Worst Management company ever! I should have read the reviews of this horrible company before made the worst mistake of my life and came to live here. I am a new tenant who is just waiting for my lease to finish and move out of this horrible place. The management do not care about your rights as tenants and they do not resolve any kind of issues. Not only I had to live with the disgusting presence of cockroaches! For more than 9 months( my lease is only for 12 months) but now I am currently waiting for the general manager to resolve an issue I had since December of 2024 and I am pretty sure is not going to be solve until my lease finish.
Please, please, please if you a potential tenant, do your research first and take in consideration the other reviews. Living here was the worst decision I ever made.

There have been a number of supers of Gibraltar Towers over the many years I have been a Tenant. Our current super, Roberto, is by far the best we've had. He is very approachable, has a great attitude, and always has a smile on his face. He does a great job maintaining the building and is very responsive when you have an apartment issue. I hope he is our super for the indefinite future. The five stars are for Roberto not JP Management, although hiring Roberto was a positive for JP.

Wish I could give negative stars. JP Management is horrible. They “fix” things that don’t need fixing but when you ask them to replace things for valid reasons they completely ignore it. They made the apartment complex worse than it was. They don’t care about their tenants.

Worst Management company ever. I wish I could give negative 5 stars to this management. I was a tenant in one the building which was under this management. Worst decision ever I made. They will be sweet while you are new and looking for the apartment and as soon as you finalize and move they will ghost you. I had a Air conditioning broken for 1 month during summer where the temperature was 100F outside and also I had a dog so it was not so difficult to stay indoors with no AC in that temperature. And when I contacted the management nobody gave a damm about that. And the property manager for the building Milda she told me that oh you know its not that bad with the temporary AC we gave you, I said the temporary unit is only in living room what about the room. She said that is the best we can do. And also when you ask for any kind of rebate or credit while we suffered for 1 month Milda told us that we can’t give any credit you’re using the apartment this is how you get treated under this management. I SUGGEST NOT TO DO ANY KIND OF BUSINESS WITH THIS MANAGEMENT.

These guys are theft!!!

Ex-tenant at the Avion Elizabeth NJ. We vacated on August 2024 and returned the keys and parking permit to the leasing office.

On September 3rd, they called me and claimed I hadn’t paid for September 2024. I informed them that we moved out the previous month and no longer live there. Despite this, they still charged me $229.18 for the period between September 1st and September 3rd without informing me! They charged $2,291.75 and then withdrew $2,062.57 on the same day. This is a dirty and disgusting practice! I attempted to resolve this issue with JP Gifford LLC via email and phone, but they are not engaging at all.

On September 30, 2024, I received a security deposit disposition notice from JP Gifford. They deducted the money from my deposit and stated that if I had any objections, I should submit them in writing and mail them to the owner’s address. However, the notice only included my forwarding address and the previous apartment address, without providing the owner’s address. They assumed everyone would know their address. I don’t understand why they make it so complicated when communication could easily be done via email or phone.

Additionally, they charged me a $350 amenity fee for the entire year. The staff from the leasing office said this would be prorated based on how many days I stayed, but they never mentioned this or refunded the amount to me!

This apartment and management are the worst I’ve ever seen! Their behavior is unacceptable and highly unprofessional!

Updated: These guys never answer your calls or reply to your emails. They take all the deposit money you pay them so be careful when giving them money. If possible stay away from all he rentals this management company is offering. They will soon go to ground for this customer service.

I was a tenant at one of their properties at Elizabeth, NJ named the Avion. Since it was a brand new building it was nice and convininetly located near a bus stop to go into NewYork.

Main issue I had was when we vacated the building, they charged us for 3 additional days and when I sent email, no one responded. I called them 5-8 times but no one answers the phone. Other than that they do ok job with maintaining the building space.

note: I would not recommend to any of my friends because they don't take accountability for things faster.
