Update: management has communicated that the call box will be fixed and has upgraded the system to something better than was was previously installed which is what caused the delay. Once installed they informed us that it was ready to use. I’ll have to update from 1/5 to 4/5

I’m renting a unit directly from someone who owns property here and the property management has been nonexistent. The key fob and the call box does not currently work. All efforts for my landlord to submit a ticket through their management portal have gone unanswered. USPS has threaten to stop delivering mail and the property manager has done NOTHING to rectify the issue. Do NOT rent or purchase a unit here if you want any sort of peace of mind. Whatever fees go to them is essentially theft on their part. AVOID AT ALL COST!!

I would give zero stars if I could. I am an owner and they are renting out my property to new tenants, 3 months after the new tenants have already moved in, I realized that Hudson have not sent me any rent or rental deposit, while this entire time the tenant has been paying them.

I emailed the agent, got no replies, called their office and it goes straight to an answering machine. These guys are an absolute fraud and I need to commence legal proceedings if I still do not hear from them. I honestly would not entrust my properties to these guys - how can you take money from tenants but not pay the owner and not get back to the owner with any explanations !!!

It’s been almost a year since our Association started using Hudson Property Management and we have been beyond impressed since day one. They made the transition from our previous management company seamless, have worked with us to restore the Association’s financial health, and have made sure that the building is properly serviced and cared for through their vendors. They are an extremely talented team of professionals, with a wide range of expertises, each of whom is always happy to take the time to answer questions, share insights, and offer support when needed. We are really grateful for everything that HPM has done for our building and would highly recommend them to anyone looking for an experienced and reliable management company.

If I could give 0 stars I would. We’ve rented with them for 3 years (out of convenience) and this is easily the worst management company we’ve ever dealt with. Don’t think twice, think at least three times before signing a lease. They could care less about you or the property, you’re just a number in the system. They are a nationwide PM company buying up all the houses and setting the market rate so people can’t afford to buy (funded by Blackrock/Vanguard). We never had a single issue in 3 years then upon move out they wanted to keep our security deposit + charge another 1500 😂😂 Also when we first signed the lease/moved in they had no occupancy permit or running water so we were forced to put our stuff in storage and live in a hotel for 3 weeks while they got it figured out. Literally the most incompetent PM company I’ve ever heard of…STAY AWAY!!

Hudson's ability to assist in property concerns range from a simple repair, to larger repairs covered by Condo Association Insurance, as well as interior designing and even property sales. HPM has managed our 14 unit condo building since 2018. They are responsive and effective in dealing with issues as they are raised. They provide timely financials for the building as well as for each unit owner. They have good relationships with a wide variety of local contractors, who can be used when repairs or unscheduled maintenance work is needed.

HPM is one of the better management companies operating in Hoboken.
