Roberta Davison from Keller Williams is the absolute worst property manager!!!
We live in Utah. We bought a house in Sun City West (SCW), Arizona, in March 2022. We only had a few days before returning to Utah to find a property manager, so we could use the house as a rental until we retired.
Roberta was recommended by someone who only knew her as a property manager, not because they used her services. We signed a 2-year contract with Roberta the day we had to return to Utah.
WE found the renters coincidentally on Facebook and had them contract Roberta, so she didn't have any work to do on that end.
In reviewing the signed contract with the renters, we noticed that she wrote that we, the owners, would pay the utilities. We immediately called her to inform her of the error. Within minutes, she sent an updated version with that section removed (white out?). When we asked her why the renters didn't initial the change, she said they didn't notice it in the first place, so they wouldn't notice the change.
In March 2022, we gave Roberta a list of repairs that needed to be made. She assured us the repairs had been made, so the money for the repairs was taken out of the potential rent (a portal that Keller Williams uses).
In May of 2022, we went to SCW to do some small handiwork on the house since the renters weren't moving in until August. We noticed that most of the repairs hadn't been made or were done sloppily.
We called Roberta, and she came to see what we meant and assured us that the company she hired would come back to finish the work.
Out of 24 months, Roberta only posted a few monthly statements to the portal. We had to ask her several times to post the bills from repairs incurred by the renters, even though she had already removed the money from our rental income. She posted them months later.
In March 2024, totally frustrated with Roberta's lack of competency, we politely sent her an email telling her we chose not to renew her 2-year contract. She sent us a rudely written reply saying that she refused to work with us...basically firing us!
With only a few months left to the 2-year contact, in May 2024, we returned to SCW to meet the renters and see if they wanted to renew the contract. They pointed out major issues with the the house, ALL of which we paid Roberta to have come out and fix THREE times. She never followed up to ensure the repairs were made. We were FURIOUS!!!
Now we have to pay AGAIN to have a plumber, a handyman, and a patio door repairman come out to do the repairs Roberta assured us were repaired. I feel so bad for the renters that they had to live with these problems, but they said they didn't want to complain.
We do not recommend Roberta Davidson for property management or sales or anything.
She cannot be trusted.
