Wifes review: Whatever u do-DO NOT RENT from Long Realty SMS Properties. I have lived in one of there rentals for over ten yrs and always paid my rent on time if not early. Over the yrs obviously I had a few maintenance issues which were mostly cheaply fix but fixed. I had a leak in my primary bathroom shower in September 2022 sent in my maintenance request. This is when my problem began. I called the maintenance phone number numerous times-no call back ever. Weeks later my husband calls and talks to the one of two ppl that works there still no help-Literally I have no clue what ppl do or don’t do in this office- but last time I checked a leak is a major issue. Months go by and I had one roofer come by to have it checked. There is no communication from anyone for months, my roof is still leaking even when it’s not raining. I come home from having my appendix removed in April 2023 with a knock on my door saying they are replacing my roof. Awesome communication and timing from all parties. The roof was replaced but there is possible mold and water damage, which makes sense after 7 months of a leak. A representative from the owner came to my house and said he was willing to help make improvements on my rental. This did not happen. Had a mold inspection and he couldn’t give me the common courtesy to say if there was mold or not. There are other house issues but this is my main concern. You shouldn’t take money from a tenant when u can’t fix leaks, possible mold and water damage. I hope this post will help change this how this company deals with maintenance issues. This could have been different story if there was proper communication. Sorry SMS properties your not getting the 5 star review as u requested. Such a joke.

My fiancé and I rented a home in Sierra Vista. When we moved out, we got a professional $560 cleaning and pest control as well. We were then told that the house was not left in rent ready condition, but it was definitely left in better condition than when we received it. There were tree branches growing INTO the toilets, constant plumbing issues, the dryer vent was so backed up with lint from YEARS of neglect that it shorted out the dryer (which is a fire hazard by the way), and lastly the roof was losing shingles constantly but they wouldn’t do anything about that despite bringing it to their attention. There were more items, but those are the big ones.

The worst part about the whole experience is the lack of customer service and compassion for the customer. They can’t even answer the phone because they don’t want to confront anyone and everything is done through email. We called them several times to ask to speak to them about charges and also about the experience we’ve had, and all we get are emails stating basically “it is what it is, now where’s our money”. Also, why are tenants being charged for things that any rental company would have to absorb as expenses, such as light bulbs and paint touch-ups? Absolutely the worst rental experience I’ve ever had, absolutely shameful. I recommend if there is some way to avoid using them if you live in beautiful Sierra Vista, I would. Thanks for your time.

Katherine Zellerbach listed and helped my parents sell their home in Aug. 2016. She did a wonderful job for them. They felt she helped them to get the best possible price for their home. She was always on top of things and making sure things got done. She kept them informed during every step of the process and whenever they called and left a message she returned phone calls quickly. She is very easy going and friendly. My parents found her a pleasure to work with and a really nice person.

Several years ago, we purchased a home through Long and were VERY impressed with our realtor Dan Riordan. He was professional, kind, and listened to what we were looking for in a home. After we closed on our house, he brought us beautiful potted plants for the back patio.

When it came time to move, we chose Long Realty again. This time Barbara Pursell was our realtor. She gave us top notch customer service. Her knowledge of the area and real estate market helped us sell our home much quicker than the average sell time. We were very pleased with her customer service.

I feel the positive reviews for this company are skewed. Trust me, this is the worst company I have dealt with in my life.

As a renter, I never felt like I was treated as a customer, but rather as an enemy. The employees always made me feel like I owed them something. Every question or request was met with hostility. Overall, this company actively seeks to take extra money from you.

Upon moving in, the house I rented was not professionally cleaned. Both bathrooms had urine stains and mold. When my lease was up, I left the house in a much cleaner state than when I moved in. However, in my security deposit return, I was still charged for a $160 house cleaning. Again not only was 1) the house I rented not professionally cleaned prior to my move- in (and it stated so on my lease agreement), but 2) I left the house in a better state than when I moved in. The lease agreement states that normal wear and tear is expected. If I left the house in better condition, than I feel my conduct as a renter falls within the "normal wear and tear" clause.

In addition to the house cleaning, Long Realty also charged $50 for "vendor coordination" to clean the house. That seems like an outrageous charge to put on a customer to arrange for house cleaning. They already have vendors on speed dial. I would think that after every tenant vacates the premises, there are always a few vendors that Long Realty has to call to fix "normal wear and tear". Vendor coordination is part of their job description, not something to take out of a tenants security deposit. It's what they are already paid to do. Not to mention, for every work order placed by a tenant, is there an imaginary $50 cost to contact a vendor or maintenance company? If so, then that explains why the company is slow to respond to work orders..

We recently purchased a home and worked with Leah Reeder (our real estate agent), Heike Shockley (mortgage loan officer), and Kathy Peate (insurance agent) with Long Realty.

Overall, we had great service! Our first contact with Leah was very informative. She took time to talk to me about specific properties I was interested in and others she thought we might like based off of what I shared with her. At the end of the conversation I felt extremely comfortable with Leah and had decided to work with her exclusively instead of calling each listing agent separately. Furthermore, by the end of our conversation it was apparent that she was very knowledgeable about real estate, the local housing market, and the local homes listed for sale. Leah showed us quite a few houses, many great options. Leah is kind, smart, respectful, patient, punctual and very good with communicating. At one point when I felt overwhelmed and ready to give up hope, she kept at it, looking for something that would work for us. I am so glad she did. It wasn't but a few days later that we found the home we purchased because she didn't give up.

It was wonderful to work with Leah through the whole process: searching, making an offer, contract paperwork, inspections, and all the way to closing and getting the keys. Communication by text, email or phone call with Leah was a breeze.

Leah is a hard worker, who is dedicated and on the ball every step of the way!

After we began working with Leah she referred us to Heike Shockley for working through the home loan process. Leah said Heike was very skilled and knowledgeable in working VA home loans. She certainly is!

Heike was a pleasure to work with as well. She is polite, professional, understanding and she really took the time to explain things and make sure we had the answers we needed. In addition, she has a strong work ethic in both her efficiency and her professional manner in dealing with private, personal information.

Heike is very responsive to calls, emails and texts as well. She was very kind and caring to myself and my daughter, she even has toys in her office to entertain the little ones so we could have a stress free meeting!

After working our way through the pre approval process, Heike helped us out be referring us to Kathy Peate for homeowners insurance quotes after the quote we received from another agency was unusually high.

We had a little difficulty communicating with Kathy starting off, but I think that was due to a combination of timing and missed calls and her not having the correct contact information. That issue was short lived however, and soon Kathy had quotes for us with reputable insurance companies at a fraction of the cost we were previously quoted elsewhere. Furthermore, Kathy was very helpful in explaining coverage information, policy comparisons and in explaining the process of policy transfers while purchasing a home.

Once we got started, it was very easy communicating with Kathy by phone calls and emails. She has many insurance providers to work from and can explain why quoting with a certain company in a certain situation is better.

Getting our policy in place was very simple and Kathy saved us a lot of money.
