Definitely had a Positive experience with ABPM, I lived in one of the properties for 3 years, Richard at the office is great, communicated very well and very attentive. Response to my repair requests were fast and they took care of all the issues. I highly recommend renting from them.

DO NOT RENT FROM THIS PROPERTY MANAGEMENT! My unit’s building had a plumbing emergency and was backed up and overflowing, they took weeks to address the issue then tried to blame the damage on us using baby wipes WHEN in fact the plumber who came on sight said there was structural damage to the pipes outside. They tried to get me to pay the bill out of pocket.

My biggest issue with them is that after I moved out and turned in the keys, they took 3 weeks to go change the locks and secure the unit only to find out there were squatters at the vacated unit. They tried to tell me I was liable for said squatters, because the trespassers looked up my name and lied and said I illegally subleased to them (without proof) . ABPM then tried to say I need to pay rent for the months after I moved out and returned my keys. They tried to hold me liable for squatters taking the premises, when in fact they handed a brand new key to the squatters after the locks were changed without seeing proof of this fictional lease, as I do not know the squatters.
I believe this company is full of scammers who are only worried about money and don’t want to do the right thing.

Modern day Slum Lords. If I could afford to go elsewhere I would. They want everything on email. Which I get to a certain extent BUT some situations merit a phone call. Oh & don't expect a signature on the emails either. They are deliberately NOT added. So they won't have to deal w the tenants. Then there wear tear method whenever a work order is requested. It's like pulling teeth!!!! They'll take their sweet time fixing ANYTHING. Multiple vendors are sent out. Whom will tell advise the same solution but what they're looking for is CHEAP CHEAP. Then they want you to contact the vendors for the repair BUT don't talk to them because that's forbidden. I mean come on me make it make sense people. The buildings fixtures I currently live in are completely outdated not to mention dirty. Some of the windows still have wooden frames while others don't. The pix posted on their website for listings are waterproof for a reason. So you can't zoom and really see the issues. Rent is raised every year and we're told it's for the bulidings up keep yadda yadda bunch of bologna. I told them about spider webs all over the building and that it should be power washed. Guess what they did! Sent a guy more than likely from one of those task rabbit/ thumb tacks apps w a broom to sweep them off. No one from the office has REALLY came to actually inspect the building. If they have they TOTALLY hid this fact from us so we wouldn't ask questions or complain. Again I've lived here 8 years and I have yet to have a "BETTER" property management experience. During that time I've only actually spoken to someone in the office less than handful of times. Oh because if you call me than once and for a legitimate reason mind you. You're "HARASSING" them! And during my time here I've seen over a Half dozen tenants come & go in less than a year. Don't get me started on all the Band-aid repairs!! These people LITERALLY have no shame. And regardless whether I could afford to move or not. Fact is that I nor any tenant should NOT be experiencing such DISRESPECT AND UNPROFESSIONALISM. It's just Bad ALL BAD!! DO NOT RENT HERE!!!

I rented from them for two years. These people kicked me out for no reason and almost made me homeless. Everyone that works there is a huge part of the homeless problem. I should note that this happened around 2014. I hope they got better! I know eviction laws have improved since than.

In my experience easy to work with. Grounds were clean. Service always occurred within a day or two. No surprises about inspection. Only constructive criticism was that sometimes recycling wasn’t taken out.

This place is a scam, they tell you that they accept co-signers, take your money and don’t even touch the co-signers application. THEN they don’t answer the phone( I have called 7 times.) Terrible customer service and terrible experience overall. Would not work with them again.
