"DECEPTIVE BUSINESS PRACTICE!!!"

Invest Home Pro LLC and I signed a contract on 08/04/2022 for the purchase of my house. I had 2 offers on the table but decided to go with Invest Home Pro, despite being $2500.00 less than the other offer. Unfortunately, their smooth talking approach is just to make sure that you lost other selling opportunities out there, hoping that you are in distress.

So sure enough, dealing with this people made me miss on a potentially better option: Let me explain. In my first conversation with Michael, the acquisitions manager at Invest Home Pro, I told him that according to their own advertising (the video where Brant sweet talk you on how they stick to what they say and how good people they are), they should come and check the house first before making an offer. He said pictures of the house were all he needed and he was confident that the number is is was giving will work, so I said put it in writing. I sent over 50+ photos and they sent me the contract the same day. It was for a purchase price of $267,500.00 on a house valued at $320,000.00, closing date 08/19/2022. We signed it and I sent all the paperwork they needed to clear the title the next day. Michael made an appointment with their construction manager on 08/09/2022. On 8/10/2022, Michael called me and told me that the construction manager had checked the house and that everything was as I describe it and as in the photos. He said that for him everything was fine but his partner wanted to lower the offer to around $243,000.00. I asked myself, who does business like this? If the construction manager is the decision maker, why he did not check the house first before sending an offer? I told Michael that I did not agree with this way of doing business and that it seemed like a deceptive practice to me.

So I went back to my contract and the contract seemed to protect me, so I tough they was just trying their luck. So a day after the option period, I did not receive a termination letter, which mean the contract was still good. So I called the title company and I was informed that Invest Home Pro sent them a termination letter. I call Tara, the agent at Invest Home Pro to inform her that they sent the termination letter to the title company but I was not notified, which is clearly a breach of the contract according to contract paragraphs 5(D) and 5(E). I just received their email 1 day after what the contract allow. So I have 2 choices: 1/ request for specific performance, which is a long and costly process that will oblige Invest Home Pro to buy my property at said conditions per the contract; 2/ request monetary damages which is impossible to obtain as the fair market value of the house is way higher than the the offer.

So my advise will be for you NOT TO DO BUSINESS with this company as you don't have a real remedy for their deceptive business practice.
