I live in a Patrician-managed complex that "allows" pets but charges a $500 (though I was advised by a neighbor that now it's up to $750) fee per dog, and yet will not allow dogs on the lawn. They send letters encouraging residents to take pictures of other residents and send in anonymous tips about each other. The salt they use in the winter burns my dog's paws and they expect us to walk our dogs even in the heat of summer, on the black asphalt that would also cause serious burns to their paws. They also place rat trap boxes in the areas where we are expected to walk dogs. In case you were wondering about the pic of the chain-length fence the size of a hallway, that is what Patrician calls a "dog run". I currently have a permanent lung disease because my HOA would not approve a design change to allow me to fix a deluge of water coming into my house (Kips Ridge). Patrician's representative continues to send harassing messages to me regarding my inability to park in my garage after being in a hotel for 2.5 months while mold remediation has been going on. I have received messages stating that I speak like a child from board members. I have received (just this week) a message stating, "It is imperative for you to understand that you reside in a community, not a one family home" because I cannot use my garage. This community is directly responsible for a permanent disability that I will have until I die. They absolutely partake in harassment of neighbors and are unable to facilitate a meeting of the minds when one homeowner has a crisis in their home. If you are looking for a company to manage your property, please bypass this one.

Adding: To respond to the reply, our bylaws do not state that we have to use our garage. We are permitted our garage AND outdoor spaces. I have photos of the other neighbors parking outside of their designated spaces now- been keeping track so we can discuss whether those individuals were sent the same sorts of letters OR if this is just being applied to me.
Perhaps read the paperwork before sending harassing letters and stop telling people to park in their garage if they are given outdoor spaces as well.
We can also talk about how other neighbors have been permitted to extend their houses into common areas and what reimbursements the other community members will be awarded for essentially having our common areas given away. Can't wait to meet up in spring, as promised.

I have been dealing with Patrician Associates since 2016. As a homeowner I haven’t been informed of any HOA meetings. I have requested this in the past and was only invited to a meeting that was for Board members. I have been fined “mistakenly”. When calling to rectify the issue no one/Joanne is ever available by phone. Emails go unanswered. In the past I’ve had someone in the community place a sticker on a vehicle parked in my assigned spot. When I reported it to the association they did nothing however, I did call the police department to file complaint for vandalism. I have asked for a name change on the doorbell directory since I purchased the unit and the response to the request was that they couldn’t change it because the signage used was outdated. I had to wait years for them to replace the entire doorbell directory to have my name listed. I don’t even know who the board members are, how long their term is for, when voting takes place, and the break down of the annual budget. The lack of communication is minimal to none and most request go unanswered. HOA fees are insane for no amenities 250 a month to maintain landscaping seems absurd. Choose wisely, save the headache!

We have people sleeping in the hallway called and complain many times to Patrician Associates they do not do nothing. Old and broken laundry machine. We have people parking in our parking lot that do not leave here plus they use our parking lot as a crosswalk. This association is the worst all they care is the money they collect monthly but they do not want fix none of the issues.

Worst customer service. I’ve been trying to reach out Carla ( manager) several times this week , left messages and she doesn’t respond to any. Thank God it is not an emergency. This is not the first time I have to call to get any repairs done at my place. We are paying a rent and at least they should have the courtesy to help tenants the best way. Instead we have to beg for service and it takes days to get resolve if it is not an emergency. If the manager is not available, she should have some other people supporting tenants and should respond to messages.
I live in this building for years and this has been the WORST management.

Awful property management company. They’re ruining my apartment complex. The amount of people that have moved out since they took over is insane! I wish I could give ZERO stars as one is too generous for them. There’s a mice infestation in the entire community, and they REFUSE to take action.

If you see that your building is run by this poor joke of a company, I’d suggest you save find another place to live ASAP.

The management at the complex I live at is garbage. We constantly have ants despite having clean living areas and I understand ants come during certain types of conditions but it’s out of control. I reached out a few weeks ago and I received a voicemail that pest control would come the following week as the week I reached out, it was raining a lot. OK that’s fine however management told me to “seal the cracks” in my condo - it’s ridiculous that it’s always the tenants responsibility. Management does absolutely nothing. Fast forward, I seal the cracks, put traps out, vinegar, etc and there are still ants all over. I never hear back that pest control actually came and since I’m still having ants, I reach out via the contact page on the website. Never heard back. With the amount of the HOA, management should really be doing more. It’s sad.
