If I could give this company no stars I would have. This place is a joke. They are in charge of a LOT of apartments and are supposed to make sure the people that are paying to live there are taken care of. If you move into an apartment and you find the smallest mark on the wall or door, MAKE SURE YOU TAKE A PICTURE OF IT! If they come in and inspect years after you have lived there and find a place that was there when you moved in then they will make you pay for the damages even if you didn't have anything to do with it.
If your heat or air goes out don't expect anyone to come and fix it and if they say on MULTIPLE DAYS that they are going to come...then it's BS! They are not going to come and fix or even take the time to look at anything you have going on unless they can screw you over and take more money from you.
It's freezing outside and my grandmother had been living in one of these apartments for years and her heat isn't working right. She has called multiple times, a few people have called multiple times.... they keep telling everyone that someone will be out that day...and they text her saying someone will be there shortly and no one ever comes. This is ridiculous and uncalled for!
If you can find somewhere else to rent then you need to and not go here or anywhere where these people are over because they are not going to make sure everything is done for you.
I will be calling tomorrow...again. someone needs to go LOOK AT HER HEAT!!!!!!

Worst management. Sloppy repairs. Lived in an apartment for 5 years with AC that never got my tiny apartment cool enough during the summer. They used flat paint to paint the walls. If I tried to clean them, the paint would come off. They refused to repaint or let me paint. They refused to let me put a camera outside my door when I was being stalked. I had to get one that looked like a light bulb. I spent two days cleaning my apartment when I moved out. They were going to charge me $108 to clean the stove when I went to turn in my keys and sign the papers, giving my new address for my deposit. The oven cleaning fee was written in purple ink. Two months later, still no deposit. They called me and said I owe them $77 for repairs. These people are crazy to rent from. I had to have government assistance while I made it through nursing school. While trying to better myself, this company added more stress and made it more difficult than it had to be. So glad to be out now, but my heart goes out to anyone renting from Irby, especially at Avalon Park!

This place is awful making people pay for the keep up of the apartments it’s not our place repair damaged after being somewhere for 9 years to be paid in full I would give them a 0.

This company, like all of the other rental companies around here, tell you that they have vacant apartments available when they do not. They demand that each person applying pays $50.00 for a rental application, when it is obvious that they just pocket the money. Beware . You'll end up spending what you have saved for a new place on rental application fees.

I have never lived in Irby Managements apartments, so I cannot speak on what kind of landlords they are, but, I can speak on my experience with the application process. Me and my husband applied at the beginning or middle of May, we applied for Winterhaven Apartments on Friday, with the property manager telling us that we should hear something Monday morning. Monday morning gets here, we don't hear anything all day. I realized that they may be busy, so I waited until Wednesday.. Wednesday rolls around, still don't hear anything, mind you, I had been emailing the property manager and she would tell me she hadn't heard anything. So, long story short, we get to Friday, 3 weeks later, still had not heard anything. I then emailed the property manager asking if she had heard anything, she didn't answer the first one, so I sent her a second one, still did not answer, so I sent her one last one, stating that if our application had been denied to please tell me because we didn't want to continue waiting, only to still be told nothing.. Again, I realized they may have been busy, I just thought they couldn't have possibly been so busy that they couldn't answer 1 email. The property manager then emailed me back telling me our application had not been denied, but had been sent to a supervisor and she would call as soon as she heard something, which is what I was told for at least a week of the 3 weeks time. She then proceeds to say that sending her messages every couple of minutes wasn't going to speed up the process and quicker, which I knew, just needed an honest answer and she didn't answer either of my emails.. Friday evening, I ended up having to call Irby Management and let them know it had been at least 3 weeks since I had been told anything besides "I'll let you know when I hear something". That same afternoon, I finally got a call, in which I was told our rent would be $540, which is over half of our income, when the unit was listed for $360. Needless to say, we found a nicer place for $450, under the same landlords we had. I am not saying this is a bad experience, or that anyone was wrong. Like I said, have never had them as landlords, so I cannot speak on that part.

We recently had a significant amount of money as well as a hand gun stolen from our vehicle during a series of car robberies in the area. We were hopeful that the cameras here at autumn pointe apartments would have footage of the burglary, only to find out that the cameras here are dummy cameras.

We called management about this issue (not to get and be compensated, but to make them aware that it might be intelligent to use actual cameras) and they were rude about it.

I would not recommend any irby property at any location, as we have heard many complaints from other tenants at different locations. We are moving soon and can’t wait to be out of here. Also, the rent is frequently raised without any warning.

Charged me $40 for blinds that were 16 yr old. Didn’t ask, just changed them and charged me. Now a year later they threading eviction if I don’t pay it! Blinds don’t last 16 years the sun dry rots them!
