Update: I lived in the same property for over three years and right before my three year mark they sold it. I stayed because I could afford it but their management of it never improved and the actual person in their office managing it switched multiple times so I can’t imagine they’re that great to work for either. They also offered people rewards for writing positive google reviews so beware of any positive reviews. I know the housing market is rough but wanted you to be warned.

I’ve lived in a property managed by Core Communities for two months now. We have an outside door with a key code but it’s not the type of door meant to be a used for a multi unit front door, so it doesn’t close automatically if someone doesn’t pull it shut. It sits open to the pub like the picture shows at least half the time. I called three weeks ago to ask for a different door or hinge system and nothing has changed.

A resident moved out and left a lot of trash by the dumpster. After a week of it still being there I called and asked if anyone checked this property routinely. They said they had it scheduled for clean up. A week after the scheduled clean up it was still there so I called back. It still took another few days.

I put in a maintenance request, it took them THREE WEEKS to call me and schedule when someone from maintenance could come fix it. An hour after the maintenance tech hadn’t showed I called to make sure they were still coming. I work from home and it’s in the room I use as my office so I had to re arrange all of my office set up. The maintenance tech was schedule to come between 8am-8:30am. They showed up at 11:30am looked at what needed to be done and said “oh wow that’s going to take tools and supplies I don’t have, I’ll have to schedule another time to come back.” Even thought my maintenance request was detailed with pictures and measurements. I reached out to the office to see when they were coming back and got the response “we’ll reach out and schedule when maintenance asks us to.” It’s been a week, I’ve heard nothing.

I live in one of their lower income neighborhoods. As I read through the reviews here I can’t help but wonder if they prioritize customers in less diverse communities. My actual apartment meets my needs but their lack of communication and pride in how they manage the outside of this facility is really sad.

I had a very poor experience with my move out process. Living here was pretty good, no real complaints about the place. My monthly expenses were far more than advertised, but I guess it's part of the deal.
But when it came time to move out, I quite literally could not reach my leasing manager. That made the move out process really uncertain and it was frustrating. I tried to reach Braelyn Macfarlane for over FOUR WEEKS with no response. This is with three different forms of contact, and probably 8-10 attempts. Really frustrating and very unprofessional... Once I got a hold of her I still had many roadbumps trying to return my keys and get my deposit back. Be wary

Also know they offer incentives for five star reviews.

I loved renting here until the end of the lease. Which is when they showed their true colors. They wouldn’t renew anyone’s lease due to remodeling and they claimed “the noise and dust” would be an issue.

Well they immediately started the remodeling before we all finished moving out at the end of our lease at the end of the month. I get it, to recuperate costs. But they are making SO MUCH noise. I haven’t been able to get any sleep and they haven’t even somewhat accommodated .

This part is for their Glynhill Apartments Property

The price you see as the "rent" is actually kind of inaccurate. They do nickel and dime you for everything. Plan on spending an extra 100 or so in extra utilities. In addition to the ones in your name, Such as your electric, internet etc.

And you don't get your own water heater, You share with at least 6 other apartment units. We ran out of hot water all the time, And got charged a massive gas bill even though we weren't able to use much of it.

Here is an example of my monthly bill for the month of
Rent: 825
Parking: 35 (Yes For the one spot you get in the back. You aren't allowed more than 1 which sucks)
Renters Legal Liability: 12.00 (Shouldn't the price of rent cover this? SMH)
Property Tax: 10.00
Water: 28.97
Sewer: 25.83
Trash: 0.56 (usually this one was higher. The 7-9 range)
Common Electric: 5.09 (Yeah, you pay the electricity in the hallways, And the washer and dryer downstairs. IN ADDITION TO HAVING YOUR OWN ELECTRICITY BILL)
Apt: Gas: 26.35 (Usually in the 80.00 range. Even though it was just the 2 of us, And our heating never worked. And we used minimal hot water)
Billing Fee: 5.95
Total amount due to Glynhill Apartments: 957.57

So basically the rent was 1000.00 a month. Not the 825, They advertise all over the place.

