As a tenant, my experience with Clearwater Property Management / Berry Development in Madera has been terrible. The front desk staff is rude and unhelpful—rolling eyes when simply asking to speak with a manager. Erica Avila, the so-called property manager, has no real authority or decision-making power. Reaching Todd Phillips, the CEO, is impossible—he ignores emails and clearly doesn't value tenants. If customer service matters to you, look elsewhere. This company does not prioritize or respect its clients.

My family and I have rented from Clearwater Property Management for 12 years never fixed anything only a couple of times. When something broke we would fix it last year we put out 1500 dollars for new carpet because they refused to put new carpet in. This year we were going to pay for new flooring for the kitchen and the bathrooms but then the owner decided to sell the home and then we got a bill for almost 2100 dollars for so called damages but we lived there for 12 years mind you. They charged me for carpet shampoo. And now they are destroying my name so now i can't even get another apartment

These people are a joke. They discriminate big time. They will flat out lie to you about why your application was denied and give you several different stories as to why. I would not waste your money on an application fee. They decide for themselves if they like you or not! I spoke to an Ambellica Sanchez and she gave me a horrible attitude from the start. Awful people to deal with! Look for a different property management if you're looking for a place to rent. Don't go through them! If it would let you put zero stars, I would! They don't even deserve the one!

I have been a tenant of Clearwater Properties for over a year. They are amazing! When there is an issue it is addressed promptly and professionally. The Office seems to run efficiently and things don't fall through cracks and the ball is never dropped. Thank You Clearwater Staff!

These people are a joke! I was 5 minutes late after going to the wrong property to see a rental. The agent just left when we weren't there when she arrived and we sat there for 15 minutes before finally calling them to find out the agent was back in the office and couldn't come to the phone. I won't be doing business with these jokesters, that is for sure!

I highly recommend Clearwater Properties. I rented at Vista De Sol and the units are very clean and lots of storage. Great staff!
