Washington Crossing is wonderful Place to live . I have lived here since 2019. Jennifer Gebhart is the best property manager I have ever had. The staff here is amazing always prompt on maintenance requests Rick is always there to answer any questions. I would recommend Washington Crossing to anyone looking for a great place to live !

I have lived here for over 2 years and it has been a good personal experience except for a bad tenant I had to deal with for 6 months and the noise disturbances and police visits. Since then she has been removed. Now with regard business experience that's another story. I am not one to complain unless it's necessary like this case. The Property Manager of Washington Crossing, Winona, MN had a work request to assemble and build gazebos, patio furniture, fire pits, and some in house apartment work. The request that was agreed upon was if the work was performed I would be paid out of petty cash. This arrangement was made because I was toldt it was approved by Paramark Corporation and it was a side project but apparently this was not approved after notification from the Paramark VP today.. I was informed the actual property owner would be on site at the time and the property manager wanted to get it done before his arrival and her staff didn't have time to complete the project so I completed it. The original payment agreement at the time of communication of the project has now changed after the project has been completed. This is just bad business on Paramarks part and I won't get paid unless I agree to the new terms. I also charged them a much lower rate because of how the payment terms were agreed upon and now based on the new terms the cost should be higher for tax purposes.

To clarify, payment will not be made by the original terms agreed upon by property manager of Washington Crossing due to non approval of Paramark requirements per VP. This situation is not the fault of the person doing the work requested of them and their agreement reached before worked started. It is the fault of the business Paramark and how they operate as an organzation which in all honesty is bad business. Because of the actions of Paramark, the work already being completed their payment terms changing, I will not be paid. If I knew this up front all pricing would be different and I would not have taken on the project at all. For this reason Paramark and their business processes are getting a low review. I was also given an access key by the Property Manager of Washington Crossing to the facility to do the work which again was not approved by Paramark apparently. I was asked today by the Paramark VP to return the key and Andy threatened if it was not returned the next end of business day local police would be contacted even when it never should have been issued in the first place and without proper authorization. On another note I informed Andy the VP of my concerns about an old property manager that would come and go on the property also with a full access key, no longer working for Paramark and possible security issues do too this access, with no response.

Again this is not the fault of the person doing the work, me but instead the Paramark organization and management as a whole. There is much needed improvement of Paramark business processes because people that actually do the right thing to help actually get screwed. Bad experience with Paramark business/management side. They are lacking professionalism in many areas.

If I could give 0 stars or negative stars I would. This company is the worst company I have ever in my life. I've experienced rude employees and landlord harassment. Was treated like a vagrant, tried to change my locks while I had 13 days to vacate sill. My business will never deal with this company again.

I loved my apartment! New washer/dryer, dishwasher, big fridge and no spiders! Plus the landlord is super cool. He really works with you and that's not so common these days.

They do not take care of their buildings. They say a property is smoke free yet there is a tenant smoking inside that they are doing nothing about. Dog poop is all over the dog areas and they rarely (if ever) clean it up. Management lets tenants get away with anything...dogs off leash have run up to children in the building, pitbull puppies, smoking inside and on patios (the patios are wood and ash has burned pits in the siding so it's also a fire hazard, and fire alarms have gone off from the cigarette smoke inside before), and the garage rarely has the fans on to circulate the air.

Being charged for damages that I never did. 2 things such as curtains and bathroom fan. I never had curtains when I moved in to the apartment. The fan in the bathroom has already been damaged when I moved in. It's been 2 months already. Already know, I'm not getting my deposit back. Left emails and calls w/voice messages. Heard nothing back from them. All the people that used to work there before paramark took over had gotten fired for no reasons and seems paramark hired new people or use their own people that doesn't get their job done. The apartment common became a mess after the previous workers were fired.

Finally moved out but the lease was renewed without my consent and the manager lady stated that I renewed the lease and showed me the lease that I signed, which I never did. I never sign to renew the lease. I never received a call or any letter from them stating that my lease had been renewed until i walked in to the office with a notice to move. Forging someone's name without their consent is illegal and not letting them know about it too is petty.

Stay away from this company.

Didn't pay the bill for work performed when they managed property. Have tried for a year to collect and they give run around saying it's not their responsibility. When pointed out it was from time frame they managed property they said they don't have a checking account to pay.
