I had an amazing experience working with Anitra to find my new apartment! From the very beginning, they were professional, responsive, and truly listened to what I was looking for. She took the time to show me multiple options that fit my budget and preferences, making the process smooth and stress-free. (Mind you multiple times I asked her to see the same apartments since I’m indecisive but she didn’t mind one bit)

I especially appreciated her patience and willingness to answer all my questions. If you’re looking for a reliable and dedicated broker , I highly recommend her!

I’m utterly dissatisfied with my experience with Allure. Beware. This apartment complex is just out to grab as many people as they can and take their money. Management is very slow to respond to any inquiries and when they do, they are very rude and snarky with responses. The facility is trying to compete with the other new builds in the area by offering lower security deposits and rushing through the leasing process. This is a trap. The leasing agent gets money off of each lease signed, so they intentionally rush the process. I seldom wrote reviews but I don’t want anyone moving into the area to be mislead and taken advantage of as I was.

First, as many other views would indicate management will do whatever they can to refuse the return of your security deposit. It’s been 4 months since I moved out and still management refuses to return my security deposit despite leaving the apartment in great condition. I’ve sent several email and called several times and they keep telling me, they’re ā€œinvestigatingā€.

Second, if care is not taken they can lease your apartment without your consent to someone else. Get everything in writing as they care more about the money they can make off of tenants than the tenants themselves.

Third, the hot water seldom worked, elevators were frequently broken, garage was frequently malfunctioning, many police incidents, and hallways always smelled like smoke.

If you’re looking for a luxury place to match the amount you pay I wouldn’t recommended.

11/8/24 Updated! Residing Tenant here @ your service!…The Allure is Amazing overall & keeps growing and evolving into something truly remarkable!..I’ve read some the reviews. False narrative pushed (shame on you) Bad tenants! Not sure why Google allows folks who never lived here nor pass intake process leave a review. Smh!..Three sides to a story. Their side. Residing tenants side. In the middle lies the truth! There’s no incentives for my review. Only the honest truth based on my own personal experiences & observations. Let’s go!

Management- Been a residence at the Allure three years now and still loving the amazing view and all the amenities it offers. Management team. And team within the leasing office is very responsive. Jhenelle’s professional demeanor and great communication skills are well appreciated whenever community is in need of assistance. Simply jump on communities portal- be prepared management will respond Community pride ourselves on healthy communication. Management team is made up of real people and not bots. We remain respectful.

Maintenance Crew- Best maintenance crew ever experienced. Please be prepared the Men are quick to respond and eager to repair no matter how big or small the issue they work hard in same day resolution & Nazeh is the best!

Again. the building is evolving into a more warm peaceful loving healthy functional and wholesome environment! Especially after getting the kinks out!

11/8/24 Current tenants we aren’t complaining and we’re neighborly. So please stop the gaslighting of the Allure & B360 properties and our existing residents we have a say + ā€œWe have running water with no water issues and I personally love hot showers! The owner(s) @ Allure and 360 properties Leasing Office business runs on TRANSPARENCY* you must be honest. Maurice in leasing is phenomenal. Please follow directions verbatim during intake process.

Free game- Check your credit @ 3 credit bureaus before applying and your entire credit file! ā€œDo your due diligenceā€ and not blame others. Accountability isn’t a good feeling however this is the standard process for tenancy in NJ State.

About Guest parking šŸ…æļø
At one point in time, there was plenty parking spaces for guests. I know first hand! But some tenants and their guests frequently flooded quest parking area backing up traffic in front of building (traffic jam) also parking in tenants spots, and just being ignorant disrespectful combative and exhausting to our beloved Concierge’s who we respect and adore and rude to us tenants! One day, I couldn’t get out the building for work I was barricaded in by guests who *refused* to remove their car out the way! This was an ongoing disaster. When guest parking šŸ…æļø was removed the problem was solved! The End! …No worries there’s plenty parking in the surrounding area for guests. Preventative measures! This keeps congestion issues down. Nonetheless, If you would like to join any of the B360 properties. Please keep in mind it’s a respectable business and community that runs on transparency, respect to others and effective communication. Everyone Be well! 😊

I just moved out after living at Allure 258 for a year and I can confidently say it's a fantastic place to call home. The building itself is both comfortable and stylish, with high ceilings and thick walls that make for a peaceful, quiet environment – something I value immensely. It's warm in the winter and perfectly cool in the summer, keeping every season comfortable.

