Marcus Puentes, the maintenance manager, is incredibly responsive in addressing any issues that arise. He is professional, efficient, and truly goes above and beyond to ensure everything is taken care of. Overall I recommend ARG for anyone looking for rental needs!

Marcus Puentes, in particular, has been exceptional in handling the majority of our maintenance requests. DONT RENT FROM ARG (American Residential Group)

Me and and couple friends rented a house, we have lived together for years and have never had any issues with landlords. We always take care of our responsibilities and don’t cause out-of-the-ordinary wear and tear. We paid a 1300 deposit and then 1350 a month for our first 6 months, after that they raised our rent to 1570. During that 6 months they did two 120+ page reports on our house, excessive and a slight invasion of privacy imo, they only did one more of these during the next 6 month lease. At the end of that lease they increased our rent again to 1790. We just moved out and they gave us Ds on every single item on their 120 page report, obviously an oversight/shortcut by the hourly employee they pay. We take care of our stuff and spent 3 days deep cleaning. They are charging us over 1400 for minor repairs and cleaning we already did. The company is overbearing, too expensive, and unfair. We have had nothing but issues with the sink, dishwasher, the automatic locks and other small things. Do not rent from these fools, unless you like paying more than your fair share.

Maintenance is top notch. Had a few things wrong with the entry doors and John was able.to get everything fixed. He also sprayed for bugs. Unbelievable maintenance person. ARG has been nothing but professional and helpful in every possible way. Tha is ARG, I'll be raving about you to anyone looking to rent.

Do yourself a favor and stay clear and don’t rent with this company. They will keep your deposit and then some. Charged us $900 for paint after we touched up the paint ourselves before we left with the exact paint color the maintenance man gave us. When I emailed Blair, our property manager, about this I was told we used the wrong paint and we’re supposed to use “eggshell”. When we asked for the correct paint color before moving out she would not give us a straight forward answer as they were already planning on keeping our deposit and charging us even though we put our hard work and money into the house before moving out. We were charged for normal wear and tear and “animal feces” in our backyard even though we have never owned a pet in that house. We have always paid our rent on time and never complained even when they would raise it every 6 months. I’m extremely disappointed with how this has been handled and how we’ve been treated through this rental company.

We rented through ARG for almost a year and a half before moving to another city. At first things were okay, our house was a new build and we thought it would be great since no one had lived there. We always paid our rent on time and didn’t care we took care of everything that most rental company’s take care of. We had a 6 month lease at first because they did not offer year leases - until our renewal when they increased our rent. The floors were uneven and the heating system wasn’t great. We reached out several times for this because the downstairs was almost 15° colder than upstairs despite all of our efforts. It took weeks to get “fixed” but was still an issue. Our maintenance man was the only good thing about this company. When ALL of our pipes froze in winter, we were told it was “our fault” even though our sinks were dripping, and the water company told us it was because the water heater was in the garage with no insulation. At first they refused to provide any assistance and told us to wait for warmer weather, which would be weeks from then. After raising hell they sent maintenance out to unthaw our pipes by cutting a hole in the wall by maintenance.

Upon move out were were charged a re-marketing fee twice because of terminating early - both on the portal and in our disposition. After 2 weeks of requesting proof we would be refunded they still wouldn’t provide it. They threatened legal action when we finally disputed the online fee we paid, and we had to argue with them to show we requested documentations several times.

Do not expect your deposit back, they will take advantage of normal wear and tear and claim misuse of property to claim your deposit and charge extra. We hired someone to fill dry wall holes and paint matched at lowe’s in order to get as much of our deposit back as possible, we swept and vacuumed every floor and spent a multitude of hours cleaning. Yet magically they needed to repaint each room and every door (all had no damage other than normal wear and tear) all to receive a ridiculous invoice claiming 1500 dollars in paint repairs. They claimed lawn care and service was included in the online description and then billed us for not weeding? They billed us $300 dollars for deep cleaning kitchen appliances, that was not included in the lease description and we still cleaned very well! They will misuse their own lease guidelines for wear and tear and there will be nothing you can do about it.

ARG Property management is borderline dishonest with how they enforce “damage” versus “normal wear and tear” when I comes to moving out. Even things like chips and cracks in paint, which are explicitly categorized as normal wear and tear in the lease, are things that will be used to charge as much money as possible upon move out. Do not rent from ARG Property Management.
