room. I send u below photo. Too too much homeless issue specially night time they knocking my door. Don’t west your money it’s not safe for family. I give them $1900 deposit after I moved out they only give me only $445.

I’ve lived in my apartment in downtown Vallejo for just under six years. I live alone, am a working professional, have never caused any problems, and pay my rent on time. Aventis Management recently became our new property managers. I’m writing this review on January 4th.

Our building has not had heat in over two weeks. It is currently 46 degrees outside. I first notified Aventis about the lack of heat via email two weeks ago today, on 12/21 (I didn’t have access to our resident portal yet). I put in a maintenance request clearly stating that my radiators weren’t working on 12/23, once I had portal access. I also left a voicemail for our direct property manager on 12/23. On 12/26, I requested a status update via the portal (none was given). On 12/28, after speaking to other residents who confirmed they were also without heat, I updated the maintenance request to reflect that the lack of heat was a building-wide issue. On 12/30, a full week after I submitted a maintenance request and had heard nothing in response, I emailed our direct property manager asking for a status update and expressing my disappointment that I had not even been acknowledged by Aventis. I got a brief reply saying that their vendor doesn’t fix boilers (we have a boiler system) but that they were in touch with another company that does. A space heater was offered (a full week after they were on notice that I didn’t have heat). No timeline to restore the heat was given.

Yesterday, having heard nothing from Aventis since 12/30, I again emailed our property manager to ask for a status. Yesterday marked two weeks without heat. An hour and a half later I got a reply that somebody would be out ā€œnext weekā€ and because I was the only resident who had ā€œcomplainedā€ it may just be a problem with my radiator. I reiteratedĀ that I’d been in touch with other residents who also don’t have heat, and asked when somebody will be out next week. I have not gotten a response to that question.

Heating—especially in the winter months—is a pretty basic (and fundamental) tenant right. I recognize that my heat went out at a bad time—right before the holidays. There is not, however, a holiday exception to the warranty of habitability that every landlord in California is bound by, and two weeks is well beyond the ā€œreasonable periodā€ in which a landlord must fix deficiencies in a rental, especially one as critical as heat in December / January. I can hardly believe I'm writing this review.

There has been zero, and I mean zero, sense of urgency or accountability from this company regarding restoring heat to my building. When I woke up this morning, it was 54 degrees in my bedroom. Two weeks of this. My building is over 100 years old. It is poorly insulated, and the massive, original windows (which I love, when I’m not freezing to death) are extremely drafty. A property manager should appreciate this. Whether this failure is due to incompetence, indifference, or some combination of both, it is inhumane and unacceptable. It is also illegal. I paid my rent in full on 1/2, against my better judgment, despite all this.

If you’re a lifelong learner like me, perhaps you would enjoy Googling things like ā€œWill heating apartment with oven kill meā€ or ā€œHow do I know if I have carbon monoxide poisoning?ā€ Right now, I am DYING (ha ha ha) to find the answers to these burning questions. If you don’t want to have to educate yourself on these topics, however, I would advise against renting a property managed by Aventis.

The previous managers here would have had this fixed within days,Ā if not hours. And they would have communicated with the *entire building* about it without having to beg for an update. I assume they were let go so the new owners could save a couple bucks. I can’t speak to how well they work with property owners, but this sort of negligence clearly exposes them to fines and liability issues, so there’s that. As a renter, we’re off to a really bad start. Don’t rent from these people if you expect a habitable home in exchange for your hard-earned money.
