Emergency plumbing after we moved into our new house (renters). The plumbers came out and went to work to work and had things up and running in swiftly. They had to go out into the cold and never complained just worked and were pleasant and neat and cleaned up afterwards and didn't leave anything for us to wipe up. Very satisfied with the job. We lost our house last year during the tornado and had to rent one for a year. Granted, we didn't stay the entire 12 months of the lease but did give them notice that we were leaving. We agreed to pay the rent and utilities if they didn't find anyone to lease the property before our lease was up. My issues are as follows:
1. Their cleaning policy is pretty outrageous. Between a maid service and carpet cleaning we spent a sizeable amount of money cleaning the place up.
2. They did require that there be NO burnt out light bulbs. We confirmed the day before we turned in the keys that all the light bulbs were in working order and none were burnt out.
3. The furnace filter was changed regularly (at least every three months). When we moved in it was replaced in the first two weeks because it was so dirty. The filter when we left was 6 weeks old and not due to be changed.

We always paid our rent on time (the owner of the property required it to be paid by the 25th of the month and we always met or paid early). We moved out of the property mid February and paid March rent so we could get the house cleaned. We turned in the keys March 10. We were told they would have no problem renting it and inspected it then and found "no major issues".

Since it was not rented we paid the April rent on March 25. Still paying the utilities. On March 31 Remax posted an invoice for $200 on our account for general repairs. When we called the first person said it was due to a dirty furnace filter, burnt out light bulbs and nail holes in the wall. When we stated we NEVER hung any pictures on the walls that person admitted that they didn't do the inspection and would have someone call us who did. The second person said that there were burnt out light bulbs, a dirty furnace filter and a loose vent above the microwave. We rebutted with the furnace filter was NOT past its 3 month window (in fact there was a new filter in the coat closet) and there were no burnt out light bulbs when we vacated the house and turned in the keys because we verified that. We have no idea what they're talking about with the loose vent. We were informed that they had no proof of the burnt out light bulbs and they had to contract out the items. We asked for a copy of the invoice with their subcontractor as $200 is excessive for things that we KNOW were not wrong when we left. They stated they would send one and never did. On April 3 (3 days after the invoice was posted) I received a message that the invoice was past due.

These people are totally unethical and probably charge every renter the minimum $200 to "repair" items that didn't need repair to begin with. On top of that, I drove past the house today and noted that the outdoor lights were on during the day (they do not have an automatic switch so someone deliberately turned them on). You can tell these folks aren't paying the electric bill.

We fixed and did everything on their checklist and they still find a way to nickel and dime us. Totally unsatisfactory.

If I'm ever in the situation to have to rent a house again there is absolutely NO WAY I will utilize Remax. Rip-off artists for sure.

Added after owner's comments: I actually did leave a message for John the manager this morning telling him to call me back. The reason this review went up is because I still haven't heard from him. So we have contacted them and have gotten no response.

ADDITIONAL ADD: So after leaving a message for the manager we still have not received a call back, even though their response to this review was to call them to discuss. Shows how totally unethical and dishonest this company is. Avoid at all cost!!

The gentleman was very professional Remax has been a wonderful agency to rent a house with. In two years we have had to get a repairman to come for various needs. Both times, Remax was very quick, the next day for both issues, to get a service man to our home so that damages could not get worse from waiting for repairs on water leaks. Very professional agency to do business with and will most certainly recommend to others who are looking for rental homes.

To start, I understand that, to some degree, RE/MAX is limited in some ways by the will of the owner of the property that they manage. Unfortunately, RE/MAX is who I dealt with, not the property owner. So RE/MAX will receive the blame.

Work orders were normally slow, if they were ever done. The amount of repairs that were either refused or were marked complete without actual work being done is unacceptable. The microwave door had a bad crack in it at the time of moving in, but they would not fix it. It is currently not even attached to the microwave because it's so badly broken. A ticket was filed over two months ago, and nothing has been done.

When we gave notice to vacate, we were given a long list of expectations of cleanliness including paying a professional cleaner to handle the floors. Many of the expectations that were set for us were not met when we had moved in. The unit smelled, was generally dirty, and the yard was overgrown and populated by rodents.

It is likely that deposits are being kept from tenants for not doing these things, but it does not seem that anybody is doing them afterwards.

Hopefully, I will never need to rent again, but if I do, I would happily go to Lindsey before I went back to RE/MAX.
