I recently rented an apartment through Heritage Properties and Hope was amazing to work with. Moving from Canada, we had a lot of questions and Hope was patient, professional and friendly through the whole process. I was interested in an apartment managed by Heritage. This company has very poor customer service. I left multiple phone messages, no one ever called me back. It took days to hear back from emails I sent.Then the responses were not helpful or an answer to my questions. Not consistent communication, no explanation or apology for taking multiple days to get back to a potential tenant. The company seems very disorganized. The person managing my application seemed incompetent or maybe just too busy. Very concerning that if I was a tenant, I would not get concerns or repairs managed in a timely manner. I would not recommend this company.

Heritage has been a stellar property management company every step of the way! From finding my gorgeously bright apartment to fixing any and all of my issues quickly, I’m 100% pleased. Their application process was safe and easy - the fee was only around thirty dollars which was a huge relief! Definitely recommend.

I approached Warren and Tristan with an urgent home rental situation about two years ago and they handled my investment with care, professionalism and kindness. My wife and I owned a home in St Louis (Overland) and had a string of bad tenants due to another rental management company. We had thousands of dollars of damage and needed to decide whether to sell the place, rehab, move in or any combination of those options. The Heritage team was patient and knowledgeable and ended up, by some miracle, making sure that we came out without a loss. I trust them with any property situation and promise that you won't be disspointed.

I was optimistic when I heard my apartment was going to be managed by Heritage. They did a thorough walk-through and identified many hazards. They gave me a lint trap for the dryer, fixed the fence, and replaced overhead light fixtures. I still had a leaking roof, poorly functioning shower, broken drawer, no dishwasher (I was promised this in the original lease) and drafty windows.

They promised to fix the leaking roof and shower once the owner provided enough money for the repairs. These repairs never happened and I lived in the property over a year. They never fixed the drawer, I never received a dishwasher, and I purchased a space heater to compensate for the windows. I could live with these problems but it wasn't ideal.

Then came the mice.I contacted Heritage immediately and placed my own traps. I sealed holes and hid my food the best I could. I didn't hear back so I called the office. They sent out a staff member to place poison traps. I reminded them that I had a dog and that the traps needed to be closed. I caught one mouse in my own trap and released it several miles away. Heritage did not follow up with the poison traps. A couple of weeks later I still had mice so I called again. This time they sent out a staff member who put glue traps in the open. They also blamed me for having food and dog food, even though nothing was out in the open. The glue traps posed a danger to my dog and I had to move them immediately.

After several more weeks, the mice remained. I started sleeping at a friend's house and contacted Heritage again. After more than two months of the infestation, Heritage finally called an exterminator. I moved out of the property shortly thereafter but speaking to my neighbors, the mice were in the whole building.

When Heritage first took over my rental they had a convenient online portal for paying rent. After several months they switched to a new system. This system charged higher fees for online payments and did not send notifications for all email communications. Under the former system I paid my rent automatically each month. The new system was cost prohibitive and I was better off mailing my checks.

On the note of fees: I mentioned that I did not live in the aparment for the last month. I paid a pet fee for each month my pet was "on the premises". Since my pet did not live in the apartment the last month, I did not pay the deposit. I received a curt notice that I was still expected to pay the fee even though my pet was not there because they would need to clean the ducts, etc. This is not the function of a monthly fee. If my pet had passed away, would they expect me to pay the fee indefinitely?

Finally, I moved out over two months ago and still haven't received my deposit. Heritage acknowledged that the property was in good shape but they claimed that they could not give me my deposit until they receive the funds from the owner or someone rents the property. The deposit is less than 1K so it seems unlikely that these funds are simply unavailable. I would like my money but I don't wish that property with its flaws (and probably mice) on someone else. I've contacted Heritage multiple times about my deposit but I doubt I will ever see my money. I'm much happier living elsewhere. I do not recommend Heritage Properties.

**UPDATE: Shortly after posting this review Heritage contacted me and refunded my security deposit. No one is in my apartment but it is a relief to have the funds.
