I thought Audra was so outstandingly competent that she didn't even need one more review from me, because she has got enough clients to keep her super busy, why do I bother to bring more clients to her? But then I realized maybe more reviews will bring more clients to her so she can have the opportunity to choose who she wants to work with. So this review is a little overdue, but I'm sure everyone would like to call her after you know how excellent she is if you are planning to sell a house in orange county especially in her area San Juan Capistrano. Let's talk about her professionalism in a moment, which is absolutely top notch. I want to first highlight the quality that I value in Audra the most, that is her work ethics. She is not working for money, she is working for serving, serving the people who need support from professionals in real estate to go through a stressful period of possibly the biggest transaction in an ordinary person's life. Audra made the sale of our house in Yorba Linda so smooth. It took only 8 days for our escrow to close, with the closing price 130k more than the asking price. I offered her a huge check after the escrow closed to thank her for the perfect service we have received from her. Both she and I got emotional when I expressed my gratitude to her with the check. Guess what? After more than one month, she didn't deposit it, and when I texted her to remind her, she told me she appreciated my gesture, but she had ripped the check! Friends, if you are looking for an ethical real estate professional who doesn't work for money, you can stop looking now. Audra is THE ONE. Now let's talk about her professionalism. Our house was built in the 90's and has had no renovation ever since it was built, although it was very well maintained by three owners that include us. You can imagine how old style everything was. Audra did not suggest us to do any improvement for the sale, which saved us tons of money and time. How did she manage to sell it for 130k more? She hired a home inspector and made sure everything that needs to be fixed or replaced is done. Then she hired a fabulous staging company that knows how to choose the color and style of the staging to magnify the pros of the house and make the cons (old style) not so obvious. Her superb photographer then made sure everything is displayed in an elegant way. She paid for the inspector, the staging (we later decided to pay a little more to cover the staging of the whole house), and the photography out of her pocket! Her open house attracted numerous buyers from both Orange county and LA county. How do I know that? First of all, my neighbor was stunned by the number of buyers coming to our open house, and she texted me to let me know. Second and more important, Audra kept the record of all the buyers who come to tour the house, not only for the two open house days, but from the first day the property went on market. Our house went online on a Monday morning, and immediately attracted buyers on the same day, and the open house was on the Saturday and Sunday of the same week. Audra kept the record of all the buyers that showed up during the week, including her assessment of whether they would make an offer or not. Talking about professionalism. Do I need to say more? Now one last thing I want to mention. You may think the big 130k price jump might be due to our asking price being too low. Well, the asking price was 10k lower than where I would have wanted to start, but that lower asking price definitely attracted more buyers, and it was based on the assessor's report which Audra paid for, not just some arbitrary number. Now two months later, just a couple days ago, I received Redfin's email that I subscribed before as the owner of the house we sold, the valuation they gave for the house is 70k lower than what we have sold it for! I think I can stop here. There are a lot more merits that I can tell about Audra, especially her negotiation skills, but I believe everyone should be convinced now that she is an outstanding trustworthy real estate agent.
