I am a current tenant of this property management company and I never see or hear anything from them which is nice except for when I have maintenance needs that need immediate attention. It takes over seven days on multiple occurrences to get any type of verbal or written response. I currently haven’t had electricity in half of my house for over five days and haven’t gotten a response from anybody. All I get from the office is “we will give you a call back. Thanks for following up on this.”

This is the second occasion this has happened. Unacceptable management practices.

Negative stars needed. Absolute worst customer sevice,automated txts that you can't respond to,no one answers emails. The 'office' is a locked door hidden down a hallway in a half empty building in Ft Smith. Don't waste your time or money .

Probably the worse company I’ve ever dealt with renting. I had to pay a 1000 deposit when I moved in and nothing was cleaned, floors were dirty, fans were full of dust. I had to deep clean it myself and still had to pay a deposit for them doing absolutely nothing. AC was broke upstairs for several months due to crushed pipes. Never noticed it due to us getting it in the wintertime. KCP ignored it for months before it finally got over 100 degrees outside in the summer time only to give us AC units instead of actually fixing it. You could never get ahold of anyone in the office. Never fixed anything that we reported for maintenance. It seems like nobody is ever in the office or just doesn’t care. Called them multiple times to ask them what steps I can do to get my deposit back and I was told I would be called back every single time without ever getting one. The only time they will ever answer or even call you will be around the time rent is due. They also raised the rent every year just for them to list it back to its original price after we moved out. Even the neighbors would tell us that everyone who rented the home we did would complain about KCP and Keith Lau. I honestly think giving them 1 star is generous. Will never use KCP again and if you are looking for good landlords I wouldn’t go with any places that they list.

I thought the people running the front office were extremely polite and professional. The only thing I had trouble with was the fact that in order to get a place for rent through there management company that reviews all possible renters but if you don’t have a high enough credit score you won’t qualify for anything they might have available. I owned my home for 33 years, but now that I sold it because of not wanting to maintain it anymore due to me getting older. I wouldn’t qualify with a low score I think is around the low 500’s or less. But in use my account information that shows how long I owned my home. Fthat I had a house for 33 years. Don’t like credit cards and don’t like car payments, along with living on a fixed income. My income is sufficient for what I am hunting for but knocked the wind out of my sails to not qualify because of my credit score, and I am pretty sure if you under public tax record in the county I live in it will show me paying taxes over all of those years. But for some reason that isn’t enough. I would think it would show me being a pretty reliable renter, because I do not like moving. And my living in the same spot for that long should speak for itself. Or maybe it’s just me and not liking the way things are done in this day and age. I know there are bad people to rent to, but just because you have a good credit score doesn’t mean that you don’t live like a pig. I know a couple of hoarders with a ton of greenbacks. But you can’t get from the front door of their house to any other part of their house without crawling over all kinds of crude. Does that make them desirable renters!!! I think not, I am just saying that the average household has a debt of over 35,000 and climbing. Credits good now but a month or two months down the road, who knows. And do you follow them after renting to them to see if they just so happen to file a chapter 13 two months or even less in some cases, after starting to rent from you. I’m just saying the system is not correct in its way of evaluating new renters. You better off seeing if one can cook better than the other. Or give them a free place to stay kids pets and all for about 3 weeks and then see if
You would rent to them, because I know some folks that their kids can trash a place in a matter of days. lol…,I know I am picking at this but I get frustrated at knowing someone is going to be a renter that ain’t worth didly squat, while I am a person that will be the one spending money out of my pocket to upgrade the place I live be it landscaping, painting
Custom wall colors inside (if whomever I am renting from approves my doing so.) and I am a professional painter so free labor, cant go wrong there. And I can pretty much do a little bit of everything. Although I don’t mess with electric or plumbing. Leave that stuff to the pros. Well I am just saying that I am a plus side for a landlord if they let me rent from them. Well this is just what I had to put out there, now whether or not it even makes a hill of beans to anyone that rents property, that will be determined by the place I try to rent. And by the way, I am new to the renting world, so maybe that will make you understand why I have this huge comment on the subject. I just think because I have never been a renter in over somewhere around 40 some odd years. I should be an exception to the rules on this matter, or at least I think so. Ok I’m done now, have a wonderful and blessed day. And the pic I put with this is a place my girlfriend got approved for and from what we understood had a finish date of around the end of February but as you can see it is far from it due to the weather plus I would rather live in a house instead of apartment even though everything would be brand new on this build. I lived off of Albert pike at one of their rental properties. They brought me a fridge infested with roaches and we asked them to replace it 20x times and they refused and just kept “spraying” for roaches. The problem never went away because they don’t listen nor care. Upstairs was burning hot and downstairs was always cold. My daughters room averaged a temp of 77 degrees. I explained the vent in her room wasn’t even blowing air they came and checked it out and didn’t even fix it. They told me half the things they couldn’t fix or they had to get permission to fix anything that was broken then they would never get back to you. We even tried paying rent late several times so they’d fix stuff. Nothing ever worked. They’re extremely rude and don’t do their job. The maintenance men were so uneducated at their own job. One of the maintenance man said he wasn’t certified to fix anything they just had him look at stuff lol then he would leave and they would never fix anything. We had a horrible roach problem the whole year we lived there due to the fridge they brought in that was heavily infested they were living in the fridge getting in our food constantly. Couldn’t even have an appetite 90% of the time. When we left we dropped the key in the Dropbox at their property and then they claimed they never got the key and wanted us to pay for another key. Overall 100% a sketchy company and horrible and lazy workers who try and give you attitude because they don’t want to fix anything or have to get “permission” to. Long story short unless you want a terrible living situation and would like to be stuck in a lease don’t ever go to a property owned by KCP management

My hot water heater was out. And it was Sunday. Cameron, their maintenance service person, came right over!! He re-lit the pilot light on my water heater. He explained to me what had happened and how long it would be before I had hot water. He took care of it and he was so, so nice and polite... And he was willing to come out on a Sunday. I truly appreciate his promptness and manners.

Go up
