I am writing this review as a former tenant who recently moved out of a home managed by this company. If you are considering renting from them, don’t do it. Just rent directly from an owner and don’t mess around with any 3rd parties. Just like you’re not advised to buy plane tickets or really anything from a 3rd party, the same applies here.

It started on Day 1 for us: We moved into a house that was absolutely filthy. The floors had accumulated dust and debris from probably a year of no one living here, dead bugs everywhere, mass amounts of mold growing in our fridge because someone shut the electricity off and didn’t think to leave the fridge doors open while the place was unoccupied. I even made sure to ask them about cleaning protocols *before* moving in and they assured me the home would be clean. As a renter, this is absolutely unacceptable. Of course, upon moving out you’ll be expected to clean *everything* just like they won’t do for you.

Let’s move on to maintenance: This team does not know a single thing about the trade they come to “fix”. When you submit a maintenance ticket I’m convinced it goes into a black hole abyss. No one responds. So then you’re forced to call/pester them multiple times a week to get some kind of traction on your ticket. Once you do that you can expect someone to come out between 1-2 weeks if you’re lucky. So you’re looking at ~2 months to get any kind of issue fixed (minimum). To top it off, the fixes are subpar at best. It was clear throughout the duration of our lease that the maintenance team could care less about you as the renter or the house they are managing; they simply just exist to take your money.

I would not recommend ever renting OR ESPECIALLY hiring this company to manage my property. They will just cause frustrations for your tenants and ruin your house as an owner. Just rent directly from an owner (preferably someone who lives in Austin) to avoid the middleman headache. It’s just not worth it when these management companies/individual owners are a dime a dozen here in Austin.

Have made several attempts reaching out through our rental portal to the property manager showing “Robert Eryes” no reach out, I have been reaching out for weeks now regarding information. Communication is awful and you don’t know who to speak with because you get emails from different accounts regarding the money they ask for yet when response to the matter NO RESPONSE. Regarding HOA fees they send you a letter but never the actually HOA letter on the actual issue and charging you nearly double or triple the fee. This is ridiculous and awful management.
