Do NOT move here. There is trash everywhere! Trash is supposed to be pick up Sunday through Thursday. That’s on a good week. The building is literally falling apart. The manager loves to say “I’m not suppose to be even working today!” When you are in management for an apartment complex you don’t really get to pick and choose when you want to work. If you manage your complex appropriately you will be able to have time off.
I put in a work order two weeks ago about my air. Supposedly, my work order was completed. I didn’t receive a email or text stating so nor did I even see anyone entering my apartment because I do a ring door bell. I called today to complain again but was told by the manager that she couldn’t do anything until Monday. Why doesn’t she have anyone on standby? Why didn’t she even offer fans? As an apartment manager you should at least try and not just “I’m not suppose to be at work anyway!”

If she is going to do anything, she is going to make sure she smoke those cigarettes every chance she gets.

This beautiful apartment complex is conveniently located! Clean and well maintained with updated appliances. The staff is awesome and willing to help with any needs or concerns. Great management and maintenance crew!

I've lived here over a year now and generally I enjoy it. Positives: Great management, very accessible. They have made improvements since Arbour Valley took over. I got ceiling fans in the living room and master bedroom, which actually lowers my electric bill. Under the old management, the swimming pool was closed for most of summer 2023. It was green and yucky. This summer the pool was opened on Memorial Day, and it's clean. There's a small dog park. Easy access to downtown Pell City, and I-20. Downtown Birmingham is about 45 minutes away. Anniston is about 30 minutes away. Negative: I think they have inherited a really bad sewer system that desperately needs to be upgraded. There have been 3 occasions where the sewer lines got plugged and backlog occurred. They do their best to resolve the problem by bringing in cleaning teams as soon as possible, but I think the sewers need to be improved. Rents were raised this year by about $60 a month for me. The cost of rent is high, but I believe under the new management it's worth it.

This place is wonderful such a beautiful place ! They have stainless steel appliances which just makes everything so pretty. The staff is amazing always very professional and helpful! To top it off the location is great this place is just a wonderful place to live, I love it here !

This is the worst apartment complex I’ve ever lived in yet also the most expensive. The Property Manager takes everything personally instead of doing her job. She’s not professional in the slightest bit. She talks bad about tenants living on the property. She has no sense of accountability whatsoever. She also tries to make you feel guilty for coming to her for any issue when she’d “be happy to show you plenty of units with black mold”. Don’t expect this place to fix anything or tend to your needs in a timely manner. It’s beyond embarrassing the kind of person they’d willingly put in a management position.

I moved in over a year ago and I couldn't ask for a more friendly and quiet atmosphere. The apartments have switched ownership and the new office manager and maintenance man have really turned this place around for the better. I am very happy here. Thank you Vicky and Jason for all you do.
