I noticed a 1 Star Review from a person who made an offer on my house. The offer was extremely low and insulting. Theresa Benson told the Buyer’s Agent that there would either be a counteroffer or I would just simply reject it. I decided to provide a counter offer which Theresa completed and sent to me by email. I was very sick at the time with Covid and when I woke up, I checked my email and accidentally signed the offer instead of Counteroffer. Theresa went right to work to get the matter straightened out and she was successful. If you are thinking about selling your home and need, not just great representation, but protection, Theresa should be the person to call! I cannot thank her enough.

She really took the time to listen to what we were looking for when it came to buying, and amazingly helpful when it came to selling our previous home. EDIT TO ADD re: Joyce Cowell’s counter review and the response to my review: Yes, we did make an aggressive offer of 495k with concessions (seller had offered concessions before offer was made) but it was thought to be fair for numerous reasons (Theresa pushed my agent into pushing me into make an offer sooner than I wanted to given I was going out of town and needed to plan closing appropriately, the home is only a true 2 bedroom, realistically I would’ve settled for some things, etc). We expected to negotiate for a more middle ground price and started aggressive with the idea we would be happy if she accepted our offer. We sent the offer around 8 or 9 am. Seller signed the incorrect document around 5pm. My agent called me as soon as I was off work at 7:30pm. We went through all of the details including the possibility that the agency would try to be litigious even though I did nothing wrong, it was all Theresa’s mistake that made this happen. My agent elected to not communicate with seller and her team while allowing me to make the decision of pushing forward with earnest money or not. This decision did take time, as would be expected given the situation.

I planned to give the seller the ultimatum that either we continue forward with the signed legal document or we walk away and good luck to her in selling her home (see attached screenshot of MLS listing. Home has now been decreased in list price since seller has failed to sell, now within 10k of my offer). We were well within our allowed time of earnest money drop off and discussion. I had conversations with my agent for 24 hours before electing to just back away given that Theresa and the Your Home Sold Guaranteed group’s involvement of lawyers. To repeat: we were not at fault at all as a buyer even though I made an aggressive offer. My agent was working in my best interest to get me the best deal for myself: which I already was under contract for given Theresa and Joyce’s mistake.

Important to note: the counter offer Theresa provided was above list price at 525k but with concessions. So it was not an acceptable counter offer regardless, when considering how negotiation typically works.

Again the point of my review is to use caution if you are a seller and also if someone is possibly buying from this agency.

The home could have been halfway to closing by now but due to this situation, it is not.

USE CAUTION. I had an extremely stressful, poor experience as a prospective buyer on a property with the listing agent Theresa Benson in Parker, CO. Buyer AND Seller beware.

Use caution when buying from this brokerage, as if anything doesn't go their way, even if the mistake is NO FAULT TO THE BUYER, they may consider litigious pursuit. They also change listing information even though you are legally under contract, which while is not unallowed, feels as if they act in bad faith of buyers. Be prepared to seek legal counsel if anything does not go to plan for the seller.

Use caution when using Theresa as your agent. Although she has 32 years of experience per her biography, she may put you in a situation where you "accidentally" sign an offer you don't actually want to accept, which looks bad on both seller and agent. She does not do due diligence to ensure that her clients do not make massive mistakes when signing documents they didn't intend to sign.

If you are looking to purchase 11210 Wintergreen Drive in Parker: Please know the home has been under contract THREE times, not two.