Moving in was smooth, thanks to the accessible elevators and organized management team. They made the entire process easy, and I’ve been equally impressed with how efficiently they handle requests or maintenance needs. Management is prompt, courteous, and genuinely committed to keeping residents happy.

Lastly, the concierge service deserves a special mention – they are friendly, attentive, and always there to help. Allure 258 is not only a beautiful building but also a welcoming and well-managed community. Highly recommend for anyone considering moving to East Orange!

Anitra was AMAZING she made my process very EASY . She kept her word on everything she told me . Customer service 10/10 ! I met all the qualifications so it was a breeze for me to get approved . As far as I can see the building upkeep seems to be on point!! I haven’t moved in yet but I know I made a great choice !

STAY FAR AWAY FROM THIS BUILDING AND ANY B360 BUILDINGS. This building and the landlord/his son and Joseph Ambler who are all completely inept and impossible to communicate with when dealing with issues deserve 0 stars. Joseph should not be trusted whatsoever he will lie straight to you and pretend it never happened, he is the landlords pet. Make sure to record any conversations when dealing with him. Living here has been psychological torture with lack of hot water in the winter and lack of AC in the summer. I have been renting for 10 years straight and by far this is the most miserable experience of my life. You couldn’t pay me monthly to live here I have been requesting to terminate my lease early since February.

The building is simply unlivable and unable to sustain the residents in it. The water temperature has never once in my 2 years living here reached the minimum temp required per NJ state law and the landlord simply doesn’t care or do anything about it besides hide behind his lawyers and try to make your experience even worse. The landlord and his son are completely spiteful and will hold negative reviews against you, despite them all being honest.

The AC is completely incapable of cooling the building so in the warmer months you will have your AC running on full blast 24/7 just to maintain 76 degrees. The glass is not insulated at all and the building absorbs the heat or cold and my electricity bills are outrageous just to still be sweating every single day that it’s sunny here.

The elevators are always out of service, there is no guest parking whatsoever and no public parking within 2 miles so good luck having anyone come visit you.

The gym is a joke if it was actually working equipment with how small it is it only has a single bench, no cables besides one machine which has been out of service for months. The pictures I am attaching of the gym sums up the entire experience living here, don’t be fooled by the pretty pictures online, nothing ever works. 4 out of like 7 machines in the entire gym are out of service and even the air conditioning is broken in there so there’s a huge ghetto fan in the middle of the already tiny gym.

THIS IS A FALE LUXURY BUILDING. Nothing about it is real quality it is all cheap materials, the walls are paper thin and the glass windows whistle as soon as there is any wind and will whistle all night. Not to mention this is in east orange, there is nothing luxury about living here please do not be fooled by the nice exterior of the building it is literally rotting from the inside out after only 2 years after construction. The property manager once told me ā€œthis is why you don’t move into new buildingsā€. Take their own advice and simply look anywhere else I cannot say enough terrible things about this building or dealing with the landlord. A complete disgrace the landlord should be ashamed of how he has not only maintained the building but also the residents. Don’t trust any positive reviews here they incentivize them and are all completely fake

This building just completed and open for customers in this year, it has unique location, few minutes to West Origen,and easy to Newark and New York city, but the most is this should be most safety property.
The manager are very well, they know how to deal with customer question and help customer by they best. I came from other state to NJ. One apartment is my favorite which can see the New York skyline. But I want beginning my lease with my business month starting, therefor, I ask them can they keep this about a month for me, they said yes. And also stuff are very well and responsible,when they open the heating system in my room they still check other equipments running safety.

DO NOT RENT HERE! They double charged me my final month moving out and still haven’t refunded it. They said they would via email and have not. Imagine getting charged $2,300 additionally for no reason, on top of moving expenses. I did receive my security deposit back, that’s the only positive. I’m happy people are speaking up. This place needs to be sued
