I used Jessica Davidson of Justin/ERA to help me purchase my new home. We had an initial conversation to discuss my wants and needs. I found Jessica to be well versed in the challenges of buying during the current market. We can across a property in Fairlawn NJ which met my needs. I went to the open house on a Sunday. I informed the listing agent that I would be submitting a bid that would be over the asking price and she would hear from Jessica shortly. I left the property at 330pm. By 6pm, Jessica had already contacting the selling agent and had ascertained that the sellers had gotten a strong bid and would be calling highest and best by noon Tuesday. This information was critical. We felt the strong bid had to be at least 25k to 35k over asking. Armed with this information, Jessica submitted my bid Monday Morning. The bid was accepted. It should be noted that the selling agent loved the format and thoroughness of the bid and would be using it in the future, Jessica did an excellent job of keeping me informed through out the entire process. She also did a great job in coordinating the actions of my Insurance Agent, Mortgage Broker, Home Inspector and Attorney.
There was last minute issue due to a miscalculation by my Mortgage Broker, which pushed my closing back. I was livid. While I was still absorbing this shock, Jessica had come up with a viable back up plan within the hour. Fortunately, my broker was able to recover quickly. However, It was very reassuring to have a back up plan in place.
I would strongly recommend Jessica to anyone purchasing a home in North New Jersey. She is well informed, pleasant and thorough. She also has the skill to coordinate the actions of all the moving parts in such a transaction. However, it was her ability to ascertain important bits of information that was critical to me submitting the winning bid. i was also thoroughly impressed that she handled all of the diversity that came our way. It should also be noted that she covered several of the functions of the listing agent in order to facilitate this transaction. Jessica even came to my rental property and took a load of carton to my new house after the closing. Jessica Davidson is a cut above the rest.
