If I could give negative stars I would!!! This place is horrible to rent from, please look at the reviews and go look at the units before moving! I was given 3 -4 different leases to start should’ve been my first red flag. I was told come after 2pm for move in and I didn’t arrive until 4pm and it was super hot, floors still wet from steam and appliances not even plugged in. I was missing multiple shelves in the kitchen cabinets and upstairs hallway closet. Missing and non working outlets. Pest control tried to force their way in multiple times even while using the key bc I’d be sleeping from working nights. I literally had to put a sign up that started if you can’t get in w/the key it’s bc I’m home, ring the doorbell! Always trash and water leaks outside! Fast forward I informed I’d be moving Oct21,2024 . I left Nov7th,keys in hand and all. 60day notice and started I’ll be leaving ahead of time. Also informing I did leave a small chest and my rent would be late due to my move. The lady in the office informed me it’s fine and I would be able to make payments and get prorated if leaving before my 60days are up. Not I checked my email and it states I owe $3200! It will not allow my to see what they charged for and no one could give me any explanation in the office except $300 damage fee for the small chest and one piece of a blind that had broke that was already fragile, a bag of hangers and a skateboard. Mean while the unit still clean! All information I was given from the office is invalid according to my move and I can’t even open the statement for telling me my own information is incorrect! This system is corrupt!!!! Do not rent from Dira East

I was initially excited about Azula North apartments. However, after applying and touring several units, I had to withdraw my application due to the poor condition of the apartments. Many units had cracked or broken windows, creating safety concerns. The maintenance was lacking, with thick dust and debris found under the AC units. The cabinets were in terrible shape, dirty inside and infested with insects. It’s clear that management should be more concerned with showing clean, well-maintained apartments to potential guests, rather than focusing on collecting application and administration fees. Unfortunately, the neglect inside the apartments completely overshadowed the appealing exterior.

If I could give a zero I would. DR is the worst property management company I have ever done business with in over 30 years of renting properties! Work orders do not get completed! They do not approve the reward redemptions in a timely manner. Now that the property is being turned over to a new group, they’re not approving anything! Piss pour business ethics! This property used to be pristinely kept. Look at it now!

So I have an outstanding balance with my old apartment for $910. Over the last year I’ve received numerous emails to settle for 50%. At the time I was unable to pay the half due to catching up on bills since I was out of work for almost a year. I was trying to settle this week 2/11, and now Terri Begg (who has been completely rude to me) told me they can only honor 20% LOL. I literally sent her proof of HER literally emailing me offering 50% and she literally refused to honor it saying that offer expired, but she literally said she can ONLY honor 20% and that’s been proven untrue.

So now I’m reporting the company for false advertisement and lying ontop of her very rude exchange. She’s threatened to send my account to collections (it’s been 6 years it’s already in collections LOL) and she’s been threatening that for years in the same email how ridiculous LOL! Also there are several different account numbers for me which is FRAUDULENT. I’ve also attached several emails where she’s offered me 50% over MULTIPLE years SAME PERSON so ridiculous!

TERRIBLE MANAGEMENT COMPANY‼️. Property was subpar for the rent price, front gate never worked so there were tons of break ins. Amenities never open, filthy units that are old and outdated. LOL RUN when you see them and I’ll probably file a lawsuit.

Currently live in Aria lake carolina which is managed by dasmen residential, I moved in December 2024, have had several maintenance issues and more which have not been fixed in the past 4 months, the property manager is blatantly ignoring my emails, phone calls, voice mails and every method I have tried to get in contact with them to resolve my issues. My lease States that I would be issued 2 mailbox keys, I still have 0 yes that's right I have not been able to access my mail since I have moved in, I do not have a working Ac, I do not have a working sink, and I pay nearly 1300 every month whilst they neglect my every attempt to resolve things I have been more than patient, made them aware of my health conditions and that I cannot be in high heat yet my apartment continuously spends most of the day at 81 degrees, I had to call an emergency maintenance to get even just a window unit which they promptly ignored my calls more than 20 times, I still have my call log and screenshot saved, they dropped the windows unit infront of my door the next morning when it was promised the day of, and they did not even bother to install it, i live on the second floor and they completely neglected the hazard of an untrained individual installing a window unit that was supposed to be done by the maintenance team, they did not even leave any insulation to keep my room cold, and mind you that is only my room that gets cool now, the rest of my apartment is still blazing hot, I pay for the entire unit but am left with a dysfunctional unit, they expect me to just stay in my room I guess..? They have provided me no reason as for why I have been waiting 4 months for these issues to be resolved, I applied to be a notary to help out at my job and I can't even access my certificate since I can't get my mail! Unbelievable, well believe it i have tried everything to get in contact with them, I have been more than patient, hell I have even tried getting in contact with dasmen residential but it seems they don't care either since they haven't responded in weeks. If youre looking for a place to rent and see it's managed by dasmen residential, take your money elsewhere they clearly don't care about me, or you, or anyone. Spend your money where you'll actually get what you pay for, because here isn't it.

VENDORS BEWARE!!!! They will NOT pay you!! I would not do work out here if they paid ahead of time and paid double simply bc of how terrible they are. Do not do work out there unless you’re prepared to never receive payment!! Aria lakes, Samara East, Endora East and Dira East specifically.

I left a message at the corporate number for someone to call me because management was attempting to commit and unlaw act regarding a holding deposit. I also emailed Dasmen Residential because no one answered the phone. See the message below.

I am reaching out to seek your professional assistance with a matter concerning the Mirella North Apartment Community in Tampa, Florida.
Management is attempting to engage in an unlawful practice pertaining to a holding fee. I would appreciate the opportunity to discuss the specifics of this situation with you at your earliest convenience. THE EMAIL YOU HAVE LISTED IN COMMENTS DOES NOT WORK!

I have several pictures of how this place has gone down and constantly losing good maintenance people changing management constantly now Dasmen residential has taken over this place and you can never get them on the phone. You go into the leasing office and the people there are very rude I just encountered a young lady named Christina they have charged me an extra $500 on my rent for the month because they put me a month a month and when I have a lease agreement and I have been trying to get the resolved for 2 days and now she's telling me it won't get resolved until Tuesday I'm not paying any late fees to this company I've tried to reach them by phone they go straight to voicemail didn't return any calls. Think three times. The real photos. This does not include water damage
