This property falsely accused me of “damage” and took my entire security deposit. I barely lived there my final months of the lease and they completely took advantage of me. I would never recommend anyone live here and I will be posting all over social media to let everyone know. The pool is barely ever open and the EV chargers are completely out of service. So you pay a $500 amenity fee for no reason. Do not live here. Waste of money.

Had they not mistreated us during move out then I’d give them 4 stars. They didn’t want to pay for wear and tear from 7 years of use by us and previous tenant and passed that cost onto us. There is something cheap and gross about that. If it had been 1 year wear and tear I could agree to some fee but at 7 years there are just things the landlord just has to do themselves so the place is hygienic and brand spanking new for the next tenant that is not my responsibility. They have issues with landscaping and the pool at this complex so if you like both it will bother you that the pool isn’t open every day and they do a poor job with landscape. Appliances and fixtures are all cheap and fall apart.

I’ve been trying to get in touch with the leasing office at different times for over a week now, but every time I call there is a busy line. I had toured the property after waiting an hour after my tour time, as I finally got tired of waiting and left I ran into the leasing agent giving another tour which was irritating nobody likes their time wasted. Also the door to the leasing office was locked and a resident had to let me in or else I would’ve been standing outside since nobody was there to answer the phone to unlock/open the door. Every business has good and bad days but due to the fact I haven’t been able to reach them it seems to me they don’t want our business. Hoping someone is able to call me by leaving this review. The property itself was nice hence the two stars.

We just moved out a few months ago after having lived here for 2 years. I have lived in apartment complexes intermittently for the past 15 years and this was probably my favorite. Location is awesome- close to 295 and Rt 70. Easy access to Philly (~25 min depending where you're going). Haddonfield close by (less than 5 min drive). At first, I thought being on busy Brace Rd would be an issue, but I never had a problem with traffic. The move-out process was simple and easy - and even though I was leaving, they were very kind and accommodating (this is unlike other complexes). Every single maintenance request was completed in a timely manner and scheduled according to my schedule. They're constantly out maintaining the grounds. Loved the pool. The style of the apartments is pleasing. I would have liked more visitor parking as their parking lot is limited. The staff is very laid back and not intrusive as we had experienced in other complexes. Overall we were very happy there.

I have been living here for 7 months and have had a great experience. The property is always well maintained, clean and beautiful. All of my maintenance requests have been responded to in a timely fashion. Management has been very accommodating and helpful. I have lived in many apartments and the construction of the apartment is very well done. Thank you Evans Mill and Sterling properties!

The lady from leasing office - worst experience ever. She told us that there was an apartment coming in a month to move in and assured that it was ours, she promised to get back in 2 weeks.
In 2 weeks - no information.
We tried to call the office left voice mails but nobody returned our call back. In couple of days she called, stated she was on a vacation and has a lot to catch on but apartment would be ready. Again she promised to call us in couple of days to give more information. No surprise there was no info in couple of days. We called 4 days in a row no answer. On the fifth day she pick up, stated that she was on a vacation (again?) and to call her back later. When I called her back later she sounded super irritated and throw into me that the apartment was not available and tenants were not going to move out. Because of her unprofessionalism and lack of customer service we lost a month of time that we could spend on searching another place to leave, since in the beginning she assured us that apartment is 100% to be ours.

Horrible management! Called to get information as a possible new tenant for months without receiving a call back. One time finally got into contact with someone and he laughed about not answering calls and was not even helpful one bit. If their this way with new possible tenants I wonder how horrible they’re once they have your money.

This is my 3rd year and every time I request maintenance, they cancel my request
They constantly want to enter my place when nobody's home or they want you to take ur valuable time off from your job
I been waiting almost 1 year to get my screen fixed on my sliding door and my kitchen sink sprayer replaced,plus sink handles are loose
Yesterday on 9/23 I took a half a day off and no call..No show
Management takes more days off than I do,even when u need them the most
I even call sterling in Livingston and they never responded
People dont break boxes down or put their trash correctly into the cans
I see rodents around trash area around 3 in the morning but it's like talking to the wall
This is a great community, just managed by the wrong people
