We love living at Avalon of Simi Valley! The apartments are spacious, cozy, and conveniently located near shops and restaurants. The 118 freeway is also easily accessible for commuting. The leasing office and management team are incredibly helpful and friendly, ensuring a wonderful living experience for all residents. The Avalon maintenance team is also amazing, providing exceptional service and a friendly demeanor. We highly recommend Avalon of Simi Valley.

While my overall experience at Avalon Simi Valley has been less than ideal, I want to recognize two outstanding team members. Jerome has been consistently punctual, professional, hardworking, and communicative—and did an excellent job with maintenance tasks. Nicolas also did an excellent job fixing the electrical issues in my building. Both are reliable, dedicated, and truly deserve a raise.

Their dedication and professionalism make living at Avalon Simi Valley more manageable—and at times, tolerable. Their efforts do not go unnoticed and are genuinely appreciated.

Avoid- there are RATS! Absolutely TERRIBLE maintenance service and serious lack of communication with Avalon staff. We reported rats in the walls of our unit July 2024, and there was no action until we requested to break our lease due to living with rodents in October 2024. The Avalon maintenance closed our rodent requests - not once, but twice. We lived in an apartment with rodents scratching, running, and squeaking in our walls for 68+ days. Several emails and resident reports were filed with video evidence until it was unbearable standards for us to live in. Despite California law, Avalon still continued to do nothing about rodents living in our unit until we filed to break our lease, 68 days after our first request to resolve pest control. They sent 2 third party technicians out who both said they can't do anything and Avalon needs to fix it. If you are contemplating living here, DON'T! Their prices are way too high to deal with rodents in your walls. It is the landlord's responsibility to take care of rodent infestations in California and this was not handled professionally or properly. By the time we moved out, the situation was still not taken care of. Please see my attached video for your reference.

I have loved my experience here so far. Everyone in management & maintenance is quick to reply, and super upbeat and helpful whenever I have a question or concern. Particularly have to shoutout my appreciation for Joeanna who helped my move be an easy transition, Katelynn who has helped me with the infinite questions I’ve had & Angel who has helped me with quite a few maintenance requests!

Hi, When we moved to Avalon the prior staff was absolutely amazing. The new team is terrible. You cannot walk in to speak to someone. You have to either call and leave a message (they never answer the phone) or send an email. The security gate is always broken. Cars are being broken into, a man with a machete has chased a neighbor not once but twice. If you have the ring app, you can view the video for yourself. Homeless people are digging in the dumpster or sleeping in the common areas. The pictures posted by Avalon, is not clean as it looks. Kids cannot ride their bikes, play catch or a simple game of tag. If they do neighbors complain and the office sends you an email that your teenager is violating the lease just for playing. Their playground is a joke. It’s rusted and unkept. The rent has gone up $200-$300 each renewal . We struggle making the monthly payment. Our rent was $3419.00 plus a $200 utility bill, $50 garage rental. You can do the math. After we moved they advertised the new rent at an estimate $3000-$3100. Our friend lived upstairs and currently moving out and their apartment is being advertised $3200, when they were going to raise her rent estimate $4000. Once again you couldn’t speak to anyone about your concerns. We had found black mold from and installation completed 7 months ago, making my son sick, had no idea until we found it. I hope, I truly hope they took care of it. I have pictures to all the facts I stated. This complex is good for young adults with no kids. This is not a family community. I wish you all the best and hope your experience will be better than ours. The maintenance team was awesome. The vendors they hire not so much.
