Worst place to rent from in Menomonie. The ceiling since move in day looks like it could cave in. The lines in the ceiling look unsupported. Multiple reports to law enforcement about name brand clothing and cash getting stolen. Their leases state rental insurance is a necessity. Worst place to rent from in Menomonie. They ask for police reports and the law enforcement says they never did ask about stolen propertyand cash. They refuse to listen to law enforcement asking for lock changes as well. Don't rent from this company! The landlord insists that only himself and maintenance has the key to the apartment.Since posting my opinion, I've been harassed by the slumlord to take my opinion off. To be fair, Tim was nice at first but then during my occupancy at his rentals what's previously mentioned transpired.

I can only say great things about my experience with American Edge Real Estate. When Tim took over the company in June of 2023, the quality of service improved by 100%. I always received a quick response for a service request and the office staff was very professional and friendly.

First time renting with American Edge and they are a great team to work with. They are very responsive and accommodating. The apartment I'm renting was spotless when I moved in and maintenence was quick to respond to any issues I had. They care about you as people, you're not just another tenant.

My experience as a renter has been positive overall. I appreciate the new direction that the new ownership has taken. My recent experiences with them have been positive as well - they are updating their communication, renovating the overall process, and are generally pleasant to work with. We had a fridge die on us unexpectedly and they coordinated with the property owner and us to get a new unit here in a timely manner, and communication was what you would hope for.
I really wish them the best in turning the reputation of this company around, they seem to be off to a good start!

They tagged on excessive, unfair fees in order to minimize the deposit due back to me, and it took 3 weeks for them to send it. In addition, they were not responsive to my inquiries.

Horror story of an apartment that looking back should have not been rented. I rented one of the apartments in the triplex at 113 1/2 Main St, across from Acoustic Cafe, as students in the the mid-2010's-- I'm writing a review now as it looks like this apartment is still being rented. The state of this apartment is a story I share regularly, it was so bad. They take advantage of busy, confused students renting their first apartments who don't know any better, and nobody deserves to live somewhere this poorly maintained.
The carpeted floors were so dirty that when we first moved in my feet looked like we’d walked around outside in the dirt. Even after shampooing the carpets (ourselves) three times, the water was still opaque black and full of sand. I showed photos to the staff at their office and they shrugged.
The apartment had a strong sick sweet smell that I now realize was mold. The walls were all completely covered in "wood paneling", wood boards nailed into the walls diagonally with half inch gaps between them which had accumulated dust and dirt that was impossible to clean. Previous tenants had carved words into them throughout the apartment. The toilet and bathroom came with grime pre-installed.
We had a pest problem and would regularly find dead mice in the middle of our floor, because previous tenants had left an entire box of cookies that had fallen behind the fridge and left sugar spilled in the cabinets. It's as if nobody from the company had set foot in the apartment in years.
The maintenance man would regularly make a mess and hurt himself in the process of fixing things in our apartment (when we were able to get the company to respond).
American Edge required that tenants move out 4 days before the end of the month (May 26), meaning that unless tenants were able to find a flexible future landlord, many had to either move their belongings to their parents house or rent storage. They were not willing to compromise on this at all. I don't know if this is still their policy but if so, what an incredibly frustrating one. They claimed this was for 'cleaning', somehow. Similarly will tell you during the tour that 'don't worry, they will deep clean', but that is a lie to get you to ignore the state of the apartment during the tour and sign the lease.
I've selected a few photos of the experience for your viewing pleasure-- this place needs to be demolished and this predatory company investigated.

If you’re looking to get a spot in Menomonie I would try with these guys before anyone else. They’re very helpful and considerate when getting you into a spot. They’re really easy to communicate with over the phone and in person. They have a lot of great places. Like I said, they’re very easy to work with and I recommend you go to them first if you need a spot.

There have been some amazing changes with the new management / ownership team. Staff is is very professional, but make a personal connection! We can’t always make it during office hours and with the new website for online payment or maintenance requests have been a life saver! Thank You Tim and all the American Edge Staff!
