Luxury facade, management nightmare.

I’ve only lived at The Duchess for two months and have already dealt with more issues than I’ve had in years elsewhere. The gym, sauna, and steam room are constantly out of service with no communication. Elevators break down frequently, and tenants usually don’t hear about it until days later.

The towing situation is ridiculous. Multiple residents, including myself, have had our cars accidentally towed. While we weren’t charged, it took nearly two hours to get the vehicle released—and management acted like it was no big deal.

Moving in? Be prepared to pay more than expected. There’s no designated loading zone for moving trucks, so your movers will have to keep moving their vehicle to let others through—burning your time and money.

They also advertise “customizable closets,” but you’re only allowed 2–3 shelves per unit. Packages often go missing after being handed to the wrong residents.

Ask to see the tenant portal before you move in—it’s full of complaints. For what they charge, this place is all looks and no substance.

I’m just moving in this week but if the kindness and attention leasing agent Ramon Mendez extended to me while choosing my new home is an indication of The Duchess vibe I’m totally excited about my choice. Ramon was so patient with me as several layouts were appealing and I had a hard time making my final decision. He allowed me to bring various confidants in for a peek but he was really the one who helped me make my final choice. He is a lovely person, never rushed me and really loves the building and his love of the apartments is contagious. I highly recommend Ramon as he is incredibly helpful without being pushy. Responded quickly to all my calls and texts. Rare qualities to find in a leasing agent.

The Duchess is nice for what it costs. Very reasonable for having all of the amenities you could need. However, the management and staff couldn’t be more unhelpful. You car will be towed even if you live there and pay for parking, the sauna breaks and doesn’t get repaired for weeks, items in the apartment units such as the ice machine break, they consistently have big maintenance issues that seem to never get resolved (the landslide, water leaks) and overall, when these things happen, no one ever seems to have an answer for anything. I’ve lived here for two years and while it has been just fine, there are lot of areas it could improve and first and foremost is getting competent staff.

I am moving out soon due to a work relocation. I’ve had the pleasure of living in this apartment for almost two years, and I can say it’s been a wonderful experience.

I’d like to express my sincere thanks to the leasing office team, concierge staffs, maintenance team, and cleaning crew. Throughout my stay, everyone has been professional, attentive, and friendly, which has contributed to a peaceful and comfortable living environment.

The leasing office team has been responsive and helpful whenever I had questions. The concierge staff ensured my needs were met and always greeted me with a warm welcome as I entered the building. The maintenance team was prompt and thorough whenever an issue arose, and the cleaning crew kept the common areas clean, creating a pleasant atmosphere around the building.

I will certainly miss this place. Thank you again. It’s been a pleasure living here!

I can’t say enough great things about Ramon Mendez from the moment I inquired about the apartment, he went above and beyond to make the entire process smooth, stress-free, and enjoyable. His professionalism, responsiveness, and genuine care for my needs made all the difference.

Not only did he help me find the perfect apartment, but he also took extra time to answer all my questions, accommodate my requests, and ensure I felt completely comfortable with my decision. His attention to detail and dedication to exceptional customer service truly set them apart.

This building is Fake Luxury basic elements are just slapped onto concrete and never maintained. Maintenance doesn’t take care of anything. The front door was not fixed for many months, the concierge was attacked not to mention all the SWAT teams at least seven in five years that went into that building. I won't even talk about all the pool happenings at night that they refuse to stop, that would take too long. The pool used to be saltwater, but it’s no longer saltwater because they can’t clean it properly too cheap. They don’t even tell people that the wall behind the building fell a year ago and took a year to fix. There was no parking and apartments got damaged. The heating units are cheap and will cost you about $500/month in the winter even if they replaced them they’re horrific energy suckers.

But the worst is the management, 3 general managers in two years, the assistant manager was never promoted, and she tries to make deals and extort tenants. She constantly blames the tenants instead of taking responsibility for her incompetence, she forgot to send lease renewals which by New Jersey State law defaults to month-to-month if no renewal is sent. She tried to make a deal with one tenant for lower rent so they wouldn’t report her, she instead jacked up their rent, she attempted to charge a late fee when I moved out, and is now harassing me by email. She has a lot of issues, work and personal which all get mixed in the day-to-day running of the building to the tenants' detriment.

Lived at Duchess on River rd for 2yrs. The best part of the stay was amazing and professional manager , BENEDICTA AND HER TEAM. they were always available to answer questions, solve problems professionally and yet kindly. They made us feel welcome at all times. BENEDICTA has done an amazing job leading her team by walking the talk professionally , making herself always available . the second person I like to recognize on her team is a wonderful day shift gentleman name Javier Escobar. I truly can not say enough about him, his willingness to help, always with a kind smile, never show he is too busy to help even though most days he is extremely busy.
I would highly recommend duchess on river road mainly due to the amazing staff which maintain a wonderful atmosphere to come home to.
