I strongly advise against renting from this company at all costs. My experience was nothing short of a nightmare. Despite returning the home in better condition than when I received it—going as far as having it professionally cleaned and leaving behind a garage door remote for the home—they still unjustly took my $1800 deposit. During the move-out inspection, the representative even expressed amazement at how clean the house was, yet they still decided to keep my deposit. I never made a late payment, and it feels like my money was outright stolen from me. Save yourself the trouble and avoid renting from this company.

I’ve been with AAIMS Property Management for around four years now, and I couldn’t be happier that I chose them. From day one, they’ve made everything super easy and stress-free. Sarrayyah, especially, is amazing. She treats my property like it’s her own, always making sure things get done and done right.

Anytime there’s a repair or something that needs attention, she’s on top of it, and I never have to worry about anything slipping through the cracks. The communication is always clear, and I know my property is in good hands. It’s such a relief knowing they’ve got everything covered.

For the last three years, my family and myself have been renting from Aaims Property management under Meredith Baynes as our manager. To say our experience was amazing is an understatement. If I ever had any issues, Meredith handled it quickly and efficiently!! We are super grateful for the opportunity that we had and all the memories we made in our beautiful Rental. We are on to our next chapter, but I will forever remember Meredith and I’m super grateful to say that our experience was above a 5 star !!! Thank you

My property had been under the management of AAIMS for over a decade. Sarrayyah Kennedy was the individual who managed the property. Unfortunately, the state of my house upon the recent tenants' departure was deplorable. The property was littered with trash and sustained significant damage, particularly in the kitchen. Despite entrusting AAIMS with the upkeep of my home, I incurred substantial repair costs, exceeding $10,000. I am currently undertaking extensive renovations and have since transitioned to a new property management company. I strongly advise against considering AAIMS for property management services.

It's apparently policy that the tenant is *not allowed* to be present during move out inspections as confirmed by Paula Harrington-- the person above the property managers.

So my move in was pretty screwed up, my water was not turned on because it was still in the property managements name so I had to make multiple phone calls to get it turned on and it took all day. The house was also not cleaned before I moved in. I waited 1-2 MONTHS to move in and I was told the DAY OF move in that it wasn't ready and I could either postpone my move in or I could clean the house myself and I'd be credited for the cleaning. This is important because I was offered TWENTY (yes 20) dollars for cleaning the house myself. This included renting a carpet cleaner, scrubbing walls, ect. This coupled with the water, and on top of everything a washer/dryer was supposed to be included-- which of course was not. But the manager tried to tell me it wasn't in in the listing-- which it was advertised.

During my stay I never raised hell about any issues. I put work orders in but they were rarely if ever completed after 4-6 months. They ignored my concern that the septic tank was getting full until it was overflowing-- even then they wanted to wait due to it being a weekend and the cost to get it pumped. This caused issues with the master toilet, which I put in a work order for as it was seeping blue liquid from the base-- so I didn't use it in the last 3+ months, but it was never addressed and I was told that I needed to fix it on the moveout inspection report... when it would've been addressed if anyone did their job.

Move out I spent a good $500+ on all the stipulations such as pest control and to have carpets professionally cleaned. I was going to spend the night at the house awaiting the move out inspection the day after, and I was told by the manager saraya(who had been a joke the entire time I was there) that she does them without the tenant. I didn't think much of it at the time but I didn't get any follow ups until 4 months later where they charged me $300 for not raking the pine needles in the back yard(front yard was immaculate and better than when I received it), and then another $200+ for cleaning because 2-3 out of the 12 household rooms had dog hair on the baseboards.

So instead of contacting me to correct anything they waited until they sent the check 4 months later. Keep in mind my move out inspection was a week before my lease was over. It would've taken me max of 2 hours to make the corrections instead the crooks waited until they think I wouldn't have cared. In the end after a lot of back and forth they refunded me half of the cleaning fee they charged me, but they still charged me for cleaning when I was the one to clean the house from the last resident.. I'd advise to stay away.

If you are looking for a great property management company look no further. AAIMS has been a great experience and smooth sailing since day one when I called to inquire about multiple properties. I was extremely lucky to end up with property manager Hannah Bullard! She has been absolutely amazing and has went above and beyond for my through this year of renting from AAIMS. She has done exactly what she's said, worked through all my issues in a great timely manner even through my hectic work life. She has been nothing but understanding and patient. Once more look no further if you're in search of a great company with PMs who truly care about you and your home !

Worst company ever! They started off nice to work with but we found flaws in the paint after move in. Our sink faucet was broken in which they came out with there so called contractor to install tje new faucet. But he left it with the weight not on properly. Also they sent a yard guy that looked to live in his van who was supposed to pick up all the pine needles but didn't. I have it all documented and a tree limb fell from lightning sticking the tree we told them and was ignored. We also had the carpet cleaned and holes patched and painted before move out. They tried to say patches weren't properly sanded and walls paint d9nt match but never gave us the color of the walls and we got it close as possible. We aren't professional painters and isn't our job to repaint the entire house. They tried to say we damaged the sink faucet when we didnt it was just never installed properly from there contracted handy man. They also said we were to sand down the walls. Bs also that we left deep scratches in the sink that is also bs they must have done that after we left and tried to say was us. And that we have to pay for the pine needles to be removed that they them self didn't do when we moved in all was addressed but property management either canceled the maintenance on there own or didn't respond. And now want to charge us for it. And our lease ended in June which we went month to month we paid till we moved and was supposed to be prorated and we was lied to they still wanted to charge us for a whole month of rent we aren't even living there as we left on the 2nd. And gave them notice 2 months prior via txt which by law in nc is acceptable. As a official notice. But they tried to say no it has to be email which dosnt say so in the lease. Which my lawyer also verified txt is acceptable then they only wanted to say well it's still 1 more month we owe as they only want to go back to July and not June when we said we weren't renewing our lease as we was buying a house. They knew in advance our intention but still money hungry. Also taking our security deposit for some drummed up bs that we didn't do. Which I have pictures of before we left the property and the property manager was our sick a few days or week while the company had the keys so if they went over there to look while she was sick and did damage it's not on us. So plz stay away from this crooks of a company. They will lie to ur face while they smile at u.
