I applied for a home with perfect credit and income. After handing all of my personal info to Elizabeth Cole, she ran my credit report and proceeded to ghost me and my coapplicant for over a month. Many calls and emails to the office went unanswered, and on the rare event she did respond, they’d be one line emails like “the owner hasn’t gotten back to me yet”. No apologies, no explanations, no timelines, but no outright rejections. Incidentally, I was staying at an air bnb nearby and watched the property I applied for sit vacant while I waited for a response.

Over a month and a half after I applied, she sent a rejection letter and a copy of my credit report to an old address where she knew I did not reside. She must have gotten this address from my rental history which also clearly indicated that I had moved out. She had my phone number and email, so sending sensitive personal data to a former address was a completely unnecessary decision.

The letter stated that my income and credit were satisfactory but they decided (50+ days after I applied, while the property sat vacant) to go with a different tenant. I also happen to have a visible disability. I’m not saying my rejection was motivated by prejudice, but given how strange this whole situation was, it really makes you wonder.

Give this company your personal data at your own risk. They may just mail it to a random address, run your credit report, and ghost you.

I have rentals. I started with Tri-Valley in 2017 and have been very pleased with them. I prefer to deal with any repairs with my own handyman but that's just me. Tri-Valley does the advertising, shows the property, contacts me when they have a valid prospective tenant. Once tenant is placed the Management collects monthly rents and deposits portion via ACH direct into my account. Other arrangements can be made per your instructions. We work well together.

Tri-Valley ghosted me after applying to a property. No rejection email or anything. Followed up via phone anonymously to find out someone else was selected. The least you can do is tell your applicants they were rejected.

Watch out for Linda & Karen. They are classic passive aggressives. Beware. Linda will go out of her way to make things harder for you all the while smiling at you and telling you what you want to hear. You never know which of her faces you're speaking with. She'll tell you she is going to do something and never gets it done or takes a ridiculous amount of time to do something extremely simple. Their rental service quality is inconsistent and they always have a stupid excuse for why they can't complete something. But make no mistake, they will never forget to get paid!

I've been dealing with Tri-Valley Realty for YEARS now and I have NEVER had any type of bad experiences with them. Linda and the whole crew has always taken care of me and my family. Don't be scared away bc these other reviews. It's totally unjust. Thank you Tri-Valley for everything you do!
