Great experience with this property management company! I have had a few things break since moving in and the service has been great. My ice machine broke they had a guy out here the next day to fix it as well as when I called to get my shower head looked at because it started dripping. Very friendly and easy to communicate with. I would recommend renting from this property management company!

They had me view a apartment that was INFESTED with roaches. They didn't bother even trying to hide it.
*UPDATE* apparently they didn't like this review and decided to email me trying to have me remove it. Considering when I emailed them ABOUT the roaches they didn't address it. Fantastic management.

Fresh Beverages

Rented a apartment, they gave me a good deal but all the bugs infested my belongings including my car. I had to throw everything away. It was so bad i remember i took home a pizza and set it on the table. Within minutes bugs were doing kamakazi flips off my ceiling fan and landing on my plate. yuck

I requested a walk through before I moved out. Steve Fink came over and walked through with me. He never made any comment, so I assumed the property was OK. Three weeks after I moved out, I got some of my deposit back, short by $400. Money was taken to clean, even though it was already clean. And they charged me for weeding the hill that was beyond the fence. I was never told weeding the hill was my responsibility, and it was full of weeds when I moved in. I was also charged for shampooing the carpet, even though I had already steam cleaned it.

During my stay there, a rat got into the heating duct work. I called and left a message with AMI maintenance, but they never called me back. The rat died and then I had to deal with the smell of rotting rat. And everytime I turned the heat on, little bits of rat fur flew out of the vents.

These people are slum lords. I wouldn't rent from them again even if they paid me!

We worked with Sandy On our rental and she was very rude. Lied to us multiple times about their pet policy, about the home we lived in and about transactions. She was very unprofessional throughout the entire lease and was hard to get an answer from. One example of this is our rental property had a thermostat with heat and cooling, we were told we have AC. Summer came and the AC was blowing hot air so we made a maintenance request. After having a maintenance person come out MULTIPLE times we found out we in fact do not have AC. When we called Sandy to talk about it she said “oh yeah I wasn’t sure but I verified this morning you don’t have AC”… I cannot tell you how bad our experience with AMI has been and I’m so glad it’s over. The photo attached is an email she said being completely unprofessional and very rude.

I've lived on Ohio street for years...my roommate has been on the lease for 10 years. If anyone has the ability to give a review for AMI Properties its us. I've never once had an issue. We are the type of Tennant's that tend to figure things out on our own and don't call in much but there are times when things happen and need to be addressed. Every single time something happens they get on it right away. I've never sat and wondered why something isn't being done. Every time I call in they are all very kind with me and very professional. Whether it is Sandy or Zac or literally anyone they treat me well. I'm thankful to have lived here for the time I have been and expect to stay for the foreseeable future. I've had a lot of property management companies throughout my life and I've never had one that is more intentional about fixing things when they need to be fixed. Even all the maintenance guys are super cool. Whenever they come by it's always chill conversations and quick fixes. At the end of the day they are running a business. Of course you're gonna get a cleaning fee when you move out...that's just standard...and lightbulbs are your responsibility... Calling people crooks for that is decently pathetic. I recommend them without a doubt and I'm glad to have had AMI as my property management for the time I've spent here.

Horrible management company, Steve conveniently couldn't make it to our walk-through. So we left in good faith, after being tenants for two years, never being late on a payment and taking care of the property as if it were our own.

We even helped get our friends approved for the place after we left, leaving them with no vacancy loss. They took full advantage of us when we left. Even after we spent 5 hours cleaning they charged us for full cleaning on the entire unit. Additionally, they even charged us for "light-bulb" replacement. Really?

This company is a bunch of crooks. make sure to not do any cleaning before you leave, you'll just get charged for everything. Pathetic people.

Very accommodating and easy to work with. Our contract went month to month after the 1st year was up and it was nice to have that flexibility. Would recommend.
