I have been a tenant with Affordable Property Management for over two years, and I couldn't be happier with their exceptional service. The team is incredibly responsive, always addressing maintenance requests promptly and professionally. They go above and beyond to ensure that all residents feel valued and taken care of. Seems like some nice places on there website but not worth all the fees you have to pay with no guarantee of approval. You have to pay a fee per adult moving in then a fee for any tour you take. You're basically paying for the right to be denied. Ads are confusing. In one it says: "This property is available now" then gives a paragraph describing the property. At the bottom of that very paragraph it says: "The property is being updated. It is not in a ready to move-in condition." Separate fro all that I feel like their requirements are a little too high for the quality and spaces they are offering.

Affordable Property Management is very reliable and offers very reasonable rent. It is one of the best in the Bay Area if you’re looking to rent a property at a reasonable price. I would recommend them if you're looking for a place to rent. Also, they work very quickly to fix maintenance requests.

If you seek to rent a property managed by APM, turn. away. I would give this company no stars if I could.
Affordable Property Management, or APM, has been the worst property management company I have ever experienced. My husband and I currently rent a property managed by APM. It's been 1.5 years so far. As tenants, we have had less than minimal support from APM despite our tenant rights.
To quickly summarize:
- The rental home was dirty, and there were many things to repair prior to our move-in. A few things took 2+ months to get repaired. Holes and stains in the carpet, rusted window locks, loose cables, broken closet tracks, and rotting roof trim, to name a few were not fixed.
- We were exposed to toxic black mold for months this year. It took APM and our landlord months to remediate the issue. APM would only do something once we communicated that we could schedule a city inspection to resolve our maintenance issues.
- APM also needed to adhere to the Tenant Relocation Assistance Ordinance. We had to send multiple emails to remind them that we still needed to fill out any necessary forms for our temporary relocation. Furthermore, we had to physically go to APM's office to collect the temporary relocation payment after they failed to pay us within three business days.
- The ceiling fan in the primary bedroom wasn't mounted to the ceiling and wobbled horribly when turned on. The landlord didn't approve the fix when we first moved in. The fix wasn't approved until our bedroom scored 289 out of 300 for toxic black mold.
- Their maintenance manager, Jenn, has worked at APM for 10+ years. Despite her experience, she has been horrible to communicate with. I work in customer service and can tell when scripts and macros are used. For someone at her level, you'd think she'd have the soft skills and expertise to diffuse situations and avoid breaking city codes.
- Most of the vendors APM hired to handle our maintenance issues also had much to say. They have shared horror stories from other tenants renting through APM. APM is notorious for doing little to nothing for their tenants in the Hayward to Fremont areas.
In short, if you rent with APM, you will endure their weaponized incompetence. I have so much more detail, but let's wrap it up. Please don't waste your time and energy like us. There are better companies in the Bay Area, like Discovery Investments in Oakland. Or Mynd even (they give a dodgy vibe, but any property management company is better than APM).

This is a horrible management company. We had terrible damage from storms and neither they or the owner helped us. Also they keep your security deposit, they charge you to write a lease every year, and threaten you when you have repairs to the unit. Do not rent from them.

I will leave this up and re rate your according to your service which was very friendly and informative when I was apartment shopping. To clarify I leave this up for any confusion. Thank you for catching the error and responding in a professional manner. My sincerest apologies for not catching that. My goal was to make future TENENTS aware of the process so they can make an informed decision.

I was very apprehensive after putting my deposit the whole process started to feel cammy. Messages thru text, the excess fees or amount the charge which are sent after sending your deposit. I moved in everything was good stayed in my place for 2 years and kept it nice like all my previous apartments. Upon moving out was the problem.
I was sent and invoice for carpet stains and a replacement screen door. (Tiny hold in screen I could have put a patch but I didn't ) They kept close to $700 for an Extremely small 1bedroom. When I mentioned it was incorrect and inflated I wanted to dispute it because I had zero stains they sent me an updated invoice with completely different charges that totaled the same amount only refunding $50. Like magic the cheap plastic screen (pictured less than $100 at home Depot) rose from $150 to $250 for a new screendoor and re adjusting fee the door magically appeared? Then they kept the rest and changed the invoice for cleaning instead of extra stain fee. Ridiculous and they scam you out your money when you move!!! Now it makes sense why the owners all give 5 stars. I've have never in 20 years had this much taken from a deposit. Not even in the 2brm townhouse or the 2 brm loft cost this much to clean. The place was a tiny 1brm with a shotgun kitchen no dining. My fees don't add up at all. No way they were charged that much for such a small place On top of that they added charges they didn't charge me for on the fake invoice to make it appear like I got a deal.... fix the shower and blinds which was a lie because it was fixed by management a month before I moved and it took them a month to fix the glass door that sliced of the track due to their error in not putting the clasp straight on the glass. The "fake" invoice couldn't even be on the same invoice if it was truly accurate. As well as a charge bogus charge for blinds that was another "fake" invoice item because I personally went to home Depot and replaced them the day I moved.
Upon moving they have you drop your keys at a random office downstairs, upstairs is the fake office area most likely for an address because they all work remote. Oh and $150 rekey fee for new tenent which was on the lease but still ridiculous but you'd have to do that anyways. Trust your instincts!!!! Not worth it you will not received your deposit. Pictures of the condition the apartment was in when I moved in. They insisted it was cleaned. I scrubbed sanitized sockets,light switches, windows, and look at the screen pictured they charged me excessively for. Unacceptable.

I had a tour to a house and was interested to lease the house via this property management, I have explained urgency of my move to them and filled their online application paying a fee, however I did not find them supportive and it does not worth to fill the application and pay a fee.