Staff:
Maintenance jumps on anything that is an emergency. Our first day there, Our hot water didn't work. They showed up within hours to fix the issue.
But some of the smaller items, Like when the blinds fell because the insulation in that building is pretty much non existent they took months to come. And they only fixed one set of blinds when they finally did show up.
Don't bother asking Marci any questions. She'll find a way to reply that literally doesn't help at all. But at least she got one of our loud neighbors to be quiet when they were blasting rap music for 12 hours a day. So I appreciate that one.

Why We Left:
We were considering renewing our lease, Because overall it's a nice place to live. But they made us all leave because they are doing a rehab project. Which makes sense. As we were getting closer to our year there. The walls were starting to crack, And the mold issue got worse no matter how much we cleaned. Also there was serious cracking along the tops and bottoms of the walls. It seriously looked like the building would come crashing down at any moment. So I get it.
Towards the end of the lease though, They started doing non stop construction that was making it almost impossible to sleep or do anything around the house. So it was pretty clear that they only cared about the money in the end. So disappointing. I wish they could have waited until we left or started the construction later in the day. Or at least given us a schedule of when it would happen.

They were my property management company in 2021, I rented in downtown it wasnt too bad at all, prefect location, nice apartment. The only downside was if you made a maintenance request it took like 14 business days for them to come out. The dual washer/dryer always leaked too. I couldn't ever figure out why. I'd say that was it though.

So far so good! My roommate and I have lived in the Highland location for a few months, and the landlord and maitance seem pretty proactive when we have issues. Most the neighbors are amazing, though some are definitely more dangrous then preferred. (I watched a neighbor be tazed, sedated and apprehended by multiple police.) Us being two young women alone that can feel intimating. Then my previous upstairs neighbors were very violent and noisy. So tenant choices could be better.... The owners have had sufficient understanding when they accepted our ESA pets. I'd say very pet friendly which is important. Nothing is really coming to mind for complications other then the sketchy neighbors. Cost of everything was very upfront in my experience, with a little math done on my end.

Found BLACK MOLD during showing-

I toured Unit #8 in the Arches Building at 177 300 N, Salt Lake City, UT 84103 and found black mold in the bathroom. If this is how they prepare an apartment for showing, I can only imagine how they maintain them when no one is looking.

They had terrible reviews so I should have known better. They refused to refund the administrative fees even though a lease was never written. When I called them out on never sending me a lease, they then said they had problems with their email. Total crooks.

Do not rent from Core Communities & Investments.

A list of some of the horrible things I endured while living here:
-After packing up my old apartment, I went to pick up my new keys here, but they told me they needed more of a deposit than what was stated when signing the lease. When I told them I didn't have another thousand dollars to give them that day and that this was coming out of nowhere, two women went into an adjacent room and loudly said "I don't know if I want her to live here if she can't afford it" and "I don't know what to do about her" etc. They refused to admit their mistake. Sadly I didn't have a lot of options at the time, so I had to find a place to stay until my next paycheck, and then I was forced to pay them more than I agreed to.
-While living here, a man entered my apartment around 6am while I was sleeping. They told me he was supposed to go into a different apartment and came into mine by mistake.
-The shower in my apartment would only stay warm for about 5 minutes, you couldn't run a bath because the water wouldn't run hot long enough to fill the tub. When I had maintenance look at it they said "There's nothing wrong with it, it's just only meant for one person"? I am one person, and I couldn't shower.
-They raised my rent in the MIDDLE of my lease and put out a notice saying everyone's rent would be going up because they "forgot" to charge for building utilities
-An eviction notice was taped to my door, saying I had 3 days to pay rent or I would be removed from my home. I had already paid rent and when I asked what was going on, they said that they put the notice there by mistake.
-There was a locked door to enter the apartment building, but it was broken the entire time I lived here, so random people would come inside. I mentioned it more than once and they said they would fix it, but never did.
-When I moved in the apartment was filthy, there was old food, hairs, and stains everywhere.
Don't rent anything through them for your own safety and sanity.
